1. Plan for success

• Without direction – are you really headed anywhere?

• A plan is your map, and with that map you can set the milestones and steps to help reach your goals

• Map out your 5 & 10 year plan. Start high level, then beak it down.

• Engage others. Get professional input and learn from both them and their other clients.

2. Review investment performance

• Not monitoring your investments is one of the easiest mistakes an investor can make.

• Buy/Hold/Forget isn’t actually a strategy.

• Know the important numbers:• What did you pay for the investment

(include ALL costs)

• What is the investment worth today?

• What is the cost of holding the investment?

• How might it behave in the future, and compare that to your plan.

3. Keep learning

• There is always more to be learnt.

• Learn from those who have done it before. Seek out their stories and their lessons.

• Read – but from a variety of sources.

• A good goal for your plan: Aim to become an ‘expert’ in one new area each quarter. Target a ‘region’, a ‘strategy’, a ‘trade’ or an aspect of property investment.

4. Set the right strategy – for you & now• For you:

• Are you handy? If not – maybe don’t DIY renovate?

• Are you a good project planner? If not maybe outsource?

• Are you located too far from an opportunity or investment?

• For now:• What is happening in the market right

now?

• Where is the money being made? Where is it being lost?

• What are others doing in your targeted suburbs or regions?

5. Build & engage your team

• You can’t do it alone.

• Build a team of professionals who you can pay for and seek advice from.

• Employ them, and meet them regularly. Review your plan, review your performance, review the market.

• Make it simple & easy to engage to maximize value.

• Be aware of what you can claim

• Engage professionals as required

• If you’re not sure – get the adviceyou need

• And make sure you track EVERYTHING just in case.
