awed and inspired the homeowners andprojects we get to highlight for this spe-cial issue. We suspect that many of youare moved as well and hope that resi-dents across our great city considerpreservation of old buildings in theirNew Year’s resolutions.

We’ve been fortunate to collaboratewith Preservation Houston to showcasetheir annual Good Brick Awards, whichspotlight local efforts in the preserva-tion, restoration, and improvement ofHouston's architectural and culturalheritage. The organization presents sev-eral awards each year and we’ve featuredsix award-winning projects that savedhistoric homes from demise. It’s anhonor to salute these Houstonians, whowere driven to rehabilitate aging homes,in spite of the costs, logistical challengesand dedication required by these fasci-nating projects. And Houston has some big news tocelebrate when it comes to preservingpieces of our architectural heritage. TheNational Trust for Historic Preservationwill station one of its senior field offi-cers in Houston beginning in mid-January 2013 according to PreservationHouston, the National Trust’s designat-ed Local Partner in Houston. BethWiedower comes to Texas fromArkansas, where she served as directorof the Rural Heritage DevelopmentInitiative in the Arkansas Delta.

In 2011, the National Trust closedits Southwest Field Office in FortWorth amid organization-wide budg-et cuts. The Fort Worth office hadserved Arkansas, New Mexico,Oklahoma and Texas. The Trust hasnot announced what areas theHouston-based field officer will serve. The U.S. Congress chartered theNational Trust for HistoricPreservation in 1949. The privatelyfunded not-for-profit organizationworks to preserve America’s historicplaces. The National Trust is head-quartered in Washington, D.C., andoperates full-service regional fieldoffices in Charleston, S.C. andDenver. Preservation Houston leads an all-new Sacred Spaces of Houston tour onJan. 13, in conjunction with Architecture Center Houston’s exhibit SacredSpaces of Texas. The tour explores three of Houston’s architecturally significanthouses of worship: St. Paul’s United Methodist Church (1930, Alfred C. Finn),Christ Church Cathedral (1893, Silas McBee with J. Arthur Tempest) and SouthMain Baptist Church (1930, Hedrick & Gottlieb). Tourgoers will be responsible fortransportation between the churches and may tour each property at their ownpace, guided by a handout. This custom residence was designed around a cen-tral courtyard and pool, viewed through the curvedglass wall on the first and second floor. Along thecurved wall, a stepped overhang shades overheadsun and blocks intense western sun. An outdoor liv-ing area with a gas fireplace looks out onto thecourtyard. The house was also designed to accom-modate three mature existing live oak trees that pro-vide ample shading.

The Thompson Residence is an original 1955 ranchhouse in the Old Braeswood neighborhood. Withonly one previous owner, the house was largelyintact and in original condition. The homeownersasked for the house to be updated and renovatedwith careful attention to the original Modern spirit ofthe home. Joe Meppelink and Marisa Janusz ofJanusz Design responded by carefully replacing allflooring with new dark stained wood and large scaleterrazzo tiles, new sliding glass window walls, newinsulated aluminum windows to replace the originals,and a completely new kitchen and master bath with-in the original floorplan.

4617 PARK COURTArchitecture: Hollenbeck ArchitectsBuilt 2011, 4 bedroom, 4 bathroom, 4600 sq. ft.

Built for a small family of Indian background, thishouse was inspired by clean, modern, practicaldesign. Light was a big driver for its design, so bigwindows, large openings and tall ceilings play agreat role. The house was given a touch of warmthwith the use of natural materials like mahoganywood, most notably on the walls and ceilings, andstone of earthy tones.

The nearly 90-year bungalow’s exterior was repaired to maintain its historic features. The interiorwas gutted and given a modern update. The budg-et-conscious addition connects the bungalow to theexisting garage and wraps around a large pecantree that was integral to the design. The additionincludes the master suite, which was placed abovethe garage.

This home, known as the Tree House, is centrallylocated in Houston’s Montrose district. Sustainabilityand affordability guided the construction of thehouse, as well as a connection to the outdoors, witha shaded pergola with vine-covered trellis, as well asan outdoor summer kitchen nestled in a coveredalcove. The oversized indoor kitchen, anchored by a12-foot-long island, is the social and entertaining center of the house.

243 PINEY POINTArchitecture: Bellaire BuildersBuilt 2012, 4 bedroom, 6 bathroom, 5622 condi-tioned square feet, 7026 covered sq. ft.

The elegant Modern Tuscan style home on aPiney Point estate lot features a grey slate roofand two-story entry walled in stone with modernmetal and glass stairs. The wine room, with insetstainless steel wine racks and plate glass window,can be viewed from the dining room. A fireplaceseparates the sunken living room by from a cozystudy with daybed. Accordion doors connect thegallery to a covered porch for added entertainingspace, while the kitchen opens to a two-storyfamily room.

Kay and Bob contacted me about their dated kitchen makeoverbecause Kay knew I would work within her budget. “We have been inthe same ladies’ exercise class for years, have become friends and I knewI’d choose you when we were ready to makeover our house,” she said.The couple’s ranch house is 50 years old and they have lived in it 35 ofthose years.

They are now retired and intend to stay in their home. It is close to ahospital, fire station, shopping centers, restaurants, health clubs, schools,theaters and a short drive to their church.

“Our kitchen definitely needed a facelift but not necessarily a completerenovation. I have followed your Before/After column for years and knewyou were the only person I wanted for the job,” Kay explained.

TIP: Even if you only need cosmetic resurfacing—wallpaper removal,new countertop and backsplash, updated cabinet doors, new hardwareand lighting and building in the countertop microwave oven—theseare things that can sell your kitchen later and deserve a professional’sinput to keep you from making expensive mistakes.

After our meeting, Kay realized she could have a fresh face for herkitchen without gutting it and still stay within her budget. It could bedone before the holiday rush and the couple would be armed with lots of

information from me on what to buy, where to buy it and recommenda-tions for professionals that could do the work. Since I suggested ideasthey had not even considered, the meeting exceeded their expectationsabout what could be accomplished.

TIP: Because of the law of supply and demand, Silestone (manmadequartz) is more expensive than granite (a natural stone) for counter-tops.

“I felt like we had a plan that would require some work on our partbut that would make us more aware of the options. After looking atboth granite and Silestone and comparing not only their beauty anddurability, we chose Silestone because it is easier to maintain and doesnot need to be sealed like granite does,” Kay said.

AFTER: Removing the gingerbread,adding three recessed can lights tothe ceiling, decluttering, adding mod-ern artwork and resurfacing counters,backsplash and hardware made thiskitchen young again.

BEFORE: Scalloped gingerbread trimaround the window, a dated fluores-cent light fixture, cluttered countersand windowsill and Formica countersadded years to this kitchen.

The most difficult taskwas choosing the color forthe countertops and back-splash. “We went to VenetianBlind Carpet One Floor &Home at your suggestion andcame home with several sam-ples. We found a stone sub-way tile at Lowe’s. Youhelped me with the colorselection and even the groutcolor choice, which I hadnever considered. We alsostruggled with the idea ofgiving up pantry space tomake room for themicrowave, but then I real-ized that we did not needthat much pantry space nowthat our boys are grown withfamilies and homes of theirown!”

Kay was in a quandary about what color to paint the now wallpaper-lesskitchen walls. “I wanted something neutral but not blah, Kay explained.“You selected Sherwin Williams flat “Softer Tan”, which is perfect with theexisting medium brown Pergo flooring and “Decorator White” enamel onthe cabinets. The cabinet doors were removed, sanded and fitted with pic-ture frame trim. It is also perfect with the subway stone tile backsplash,olive Silestone countertops and the colorful art. New brushed nickel pullsand hinges from Lowe’s were added,” Kay said.

TIP: Think of new kitchen hardware as the “jewelry” for your cabinets.(Builders often leave the doors and drawers “bare” to save money).

What Kay likes most about her refreshed kitchen is having the microwaveoven installed in its own little custom space exactly at her eye level. “I usethe microwave oven a lot and always had to bend over and lean on thecounter to use it when it was on the countertop, wedged into the cornerunder a cabinet,” she explained. The couple was able to reuse their new sinkand faucet, their Pergo flooring, new Sears GE microwave (located to theright of wall ovens) and Kenmore dishwasher. Three new recessed canlights replaced the large fluorescent light, which dramatically improved herlighting in the room.

Houston House & Home’s editorasked me to write an article aboutwhat historic preservation has tooffer Houston. This probably isn’t thearticle she had in mind, but it’s one Ihave wanted to write for a long time.

It seems as though every few weeks a reporter windsup asking me why Houstonians should care aboutsome preservation issue. Why should Houstonians careabout the Alabama Theater? Why should Houstonianscare about the Astrodome? Why should Houstonianscare about any number of historic buildings beingdemolished in the city at any given time?

Just once, I would like to answer, “I don’t know.Why do you care?”

I can’t tell people what should be important in theirlives. I know why I care about preservation, but it’s forvery personal reasons. I grew up in New Orleans andmy family appreciated the city’s history and architec-ture. They didn’t drill it into my head; the city’s her-itage always played a significant role in my life eventhough I grew up in the vintage 1960s Airline Parksubdivision in a house that was brand new when wemoved in.

My family wasn’t unique. It’s a common beliefamong New Orleanians that their city is specialbecause of its history and architecture. My parentsgrew up working class, while my brothers and I wereraised middle class. One of my grandfathers was a busdriver and the other worked for the can company for45 years without losing any fingers (a surprising sourceof pride when he retired); you probably ate pork andbeans out of a can my Grandpa Bush made.

My grandparents couldn’t afford vacations, but theycould take their families to the French Quarter to lookin the shops and have coffee and doughnuts (onlytourists called them beignets) or ride the streetcardowntown to the movie palaces and flagship depart-ment stores. Those were special occasions for my par-

ents and, later, they instilled in me the sense that some-thing special happens in traditional cities.

For some reason, that feeling was lost for a longtime in Houston. It may be simply that the city grewso fast that people who had those kinds of experienceshere, who had a fondness for Houston’s history andarchitecture, were so outnumbered by new arrivals thattheir sense of the city was lost in the crowd.Fortunately, we seem to have reached a turning point.

In December, homeowners northwest of downtownHouston succeeded in having their neighborhood des-ignated as the Germantown Historic District. It’s acommunity of small Victorian houses and Craftsmancottages. There aren’t any ornate mansions or fabulousestates, but the neighborhood is important to the peo-ple who live there, and it’s important to Houston.

Historic preservation is about freedom of choice.For some people (one of my brothers included), noth-ing but brand new will do, while others prefer the pati-na of traditional neighborhoods. You can always buildnew, but you can’t build old. The only way to ensureHouston has the broadest possible selection of housingstyles and housing stock is to protect the historic struc-tures in designated districts.

The City of Houston does not impose historic dis-trict designation. Under the historic preservation ordi-nance, a supermajority of property owners in a pro-posed district must petition the city for designation.The application then goes to the HoustonArchaeological & Historical Commission, HoustonPlanning Commission and, finally, City Council. It’san arduous process. Property owners really have towant designation.

It should come as no surprise that a 2010 study bythe University of Houston Hobby Center for PublicPolicy found that property values in designated City ofHouston historic districts were higher and that proper-ties in historic districts held their value better thancomparable properties in adjacent undesignated neigh-borhoods. Those findings are really only commonsense: If residents are concerned enough about theirneighborhood’s character to go through the designationprocess, they are probably going to maintain theirproperties to higher standards, bringing up the value ofsurrounding properties and the neighborhood as awhole. It’s also the Catch 22 of historic districts: devel-opers want to build in historic districts because of thedistricts’ distinctive character, but new construction

compromises the special character that attracts peopleto the historic districts in the first place.

Houston has a unique opportunity. Historic preser-vation has usually focused on pre-World War II citiesthat grew more or less organically. Today, we can helpset the standard for preserving a late 20th-century citythat experienced explosive suburban growth. The citytook a step in that direction in 2011, when homeown-ers in southeast Houston’s Glenbrook Valley successful-ly petitioned to have their neighborhood designated asTexas’ first post-World War II historic district.

In 1929, Hare & Hare, well-respected Kansas Cityplanning consultants, noted in their report to theHouston Planning Commission, “Houston's growthhas been rapid and promises to increase . . . the peopleof Houston and their officials will have to decidewhether they are building a great city or merely a greatpopulation.”

Houston has succeeded in attracting a great popula-tion, but has often fallen short in protecting greatplaces, even by the standards of sprawling Sunbelt

metropolises. Houston had nocity preservation ordinanceand no locally designated his-toric districts until 1995. Incontrast, Los Angeles enactedits Cultural HeritageOrdinance in 1962, when thecity began designating locallandmarks. Preservation-aversePhoenix established itsHistoric PreservationCommission in 1986.

As our economy evolves,it is becoming even moreclosely linked to cultural inter-

ests. Entrepreneurs, in particular, can choose wherethey live; their jobs are not tied to locations. They fre-quently make their decisions based on lifestyle andfavor distinctive cities with unique character and excep-tional quality of life.

Houston’s challenge is to help turn great ideas intogreat places — places that are whole and authentic, fullof life and distinctive in character. We will continue toencourage development to enhance existing neighbor-hoods rather than replace them.

Great history makes great places. Great placesattract great people. Great people create great cities.

Just as the architects, builders and developers of ourtime are newsmakers, the architects, builders andworkmen of the past 150 years deserve credit for shap-

Interior designer Laura Michaelides, owner of Four Square DesignStudio, says one of the reasons she chose to revive a humble circa 1900First Ward home was her “longtime abiding love of old houses.” She

says she has been enamored with old houses since her college days when shestudied art and architectural history.

Michaelides lived in the Woodland Heights for years and has admirednearby historic neighborhoods such as the Old Sixth Ward since becoming aHoustonian in 1999. When Michaelides was looking for a larger studiospace she started her search in Houston’s First Ward, located between theWoodland Heights and the Old Sixth Ward.

“I love this Texas house type consisting of a single gable with the porchacross the front,” says Michaelides. “I love the idea of saving this type ofhouse from being torn down.”

“People in Houston have always looked to the future and rarely lookback,” says Michaelides. “These houses are a diminishing, finite resourcethat is disappearing quickly. And once they’re gone, they’re gone.”

The small house Michaelides restored is a charming style. The house istypical of First Ward architecture, and in fact the most dominant style inthe neighborhood, which was established in 1840. Michaelides sought aLandmark designation for her design studio from the HoustonArchaeological & Historical Commission and recently received word of thecommittee’s approval. She hopes this will help solidify the historic preserva-tion efforts of the neighborhood.

“It’s important to realize that landmark designations aren’t only for monu-ments and mansions,” says Michaelides. She stresses that modest homes andbuildings represent a common history of much of our country’s population.

Michaelides and her staff are quite pleased with the location, which sheemphasizes is “near many highways and a stones throw from downtown.”

“Even though we are in this sort of transitional neighborhood, once ourclients come to the studio, they love being in this neighborhood,” saysMichaelides. “When you see that crumbling house on the street you start tothink ‘what’s that possibility?’”

Michaelides spent several months restoring and gently modernizing thesmall house, which required very simple materials. The existing filthy carpet-ing turned out to be a blessing of sorts, as it had protected the original pinefloors, which consist of boards that are 5 1/8 wide and some as long as 24feet.

Some materials had been acquired from the former Historic HoustonWarehouse and stockpiled for some time, while other materials were milledto match by local contractors.

Michaleides says it was wonderful to be her own client and make all thedecisions for the project. “It was very easy and straightforward,” she says. Sheadds that she greatly enjoys working in her current studio compared to thegarage apartment studio she maintained behind her home.

The space functions well for her three-person firm, with its central hall-way that works like a lobby, and multiple offices and rooms for Michaelides

and her two employees. There’s also room forMichaliedes’ husband, Evan, to maintain an office forhis marine software business. Multiple rooms featureshelving and other built-in storage for design booksand magazines as well as a spectrum of samples,which serve as an idea library for Four SquareDesign’s projects.

Michealides feels her studio represents a gentleadaptive reuse of a historic residential space. “Youcould easily foresee it going back to being a house,”she says.

Does she see herself as a preservationist? “Yes, but Iam not interested in purely recreating the past, I’minterested preserving for the present—so it’s a part ofa living history. My longtime passion is to preservethe past, but through a modern lens; to be true to thespirit of the original house, but give it currency aspart of contemporary life. So yes, I am a preserva-tionist. It’s one of the many things I do.”

Dave and Cheryl Bowman zeroed in on Glenbrook Valley after mov-ing into the city from The Woodlands to minimize work com-mutes. “We wanted to be within a 10-15 minute commute, so we

started the search for a home close to Houston,” says Cheryl Bowman.“Glenbrook Valley was interesting to us initially because of how close it is todrive into Houston for work.”

With the help of Realtor Robert Searcy, whose enthusiasm for Glenbrookhas converted many a casual home shopper into a jubilant Glenbrooker,Dave and Cheryl quickly became drawn to the mystique of this MidCentury wonderland. The neighborhood of more than 1,200 homes wasnamed Texas’ first post-World War II historic district in June 2011.

“Robert Searcy showed us many homes in this area,” says Cheryl. “Weloved the feel of the neighborhood, the large lots, the great old classichomes, the history of the neighborhood over the years, and the eclecticdiversity found here. With all of that, it became a no-brainer, given thequality of these great old homes and a price range that fit our budget.”

Searcy showed the Bowmans a boomerang-shaped home that had the dis-tinction of having been on Glenbrook’s famed 1954 Parade of Homes.Unfortunately, by the time the Bowmans viewed the home in early 2011,the house was in pitiful condition, but the architecture and the way that themostly glass rear of the house embraced the gently sloping back yard wonthem over. “The minute we walked around it and saw the back, we wereboth sold,” says Cheryl. “We had looked and even made some offers onother homes in the neighborhood, but when we saw this one, nothing elsewould do.”

After they purchased the crumbling home, the Bowmans set about turn-ing the wreck into a livable, lovable, stylish home. “We began peeling

back the layers of fake paneling and then paint, and then wallpaper layeredover wallpaper,” says Cheryl. “We finally came to a cool wallpaper muralwhich we believe to be the original from 1954 on the main living roomwall. We felt like archeologists!” The Bowmans were able to salvage most ofthe mural image cut out the sheetrock it was on so they could mount it andhave it framed. The mural section now hangs in their bedroom as relic fromthe home’s history.

Cheryl says Dave was thrilled to discover the low-voltage lighting systemand the control panel in the master bedroom, which controls all lighting inthe entire home. “It was amazing that it was so state of the art back in1954,” says Cheryl.

After completing the extensive restoration, The Bowmans gained anappreciation for how well things were built back in the 1950s. “I learnedthat new isn't always the way to go,” says Cheryl. “Initially I wanted to gutthe whole kitchen and put in newer cabinets, etc. I am so glad that my hus-band had the vision to want to keep the gorgeous old walnut cabinets. I lovemy kitchen and working in it. Even though the drawers don't glide whenthey roll out—it doesn't matter to me. It is fun to work in and the lowersliding cabinets and large double door pantry are amazingly efficient andhave so much capacity. The cabinets were custom built and I've never seenor used sliding doors on lower cabinets that span the distance these do.

“We also learned from this experience what a great group of neighbors wehave in Glenbrook Valley,” says Cheryl. “This neighborhood likes to social-ize and has monthly cocktail gatherings and each person in the neighbor-hood has a holiday party they like to host. We've never been in a moresocial, and fun neighborhood. It is a great group to live in communitywith!”
