We don’t have any Budget Hotel Chain in Romania.
When the project complete we have tree ways of business:
1. To sell the entire Hotel Chain for at least 45 Million Euro ( 200% profit rate)
2. To sell a part of Hotel Chain. Example : We can sell 50% for 23 Million euro and keep other 50%
3. To operate the Hotel Chain and make a great ROI: approx. 24% / year
Investment Budget: 15 million Euros (using Cornel Properties technology and management) for the 30
Hotels. The budget includes the plot of lands, with few exceptions: Ex. Bucharest where the land is
more valued.
The market value for the entire Chain after is ready to operate: 45 million Euros, based on international
Hotel price for sale, approx. 30.000 Euro / room (for the 2-3 star standards)
Gross profit: 30 million Euros (200%)

Operational details:
For the first year of operation, the occupancy is expected to be 50% / year
For the year 2 of operation, the occupancy is expected to be 60% / year
After year 3 of operation, the occupancy is expected to be 70% / year
Average room rate in Romania: 50 Euro / night for 2-3 star standard.
