Welcome LETTER

Staring in amazement at the sea of traffic in front of me, I wondered what I had done… I never attend either of the home remodeling shows on a weekend. My plan was to visit on Friday and beat the rush. By mid afternoon I realized that I wouldn’t have enough time for a complete walkthrough and convinced myself that going on Saturday would be OK. After all, every time that I watch the news, listen to the radio or read the newspaper, the sky is falling. How busy could it possibly be this year?

I phoned Jen from the tenth of many dead stops in traffic and gave her an update. The traffic jam started on Rt 237 in front of Hopkins and continued to the ticket booths of the I-X Center. It took me less time to get from Chagrin Falls to Hopkins, than it took for me to get from Hopkins to the I-X Center. Jen encouraged me to hang in there. My frustration was soon abated while listening to the news droning about economic doom. Gazing at the traffic heading to a “Home Remodeling Show” revealed more accurate news… Yes, it’s rougher out there. Yet here are thousands of people waiting to pay 8 bucks to park at a home remodeling show that’s charging 13 more bucks for every soul in that car to do what? They were all paying good money to walk around and look at home improvement ideas! The good news is that there is still activity out there as people look to improve their homes and comfort. As we move through summer, high quality projects abound.

In this issue of Hometrends, we visit a remodeled lakefront townhome in Bratenahl, a new home’s kitchen in Novelty with a smart use of “green” techniques and an amazing family retreat in Hunting Valley.

Ramneek and amaRdeep Chauhan aRe a young Geauga County couple that knew exactly what they wanted when they built

their dream house in Novelty – a large contemporary with cutting edge design

elements that would teach their children some important life lessons and work

with their busy lifestyle.

“As much as anything, we wanted to incorporate green elements to reinforce

the importance of being responsible to the environment to our children,” said

Dr. Amardeep Chauhan, a physician who practices at Precision Orthopedics

Specialty in Chardon. “The schools do a tremendous job of making the kids

aware of the environmental issues we face globally. Carrying this through at

home wherever possible helps reinforce what they are learning.”

The design of the home’s kitchen reflects this responsible attitude. Payne &

Payne Builders used several “green” construction elements throughout the

entire home, including heated floors, advanced air filtering systems, top-of-

the-line insulation and non-toxic paint.

Ruthann Capozzi of Capozzi Design

Group in Chagrin Falls was charged with

making the kitchen not only green, but good

looking and family-friendly. Peninsula Architects

designed the home, but gave Capozzi and the

homeowners lots of freedom in the kitchen.

“The architects basically gave us a blank slate, just

placing the appliances,” Capozzi said.

She steered the couple toward the versatile Aster

Cucine cabinet line from Italy, which comes in a

variety of colors. The doctor knew immediately

what would fit in their kitchen.

“My husband saw the plum and wanted it,”

Ramneek said. “He has a good eye for how

things will work.”

Upon entering the kitchen, there is a family

“command” center, hidden in one of those

tall, plum cabinets. It functions as a desk would

in a more traditional design, containing a laptop

docking station, phone jacks, lunch boxes,

looking into dining aReaGreen choices in the kitchen include the recycled glass backsplash, recycled plastic island and natural woods of the cabinetry. The room opens into an eating area with panoramic views of the outside backyard.

Beneath it, each of the Chauhans’ three children has

a drawer for their personal items.

Capozzi balanced the plum of the vertical cabinets

with complimentary, horizontal-grain walnut. In

fact, the majority of the cabinets used by the family

for everyday dishes, pots and pans are horizontal

pullouts. The kids’ plastic dinnerware is in one

of the lowest drawers, offering easy access and

independence for the youngest family members.

One of the most unusual features is the nesting of

cabinets – when you open each of the horizontal

cabinets, you often find another drawer inside.

Ramneek uses these for her cooking utensils and

everyday flatware. Even the cabinet around the sink

has ample, hidden space for dishwashing liquid, pot

scrubbers and kitchen towels.

Capozzi said European designers use this technique

of nesting because their kitchens are small and

require judicious use of space. But that’s not

the reason this type of cabinet was used in the

Chauhan home.

“The Italian cabinets offer a much different

look than a domestic cabinet,” said Capozzi.

“They don’t have the traditional, L-shaped

kitchen. It’s a different way to use space

and is much more artful. It offers a more

contemporary look.”

The next selection was the backsplash. The

Chauhans fell in love with a striking, glass

mosaic tile in tones of beige, blue and grey. The

Erin Adams product is made of recycled glass,

fitting the green bill, and acted as a jumping off

point for other materials used in the kitchen.

“We love the way everything comes together,”

said Ramneek. “The blue in the backsplash

is picked up by the fleck in the granite

countertop. The color of the island reflects the

plum of the cabinets.”

That island is another green element in the

kitchen, made of 3form, a recycled plastic.

It looks like opaque glass, yet doesn’t scratch

and works well as a place for the family to eat

breakfast or have a snack.

Everywhere you look in the home, including the

island, there are lots of curvy spaces.

“There is a lot of fun geometry going on in the

whole house that is picked up in the kitchen,”

said Joseph Matava, Principal with Peninsula

Architects. “There is a generous use of curves-on

the floors, on the countertops, in the cabinetry

and the light fixtures.”

The stainless steel appliances continue the sleek,

modern look. The set-up of the refrigerators is

unique. Ramneek said she only shops once a week,

requiring lots of space for cold storage. So the

builders made extra space for two side-by-side,

deep refrigerator-freezers. It looks like one, huge

industrial-sized unit, but the manufacturer simply

put one handle on the left and one on the right.

Having two refrigerators came with an unexpected

benefit: one unit is egg- and meat-free in respect of

several vegetarians in their extended family. “They

didn’t ask us to do that, but since we did, they are very

appreciative,” Ramneek said.

Modern, high-end touches are everywhere, from

the floating, curved light fixture above the island,

to the extra-wide, stainless cabinet pulls, to the

lighted, upper cabinets with stainless accents.

“We just love the way everything came together with

the colors and the flow for use,” said Ramneek. “It

works really well for us.”

And they can also feel good about building a home

that is environmentally friendly.

“Living green will likely be very relevant to them

(the Chauhan children) as they grow,” said

Amardeep. “Payne & Payne and Peninsula

Architects deserve most of the credit for

delivering the green home.”

We all Want our home to be a sanctuary, a place Where

the world falls away and we can recharge, an environment of peace and solitude.

We also want to entertain; to be a center of our personal culture, a place where

the notables in our life gather and thrive. However, melding these two functions

harmoniously can be difficult. One homeowner in Hunting Valley has hit just

the right note, creating a retreat that embraces rest and relaxation, as well as an

active lifestyle with friends and family.

F rom the very first, there is a

sense of retreat as you pull up

the drive that runs diagonally

from the main street. Hunting Valley, indeed the

world, simply falls away in a profusion of greenery

and flowers. Stepping back from the guest parking

and looking down the hill, you could just as easily

have traveled through a nature preserve as a busy

neighborhood to reach this location nestled in

the woods. Spanning nearly 7 acres, the estate

boasts the perfect places for quiet contemplation,

social gatherings and outdoor recreation. Most

impressively, this project has been nearly 30 years

in the making, mostly as a collaborative effort with

the homeowner and a single landscape contractor.

It all started with the sound of water. About 30

years ago, this Hunting Valley homeowner hired

Steve Pattie of The Pattie Group to create a water

feature outside her kitchen. This was the beginning

of a relationship that has blossomed from the

formation of that single place of tranquility and

relaxation, to the designing of a complete retreat

– actually a resort! Today the estate boasts a lake

with sand beach, tennis court, pool, pool house,

fire pit, the aforementioned water feature and

several cozy nooks for reading a good book or

chatting with several friends. There is a reason

the grandkids call it “The Country Club.” The

inspiration was – simply put – family. “ I wanted to

create a place where my children and grandchildren

would want to come and bring their friends,”

explained the homeowner. Add to that, “I love

the look of nature.” Working from these twin

desires, landscape designer Pattie has taken her

suggestions for improvements and offered his

“own ideas, always making sure “it is what I love

and looks natural.” Year to year the landscaping

projects have simply been drawn from the needs

of her ever-evolving family life and activities.

Although no formal master plan has ever been

drawn up, Pattie has ensured each project

has tied into the last by utilizing a curvilinear

theme throughout the property’s design. Each

feature, large or small, is embraced by a curve of

luxuriant green and flowering bedding or stone

that shelters the area, but never severs it from

the whole. There are so many places to absorb

guests, and each has a view of the next making

it seem very secluded, yet open. Groups from

two to fifty feel equally at ease.

A proponent of green design, Pattie has

recommended elements to reduce and conserve

not just resources, but money and time for the

homeowner. “We’ve designed the grounds to be as

beautiful year-round as possible, while also keeping

down the maintenance. By using a lot of ground-

cover, for example, we can reduce the amount of

mulching that’s needed,” explained Pattie.

The most impressive technological improvement

is the estate’s computerized sprinkler system.

Lines and sprinklers are laid in zones with

water sensors. The moisture level is analyzed

automatically and sprinklers are turned on and

off as needed. This eliminates wasteful watering

that can occur with timer systems (e.g, during

rainstorms). The system is also self-monitoring,

able to send reports directly to The Pattie

Group’s computer if a sprinkler fails to come on

or if zone is too wet due to a leak.

Another green element is the stamped concrete

walkway that gently winds from the guest parking

and can be found throughout the property.

The homeowner had tired of the weeds that

constantly worked their way up in between the

cracks of the actual stepping-stones originally in

place. Pattie recommended replacing it with a

stone pattern stamped into slate-tinted concrete

that would accent the natural tones of the décor,

while eliminating the maintenance.

It is this path that guides visitors through a wooden

gate, along the tennis courts, and directly to the

pool house on the left. The pool house, designed

by local architect Charles Fazio, was added on to

the home several years ago to house two separate

areas – the changing rooms and a lounge. Here in

the changing area, visitors can stow their bags and

change outfits for an afternoon of fun and sun.

The brightly lit foyer features a curved ceiling lined

with a basket weave wallpaper, an organic note

repeated in the room’s décor. With spa-like appeal,

there are His and Hers bathrooms/changing rooms

with built-in storage benches and enough hooks

for a crowd of swimmers. Between them, a private

shower room opens off the foyer, inviting guests

to freshen up after a tough game of tennis

before lunch.

Having suited up, visitors round the corner of

the pool house, and get their first expansive view

of the tiered backyard. Under their feet, the slate

walkway transitions to a sand-colored concrete,

stamped in a tile pattern edged by more slate

stamped “stone.” To the right, past a lush green

bed, lies the entryway to the tennis courts. They

have arrived at “The Country Club”, where

friends and family are regularly entertained.

An avid tennis player, the owner hosts regular

tournaments during the summer months.

This side of the pool house’s white exterior is

an upscale twist on the sunroom, framed by

columns crowned with a transom-filled arch.

The glass doors slide all the way across to literally

open the space up to the pool outside. The full-

sized catering kitchen is complete with granite

countertops, fridge, stove, oven, dishwasher and

cabinets stocked with… tennis balls. A glass-

topped dining table is the perfect spot to serve

lunch and discuss the latest tennis match. The

lounge’s seating area is light and airy thanks

to the high barrel ceiling, twin to that in the

changing rooms, papered in an organic terra

cotta basketweave. In working with the interior

decorator, the owner strived “to keep it simple…

to bring in imagery of being at the water.” The

overall effect is clean and elegant. The walls

and furniture are all done in earth tones, kept

bright by the high gloss white trim and streams of

natural light from the floor-

length windows. In keeping

with her love of nature, all the

accessories are organic from the

palm leaf fan to the seashells to

the water-themed prints.

A statue of a bulldog with a water dish sits guard

outside the sliding doors. The homeowner has

always had a soft spot for dogs and she placed

the figure there in tribute to a beloved pet that

has passed on. “Now, I enjoy the ‘grand-dogs’

who come and visit [with the grandchildren].

They go everywhere – in the pool and the

pond,” she laughed.

The elegantly arched pool is original to the

house, but could grace any exclusive resort. An

oval bed of stone and annuals adds a Zen garden

note to the curve of water. There is an outdoor

dining table and grill poolside. Lounge chairs

sit amongst containers filled with bright summer

color, while behind them the patio falls away to

large boulders, accent shrubs and ground cover,

visually separating the space from the lake that

glistens just below. Faux stone stairs lead to a

circular landing that echoes the larger patio below

centered on a large stone fire pit. Pattie built the

fire pit with stone quarried in Ohio to mirror the

curvilinear design throughout the property. The

gas logs with push button starter make creating

a warm inviting atmosphere, and maybe a few

s’mores, a snap. The space, framed by ornamental

grasses and punctuated with a couple of wood-

stained Adirondack chairs, is obviously an inviting

retreat in the evening.

From there it is only a small step down to more

wooden chairs planted in a white sand beach.

A low stone retaining wall keeps the sand from

mixing with the verdant woods that ring the

water. “I expected the children to be at the pool.

But it is the lake they are down by and in all the

time,” said this involved grandmother. “I wanted

them to have a place to be comfortable.” She

commissioned Pattie to create these spaces to

replace a playground area, which was not utilized

once the grandkids grew.

The estate is sure to be a wonderfully romantic

place after dusk. The woods around the lake are

accented with backlighting, creating the illusion

that they go on forever with an otherworldly glow.

Then, throughout the estate, the beds all have

soft accent lights placed for safety along walkways.

Pattie is proud of the lighting effect. “We go up

in the trees around the patios about 35 to 40

creating a moonlight effect.” This gives each space

its own perfect atmospheric lighting without being

too harsh. “The idea is to never see where the

light is coming from,” he said.

Nestled between large beds of hostas and accent

trees, there is a private walkway from the pool area

reminiscent of a private cabin entrance at a beach

resort. It leads to the private nook with a café table

and cushioned chairs that sit just off the master

bedroom. The homeowner requested a secluded

spot to relax, “but still wanted to be able to see the

kids play in the pool,” explained Pattie.

Heading around the house, another entertaining

area has grown its own separate personality over

the years. The two-tiered waterfall, the first

project installed by The Pattie Group nearly three

decades ago, is the central element of the design

outside the kitchen and dining room. In fact,

the home was renovated just to add additional

windows to bring more views of the waterfall and

surrounding woods inside. “I love the sound

of the water. Even late at night, I keep the door

open. I don’t have to see it, just hear it,” the

homeowner said contentedly.

This two-tiered waterfall is made from Ohio-

sourced stone and is generously highlighted with

pond plants. It gurgles invitingly, encouraging

visitors to sit in quiet contemplation. “In fact, it

is my favorite feature of the property,” explained

Pattie, who finds he stops to enjoy it when he

comes to work. The gravel path winds around

the left of the stone feature on an informal

nature walk down to the dock on the lake. A boat

floats, patiently waiting to take adventurers on a

trip around the calm expanse.

The scenery around this Hunting Valley home

just begs to be captured in paint. Certainly the

story of the estate’s development epitomizes

the saying – landscaping is fine art on an ever-

evolving canvas. The homeowner agrees, “It’s

never finished; there’s always something new

to be done.” So what’s next for this unfinished

masterpiece? Anything new in this family estate

will be calm and peaceful, or perhaps fun and

invigorating for the visitor. Either way, the cares

of the world are sure to disappear in this lush

sanctuary of Mother Nature.

moving from a tWo-bedroom apartment in bustling Manhattan, the city that never sleeps, to a Cape Cod style townhouse on the shores of Lake Erie is a transition that few homeowners make. But a local executive did just that, and the home that he has created combines both his old, metropolitan world with his new, quieter life in Bratenahl.

When the homeowner came here to work as Executive Vice President and General Counsel for a large downtown company, he knew he wanted to live near the water. He looked on both sides of town, but didn’t find what he was looking for until he discovered a two-bedroom end unit at Bratenahl’s Shoreby Club. He loved the lakefront location and the activities at the nearby clubhouse, but knew the home needed a renovation to fit with his lifestyle.

His real estate agent put him in contact with Trac (pronounced “Trace”) Papish, Principal and Senior Designer of Associated Designs in Cleveland Heights, and the two worked closely for the six months it took to complete the project. Even the former owners were anxious to see what the two would come up with. “They were very excited to see what we were going to do,” said Papish. “Most people, when selling their home, are offended that you want to change it, but they weren’t.”

he former owners favored a nautical theme, which Papish said was very appropriate to the setting, but didn’t

fit the tastes of his client. To create what he refers to as a “first floor apartment” feel, most of the home was gutted and reconfigured. Papish knew that the owner’s previous address would influence the way he designed the space. “We wanted to create an open floor plan for him, so that the space was useable and functional. That’s why we have things like the glass handrails, so there aren’t a lot of barriers,” said Papish. The openness also creates an illusion of more space; though the

first floor is only about 1100 square feet, it appears larger. “In New York, I had more of a traditional apartment,” the homeowner said. “I wanted this to have a bit more of a mixture of some of my older antiques with the new, to create a clean, new feel to it.”

This attention to design goes all the way down to the new custom moldings and baseboards, with hidden electrical outlets. “He has all of these beautiful pieces. He wanted cleaner lines, so we took away the curve of the more traditional (baseboards) and added more of a block, which is more transitional,” said Papish.

The homeowner spends the majority of his time on the first floor, in the living room, kitchen and outside deck. Papish worked to make that area flow, whether the owner was enjoying a night at home by himself or entertaining his employees with a summer cocktail party. “The key is to get people through it, to get people out on to the deck. So the island is placed at a vertical alignment instead of horizontal so there are no barriers,” Papish said. The guests are drawn to the deck with a commanding view of the club’s boat slips and the lake beyond, and also the placement of the bar next to the French doors.

Papish also created intimate seating pockets throughout the first floor, so that the homeowner and his guests felt more comfortable within the expansive area. The furnishings reflect the mixing of old and new, as well as the owner’s world travels. “I lived for four years in Brussels. I picked

up some things there, some artwork and furniture, also in Paris and other European cities,” he said. In front of the granite-surround fireplace sits a Louis XVI sofa he purchased in Atlanta and a marble and mahogany coffee table from Belgium. Two new salon chairs from the Thomas Pheasant Collection and upholstered in a tan and navy leaf print complete the seating area. An 1890 Biedermeier commode sits behind the sofa and displays more artwork. A 19th century oil painting of the Belgian coast, the owner’s favorite piece, rests above the floating mantle. Special lighting on dimmers is used to enhance the important artwork throughout the home.

A round, Barbara Barry dining table with six Thomas Pheasant salon chairs fills the circular dining space. The chairs are upholstered in a Pollack print with blue

leather on the backs. The quarter sawn oak floors are stained tobacco, fitting the metropolitan flavor and also accentuating the beauty of the furniture.

While walking through the space, you are constantly reminded of the nearby lake and peaceful surroundings. Papish said that isn’t by accident. He used a total of nine hues to create a custom, soothing color throughout the home, which works to draw the eye outside. “We used this tone because it’s more soothing from the outside to the inside. So you have this pale beige/yellow tone, but it brings the green and the blue out. It actually brings the lake and the land inside,” he said. It gives it a very rich, vintage 1940’s feel. And it also makes the furniture rise up.

The new kitchen would fit in the home of a Michael Symon, with top-of-the-line appliances and plenty of work space. The homeowner said he is no Iron Chef, but still wanted the best kitchen possible. “I cook

when there are people coming over, but for myself, I’m pretty lazy,” he said. There is a juxtaposition of light and dark in the custom cabinetry, designed by Associated Designs. The cabinets are a combination of tiger maple and ebony-stained maple. There is ample storage space throughout the kitchen, including under the 5-burner Wolf cook top for pots and pans and beside the stainless range hood for spices and cooking oils.

The focus of the right-side wall is the Sub-Zero, glass-doored refrigerator. Its clean lines and striking design make it stand out from your typical refrigerator freezer. And its stainless steel material led to another atypical choice. “We just did the whole wall in stainless for an industrial look,” said Papish.

Two kinds of granite were used in the kitchen: Antique Brown for the area surrounding the sink (though it really appears bluish-black in color) and for the fireplace surround. Persia, in shades of brown and tan top the elevated island and the living room bar. The backsplash

is Italian Honey Onyx quartz and again carries into the bar area. “It has depth to it and is beautiful. Instead of using your typical subway tile, which is popular now, we picked something else, which works very well,” said Papish. A 27-inch flat screen television is mounted on a raised swivel arm, which makes it visible no matter where you are on the first floor. All three of the home’s flat screens are connected to the whole-house sound system.

The master suite is reached by going through a short hallway off the living area. To the right is a petite powder room painted a soothing green color. Art abounds even in

this small space with a pair of 19th century Galien-Laloue oils: one in the water closet and one in the adjacent alcove.

The bedroom has all new furnishings. A king-size bed from Donghia, featuring a beige satiny headboard and crisp, white linens, anchors the room. Modern side tables with lamps provide light, along with a clever use of recessed lighting with dimmers for couples whose bedtimes don’t mesh. “You can read without bothering the other person, so (when your light is on) there’s no light on the other side of the bed,” says Papish.

The room is compact, but it feels bigger because of a turreted seating area that looks onto the boat dock.

Two Donghia salon chairs in a Nancy Corzine fabric frame the view, along with an Empire, marble-topped table. The owner’s collection of glass paper weights from around the world is displayed below in a glass bowl. Papish maximized the storage space with a corner, ceiling height cabinet that holds the owner’s stereo and other electronic equipment. A 32” flat screen on a swivel arm is viewable from the bed or the seating area. A floating single wooden shelf is just below the TV and runs the length of the wall, offering a handy surface that would otherwise be the top of a dresser for keys and pocket change. An all-cherry open closet sits between the master bedroom and bath. The same crown detail used throughout the house is evident, even in this private space. Two mirrored dressing doors, plenty of hanging space and deep shelves maximize the available square footage.

The bathroom is an oasis, dominated by a rectangular soaking tub with Carrera marble surround. The same marble is floated on the walls for towel storage and used on the countertop. Double porcelain undermount sinks by Barbara Barry, a green glass walk-in shower and backsplash and black granite floor complete the look. The same tiger maple custom cabinets that are found in the kitchen provide stylish storage for toiletries and grooming products. Two large vanities, with fog-proof mirrors, open towards each other revealing otherwise hidden space for daily use items.

The upstairs posed an interesting challenge, as one of the best views of the lake was lost to an open space above the home’s foyer. Papish cantilevered a new floor over that space, making it usable as a seating area and giving the homeowner one more place to enjoy Lake Erie. In addition to four club chairs, a telescope has pride of place for stargazing on clear nights.

After removing an existing closet and wall, the new space was combined with an old bedroom as the new media room.

A 42-inch flat screen allows the homeowner and friends to watch movies. The built-in shelves along one wall hold books and more objects de art. The guest bedroom is the only carpeted room in the home. It has the same turret seating area as the master and the same spectacular view of the marina and lake.

Anyone would feel very comfortable in the upstairs bathroom, which was completely gutted to get the desired look. Done in complimentary tones of beige, tan and cream, the wall and shower tile and limestone surround invite guests inside. The floor tile makes an interesting border for the mirror above the sink.

Both the homeowner and Papish acknowledge that the key to such a successful renovation was their collaboration. Everything was well

thought out, without looking overly planned. In fact, while the renovation was taking place, the homeowner would venture over often from his nearby rented condo at Bratenahl Place and survey the progress.

“If you really look at the furniture and upholstery, nothing is matchy-matchy-matchy. That was the whole purpose of this. We didn’t want it to look like we walked into a furniture store and bought it. We wanted it to look like it was collected on his travels,” Papish said.

The designer and client went together to the Ohio Design Centre and to other vendors. That close working relationship achieved the desired results.

“He would share with me his thoughts and we would then do designs and we’d walk back through it. He was very hands on and was so easy to work with,” says Papish.
