ANNUAL GAS SAFETY CHECK FOR ALL TENANTS

HOUSEHOLD CONTENTS INSURANCEWarwick District Council household contents insurance is arranged through Norwich Union. From the 1 June 2009, you need to be aware they have changed their name to AVIVA.

What does this mean for you? You do not need to take any action; it is simply a name change. Norwich Union has not been

taken over by another company and there will be no changes to your policy terms and conditions.

If you do not have contents insurance, then you can obtain it through the Council and make the

payments at the same time as your rent. The scheme offers

peace of mind for a very reasonable cost. If you would like more information about the scheme, please call Mr S Sangha on 01926 456408.

This service, carried out by KINETICS on behalf of the Council takes approximately 40 minutes and will involve a thorough check of your heating system and gas fire.

Kinetics will contact you by letter, offering an appointment to carry out the gas safety check. If this is inconvenient, please contact Kinetics and they will be happy to rearrange for a more convenient time. Where tenants persistently fail to give access for the safety check and are in breach of their tenancy we will seek a court order allowing us to gain access to your home to carry out the service. The costs incurred by this will be charged to the Tenant. If it is more than a year

since your central heating boiler and gas fire was serviced or you have ignored your letters, please contact Kinetics on: 0845 5211540 and choose option 2 for servicing and repairs.

Each year more than 50 people die from Carbon Monoxide poisoning due to faulty heating appliances. Don’t let this be you.

We always use a Gas Safe Registered Engineer; Gas Safe replaces the old Corgi Registration. Always ask to see ID. If you are in any doubt call Kinetics, Warwick District Council or Gas Safe on 0800 408 5500.

It is a legal requirement that your home is given an ANNUAL GAS SAFETY CHECK.

LAG – WHAT IS IT?The Leaseholders’ Action Group promotes the views and aspirations of its members and is open to any Warwick District Council Leaseholder to join.

Did you know that around a third of all the food we buy ends up being thrown in the bin and most of this could have been eaten? For example over 5 million potatoes are thrown away in this country every day! Reducing food waste is a major issue and not just about good food going to waste; wasting food costs the average family £420 a year and has serious environmental implications too. If we all stop wasting food the CO2 impact would be the equivalent of taking 1 in 5 cars off the road.

Warwick District Council supports this campaign and will be running Love Food Hate Waste road shows across the district during the autumn to provide further information such as; how to cut food waste and save money, free recipe cards for using up your leftovers, ‘Smart shopping’ tips and information on storing food to minimise waste.

Well the good news is that you can pay your rent by Direct Debit, which is really quick and easy to set up. Your rent is taken directly from your bank or building society each month and has advantages compared to other ways of paying;

New Tenant Participation Officer We welcome Margaret Allen, our new Tenant Participation Officer, responsible for consultation with tenants and encouraging participation in our residents groups. The role involves getting you involved and keeping you informed about any projects being undertaken that will improve the local community and the environment you live in.

Margaret has worked in local government for 7 years, with the last two years at Warwick District Council as part of the Housing Benefit team. Margaret will be out and about knocking doors, delivering leaflets and hosting coffee mornings across the whole district. Working with local communities on identified projects, Margaret will assist in taking these forward and identifying funding sources.

Residents groups are currently being set up at Packmores, Eden Court and Crown Way and if you are interested in joining or setting up a group, please contact Margaret Allen on 01926 456451 or email [email protected].

If you are struggling with your finances at the moment and are unable to pay your rent or council tax, you might be entitled to help by claiming housing and council tax benefit. These benefits are assessed based on your income and household circumstances.

It’s not easy to know where to start when looking for help, but you can contact your Housing Officer or you can use the tool kit on the website www.entitledto.co.uk. All you have to do is answer questions about your circumstances and you will be advised what you might be

entitled to claim, such as housing or council tax benefit.

If you don’t have internet access at home, just call into your local Warwickshire Direct and ask them to go through it with you – their details are in this issue on page 3.

Or you can call our customer service centre on 01926 456837 and a housing benefit and council tax benefit claim form will be sent out.

If you require independent debt advice, you can contact the Citizens Advice Bureau on 01926 457900 and speak to a debt advisor.

Do you wonder if there’s an easier way to pay your rent? Perhaps while you’re queuing during your lunch hour, or can’t get to the post office or shop easily because of the hours you work? Maybe you forgot to tell the bank to change your standing order when the rent changed?

There was a good turn out to the group, with some mums sitting chatting with a cup of coffee, while others played with their children. It was a very relaxed atmosphere and the mums were happy to talk about what they gained from the group.

Kerry Bates, 21 was chasing her 3 year old son Rhys around the garden. He has loads of energy and on her day off from college,

Kerry enjoys the opportunity for them to do something active together. “He loves the crafts and messy painting” says Kerry “and I can have a chat with some of the other mums while I’m here.” Kerry has been coming to the group since Rhys was a year old and finds it a sociable and friendly place to meet others with young children.

Nichola Johnson, 20 and her 8

month old son, Jamie are regulars at the Children’s Centre. They attend a number of sessions throughout the week, even making use of the crèche whilst Nichola does her “confidence building” course. Nichola does not have family in the area and finds it a great place to meet other young mums and to chat about their children. “There’s always someone here to ask for advice,” she says

In the last issue of Home News we told you about a group of young mums who meet up at Lillington Children’s Centre, every Friday, called Just 4U. We paid them a visit to find out what they were up to.

“I’ve talked to the health visitor about Jamie’s feeding and he’s teething at the moment and not sleeping so well, so they’ve helped me with that.”

Codey Horley, 16 has got it all to come! Very close to giving birth, she has been visiting the group on a Friday since she found out she was pregnant and has enjoyed meeting young mums with their babies and finding out what to expect. Being tutored at home for the latter part of her pregnancy the group offers her the social contact she’s been missing and the chance to talk to other mums of her own age. She brings her little sister along, who’s one, so she’s been able to gain some good experience, before her own child arrives.

– A SIMPLE GUIDE It’s that time of year again, when our friendly neighbourhood creepy crawlies and pests come out to play! But would you know what to do if your kitchen was being overrun by ants, or beetles for instance?

COMMON PESTS

We take a look at some of the most common pests we encounter in and around our homes, what can be done about them and who to contact for further information;

Bees The Council will not treat to eradicate bees, as Honey Bees are protected

under law and cannot be killed. They

will not normally harm humans, but if they are in a swarm, usually attached to a tree, there’s no need to worry as they will fly away as the evening approaches. A local bee keeper may be interested in collecting a swarm of bees. Just contact the Bee Centre at National Agricultural Centre, Stoneleigh.Wild Bees in a hole in the ground may be treated by a private pest control firm if they are a nuisance – see Yellow Pages under Pest Control. Make sure you check the cost and scale of the treatment before agreeing to it. Bees going in and out of individual holes in the ground or soft mortar of a wall are likely to be Solitary Bees also known as Mining Bees. The solution is to re-point the wall at the end of the summer. The bees will not harm humans.

Bed Bugs Bed Bugs are a parasite feeding on the blood of birds or mammals

(including humans). They may gain access

to a house via a birds nest, from an infested nearby property or even infested second hand furniture. Premises can by treated by Environmental Health (Free Service). The premises should not be vacuumed for 21 days after treatment as this may remove the insecticide

Cockroaches Cockroaches are rarely found out of doors, preferring warm and humid

places such as kitchens, boiler

houses, laundries etc. They carry a number of diseases – especially those associated with food poisoning. They can be extremely difficult to control and may take several visits and several weeks to eradicate. Premises should not be vacuumed for 21 days if possible after treatment as this may remove the insecticide.

Rats Rats are known to spread disease and cause damage to property through gnawing,

Mice Mice are known to spread disease and cause damage to stored food by

contamination with urine and faeces.

Premises can be treated by Environmental Health under the usual charging regime.

Wasps Wasps are only a danger to a small number of people

who are allergic to their stings.

If the wasps are not a nuisance then they can be left alone. They will not normally cause damage to a property. A “wasp nest” will normally die off in cold weather and nests are not used a second time. If wasp activity is seen one year it will indicate a possible access point which other wasps may use in a subsequent year. Premises can be treated by a private contractor, details via Yellow Pages under Pest Control. Make sure you check the

PAYZONE UPDATEFrom 31 May 2009, Allpay, who process rent payments on behalf of Warwick District Council, announced that PayZone outlets no longer accept payments for council bills.

Dora Fifield, celebrates her 100th birthday this month and is eagerly awaiting her telegram from the Queen.

has always enjoyed a good social life and counts the staff at James Court amongst her many friends, with nothing but praise for the help and support they have given her over the years.

Dora’s family visit her regularly and she likes to keep up with the news about her two great

grand children – one is 3 years old and the youngest has his first birthday in July, as

Dora turns 100. Slowing down a bit in recent years, Dora isn’t able to do as

much painting or knitting as she used to, but enjoys the TV and the lovely view from her flat, but she really

doesn’t want for much else. We all wish you a very Happy birthday Dora.

As I write the wind has dropped to a pleasant level and the sunshine is glorious, hopefully it will stay for a while. The winter fortunately was not all disaster and my Rhododendrons were gorgeous, a feed of “Sequestered Iron “ will benefit these if you haven’t already applied it! After a rather late start most things are growing vigorously. Have you thought of growing Runner Beans in a tub, supported by a “Wigwam” of sticks? Or Potatoes layered in a Barrel, and small tomatoes grown in a Hanging basket can be another success story. It helps the budget and you will love the flavour of home grown produce. Herbs and Lettuce grown in pots are another idea.

You will get many tips and much advice from TV Gardening Programmes and Garden Publications. It was pleasing to hear the celebrities and other visitors to the Chelsea Flower Show remark how much solace – a word I heard many times – they found in their garden and the only “grumble” was the “nuisance” of the wind.

Nature gives us many challenges, but we gardeners are a tolerant lot.

We have had the same Home News for a number of years now and thought it was about time we gave it a bit of a re-vamp and modernised it so that it looks more like the magazines you are used to reading.

Following research with staff, our tenants’ editorial panel and a number of residents, it was agreed that this format was the most preferred. We still have the same team of

people working on Home News and we will still feature your regular and favourite

articles, so the content has not changed at all, just the way we present it.

LEAN SYSTEMS THINKING –TELL US WHAT YOU THINK!Housing and Property Services recently launched a ‘Lean Systems Thinking’ project for the Repairs Service.

It is an innovative approach to improve the repairs service we provide for you. Everyone is invited to contribute to the project. Input has been received from Councillors, managers, contractors and frontline staff. Now we need input from you, our tenants! Our Tenant Participation Officer Margaret Allen has been

holding a series of coffee mornings to enable Tenants and Leaseholders to meet and tell us about the repairs service they receive from us and to give suggestions on how we can better the service. This information will be fed back into the project to allow us to improve the service we provide for you. Margaret has more coffee mornings in the pipeline.
