Fire Safety teamW O R K I N G D A Y D I A R Y

Our Fire Safety team includes Lee, Steve and Charlie. Between them, they have almost 100 years’ experience working with the London Fire Brigade and fire safety sector. We followed the team for a day to find out what they’re doing to keep you and your home protected against fires.

9am: Charlie starts his day by visiting a leaseholder’s home to check if her front door is fire resistant. He says: “Following the fire at Grenfell Tower, we’ve had lots of phone calls from leaseholders asking what they need to do to make sure the front entrance door to their flat is safe. I gladly give them advice and make recommendations.”

10.30am: Steve meets with the architects designing our

new homes to offer a fire safety perspective on their plans, such as where fire doors must be fitted in the shared areas. He says: “It’s important that fire safety is considered at all stages of a new build development.”

12.30pm: Lee is at two of our high rise buildings in Deptford. He tells us: “I specialise in making sure the London Fire Brigade can get into our buildings quickly if there’s a fire. I consider things like where a fire engine needs to park so that it can get close enough to put the fire out.” He arranges for ‘no parking’ zones to be marked on the road around the buildings to stop them getting blocked in an emergency.

2pm: Steve visits a resident who has just had a fire in his flat. He left a pan with hot oil in it on the heat for just a minute, which

unfortunately was enough time for it to catch alight. It is the third fire of this kind at one of our homes in recent months. Steve makes sure the resident is OK and checks for any damage to the property. He reminds the resident about the dangers of leaving cooking unattended, tests his smoke alarms and gives him our fire safety factsheet.

3pm: The team meets with the London Fire Brigade at our office. They work closely together to make sure Lewisham Homes is going above and beyond what we legally need to do to keep residents safe. Charlie says: “We never assume that we know everything, just because of our time in the Brigade. We have to make sure our knowledge is current, and stay on top of any fire safety matters within the borough, wider London and nationally.”

4.30pm: Steve checks in with the fire patrol who are looking after three of our buildings in New Cross, 24 hours a day, whilst cladding is removed. He says: “I’m proud that we’re one of the first London boroughs to do this work.”

Your safety is our top prioritySince the tragic fire at Grenfell Tower in June last year, we’ve been

working even more closely with the London Fire Brigade to keep you safe.

We have:

> removed cladding that failed government safety tests from three buildings at Hatfield Close and Gerrard House in New Cross

> employed a 24 hour fire patrol at these buildings whilst the cladding was removed

> carried out extra fire safety inspections

> sent letters offering fire safety advice to every resident

> visited tower blocks to answer questions in person.

We will be fitting automatic sprinkler systems in every new block of flats that we build from now on. We have already fitted them in all 18 of our sheltered housing schemes, and we will be fitting them in hostels too.

Protect yourself from gas All gas checks and repairs for tenants are carried out by Quality Heating Services (QHS).

Some tenants may have an extra gas check by Phoenix Contract Management (PCM), who check the quality of the work done by QHS.

To help keep you and your neighbours safe, always make time for your annual gas checks. We will contact you when your check is due.

Asbestos adviceOur Health and Safety team offers advice to tenants and leaseholders about asbestos, a building material that’s dangerous when disturbed. We can carry out surveys for tenants, and remove asbestos if needed.

We also know that whilst we try to get things right first time this doesn’t always happen. Last year we focussed on trying to resolve your issues before they turned into formal complaints, and as a result more people told us that they were satisfied with how their issue was handled.

As well as five independents and three Councillors, it includes seven Resident Board Members who bring first-hand experience of the issues and concerns that are important to our residents.

All sewn upWith several residents at Lewis Silkin House being seamstresses and tailors in their younger days, a sewing club was set up in the lounge. The residents made bags, cushion covers and a hand embroidered tablecloth, which were exhibited at our Garden Party in July. Visitors were so impressed with the designs they asked to buy them!

Swift action saves one of Lewisham’s largest protected bird colonies

We took quick action with our partners at Breyer Group to preserve one of Lewisham’s largest colonies of protected swifts, during refurbishment works last summer. They were found nesting in the eaves and roof spaces at some of our homes in Lee. We took advice from several bird conservation groups, and put the work on hold until the young birds had fledged and flown the nests. Special enclosed gaps were left in the eaves in case they return to nest there again this year.

Swifts usually migrate from Africa between May and August to nest in gaps high up in British buildings. If you spot any and would like to order your own nest box, please get in touch with the Forest Hill SE23 & Lewisham Borough Swift Group on Facebook.

Young residents' coastal adventure

One young participant said: It’s a good way to take a break from your surroundings, have fun, build up your team skills and learn more about yourself.

Nine residents, aged 13 to 16, spent their October half-term in Dorset on an outdoor adventure programme with Wide Horizons.Sponsored by Lewisham Homes and Travis Perkins, the four-day trip followed the ‘Get Out, Go Wild’ programme last summer for young people from the Honor Oak and Somerville estates. Outdoor team activities were designed to develop the participants’

confidence and social skills, and encourage them to face challenges positively – which should help with overcoming future hurdles such as exams, leaving school and deciding on further education.

Residents at Roseview, our sheltered accommodation scheme in Ladywell, have been flexing their creative muscles by drawing and painting in weekly art sessions.

Making art is known to help older people with reducing stress and boredom. Residents have also been enjoying the social side of getting together for a joint activity, while sharing memories and tapping into their imaginations.

Leading arts and social club for the over 60s, Meet me at the Albany, has been popping up at new sheltered schemes this winter, including Merrydown, Lewis Silkin, Welland Court, and Waverly Court.

Funded by Lewisham Homes and the Arts Council England’s Celebrating Age Fund, the project encourages our residents to collaborate with each other. They share experiences, knowledge and ideas with professional artists to shape different creative activities each week.

Merrydown resident Ray said: “I enjoy coming and meeting my neighbours. If not for this, I wouldn’t meet a soul.”

Tackling antisocial behaviour in new ways

We want you to live happily and safely in your home, and are committed to tackling antisocial behaviour

(ASB) on our estates.

Following consultations with residents, and an in-depth review by our Resident Scrutiny Committee last year, we have made some changes to our ASB service.Over 70% of residents said it would be helpful to have more support with antisocial behaviour in the evenings. That’s why we now provide an out-of-hours ASB service on Thursday, Friday and Saturday nights.

If you often find it difficult to talk to us within our normal working hours, you can book appointments with our ASB team until 9pm on Thursdays.

We also have a professional witnessing agency on-call between 10pm – 3am on Friday and Saturday nights. They can visit your home or neighbourhood during these times to witness or listen to excessive noise and other antisocial behaviour. If necessary, their evidence can help us take enforcement actions.

Cracking down on council house

When somebody gets a council home by providing false information, or rents it out without permission, they are guilty of housing fraud.Last summer, Raj Ram, Tenancy Audit Team Leader, was filmed for the BBC’s Council House Crackdown programme to highlight the seriousness of the problem in our borough.

Raj talked about a case involving someone pretending to be one of our tenants. The real tenant had moved out without us knowing, and later passed away. Someone moved in illegally and pretended to be our tenant for over 20 years. He was eventually caught when we carried out a routine check at the home and he was unable to provide ID matching the name of our tenant. He finally admitted his deception, and we were able to take the case to court and get the home back.

Supporting 100 volunteers in LewishamIn November, we were proud to co-sponsor the first ever Mayor of Lewisham’s Awards for Volunteering, which celebrated over 100 volunteers in the borough.

We announced the winners of our #Lewishgram photo competition. The entries were so good our judges couldn’t choose just one winner, so Lewisham Licks and Stephen Hashim were the joint champions of the Judge’s Choice Award. Cath Dupuy took the crown for People’s Choice Award with over 50 likes.
