3. Complete buyer profile.

4. View property online and at open houses, while your agent previews and looks for homes not on the market or coming soon.

5. Identify your ideal home, and your agent begins negotiations.

6. Complete due diligence, meet your guidelines/timeframes, and close on the property.

7. Move into your new home.

Not too many years ago there were no buyer’s agents. All real estate agents were considered to work for the sellers and owed them loyalty. Buyers may have thought an agent represented them. In reality, that wasn’t true. For instance, if a seller asked how much the buyer could really pay, the agent was obligated to tell them.

Fortunately, that has all changed. Now we can truly represent you, giving you complete “fiduciary duty”: obedience and confidentiality (just like your lawyer). What’s more, you get to choose which great agent or team you want as your buyer representative: We hope it’s Strategic Partners!

To confirm your choice, you simple need to authorize the buyer agency agreement.

• Always obtain a written cost estimate– Local moves: usually hourly charge– Long-distance: usually charge by weight and miles

• Long-distance moves, purchase full protection

• After selecting a mover, arrange a moving date• Use the following timeline

• Determine what you are going to move– Begin getting rid of everything else

• Decide what you are going to pack yourself and what the movers will pack– Movers are NOT responsible for breaking items you pack

• Notify the post office of new address– Fill out change of address cards

• Gather medical and dental records• Notify schools and forward transcripts to new schools• Close local banking accounts• Arrange for the transportation of pets

• Start packing– Do a little at a time

• Return borrowed items and reclaim lent items• Arrange disconnect/connect dates with

utilities• Develop a floor plan to show the movers
