The Building is located in a prime location in the beautiful area of Retiro‐ Buenos Aires, close
to the main tourist attractions. The historical house was opened in 1929 and looks back on a
long tradition.

HISTORY
Nikola Mihanovich (1846–1929) was a Croatian ‐ Argentine businessman closely linked to
the development of the Argentine merchant marine. He was denominated “The king of

In 1925 Mr. Nikola Mihanovich, owner of the Compañía de Navegación Nicolás Mihanovich
Ltd. started the construction of the Building. The Constructor was the Bencich Family.
Architects: Calvo, Jacobs y Giménez, who also build the Golf Club de Mar del Plata, Teatro
Grand Splendid y la Casa del Teatro. Casa Central del Banco Provincial de Santa Fe, Sanatorio
Podestá and many more.
This building was the first one in Buenos Aires made out of a Cement Structure and with

The Edificio Mihanovich is composed of three buildings: the Main Tower itself with 80 meter
(it was planned to be the Lighthouse for the Port), with 20 stories high, and two independent
structures of 7 stories each. Between the three buildings ran an internal street in T, closed by
a coquettish French gate and outdoors.
In 1929 the Building was completed and used as Rental purposes.
With the death of Mr. Mihanovich in 1929 the Bencich brothers bought the building from
their successors.
Between 1997 and 2002 the entire Building was rebuild completely for USD 26 MM.
In 2002, the Accor Group took the property for rent. It was completely remodeled so that a
5‐star Sofitel Hotel could operate. The works of restoration and renovation of the property
were in charge of the architect Daniel Fernández & Asociados. The interiors were designed
by the architectural studio Hampton‐Rivoira, in collaboration with the Frenchman PierreYves
Rochon.

The operating contract ended on December 17th 2017 after 15 years. Accor Group and the
Bencich Family did not renew the contract.
Several offers for new Operating Companies are available.
The entire Building is getting a complete technical revision. The revision will be completed in
February 2018. The Owner Family owns the entire equipment and would rework the existing
inventory in order to keep it in perfect operation.
Materials used during 1925 ‐1929 and also during 1997 to 2002 are very high end. It is a
building with historical preservation but it does not mean that it cannot be modified
internally.
