Further to completion of the recent fieldwork and laboratory testing, please find enclosed a summary

of our preliminary findings. This letter now includes the results of the chemical analysis undertaken on

various samples of soil taken during fieldwork,

To date, no significant ground-related abnormals have been identified other than:

• buried obstructions- culvert running northwest to northeast across site towards stream.

• Former ox pit and mine shaft in the south of site, with surrounding ‘mound’ of made ground.

• The mound of made ground has been found to contain a number of contaminants and will

require some remediation (likely to be either off-site disposal, or isolation beneath areas of

hardstanding in the proposed development)

Laboratory analysis is now underway and we expect to issue our final Geoenvironmental Appraisal

Report by mid-January 2019.

These findings may be revised in the light of laboratory testing, and during the more rigorous review of field data that will be

undertaken prior to issue of our comprehensive report.

Proposed development

A proposed layout has been prepared by Savills, which shows multiple 2 & 3 storey domestic

dwellings, with associated gardens and adoptable roads\sewers.

Preliminary investigation

Issue Remarks

The site 1.8 km northeast of Brighouse town centre

9.6 ha (23 acres)

The site consists of a single parcel of land divided into three by a stream running northwest to southeast

and post & wire fencing. A public footpath (the Bronte Way) runs along the southern boundary. In the

far south, a mine entry is present (Ox Pit); the brick-lined shaft itself can be seen protruding through a

‘mound’ of made ground.

Former uses The site and surrounding land have previously been affected by the coal mining industry. Maps dating

back to 1893 show tramways running east across site and along the western boundary; and BGS maps

show areas of ‘made ground’ in the centre and south.

Environmental

setting

Drift- none.

Solid- Pennine Lower Coal Measures Formation- undifferentiated mudstone, siltstone and sandstone,

with an unnamed sandstone unit in the north-east & southwest corners and Clifton Rock (sandstone) in

the central-east

Shallowest coal seam- 32Y coal at about 20m depth.

Nearest watercourse- Calder

Water quality- moderate.

A spring is present along both the southern and northern boundary of the most northern field.

Ground investigation.

Fieldwork was supervised by Lithos on the 12th and 13th December 2018 and comprised the

exploratory holes listed below.

Fieldwork findings are summarised below.

Issue Remarks

Access

Made ground Encountered within the mound in the south of the site (associated with Ox Pit) to a max. of 3.5m

(TP19). Predominantly re-worked mudstone with ash & clinker with occasional brick, glass and pottery

fragments.

Natural ground Topsoil (typically 30mm in thickness), over a firm light orange and grey mottled, slightly sandy CLAY

(Cohesive Residual Soils), interbedded with gravel and cobble of sandstone and mudstone (Granular

Residual Soils).

A thin, weathered coal seam was encountered in TP03 (0.5m-0.7m), and TP05 (2.1m-2.5m).

Sandstone bedrock was encountered in TP06 (2.4m) and TP07 (2.0m).

Contamination Testing results have been received from the laboratory and are summarized in the tables on pages 5

to 7. Comments regarding the results are given on page 3 below.

Issue Remarks

Foundations Natural soils should provide sufficient bearing capacity for the adoption of traditional strip

foundations at around 1m depth, overdeepened where necessary due to tree influence. If/when soft

clays or coal are encountered in foundation excavations, foundations should be deepened to reach

competent strata below.

Groundwater &

excavations

Groundwater was encountered in TPs 03, 11, 18 and 19 between depths of 1.7m and 3.7m.

Shallow excavations should remain stable during the construction phase in the short term.

Drainage Soakaway testing was carried out within 6 trial pits. No tests attained 25% effective depth, therefore

we are unable to calculate the soil infiltration rate. Consequently, soakaways will not provide a

suitable means of surface water disposal and there will likely be a need for water balancing.

Development

constraints

Former ox pit and mine shaft in the south of site.

Culvert running northwest to southeast across site.

Pylon, telegraph poles, water services running across site will need easements.

Contamination

Laboratory test results are summarised in the tables on pages 5 to 7 of this letter and have identified

contamination within the made ground associated with the former “Ox-Pit” in the south-west of site.

Concentrations above Lithos’ Tier 1 screening values (assuming a residential with gardens end-use)

were encountered in SPs 1 & 2 and TPs 19 & 25. The most common contaminants were arsenic,

copper, lead, diesel-range organics (DRO) and lubricating-range organics (LRO).

The made ground associated with Ox-Pit surrounds the former mine shaft and sits around 2m to 3m

higher than site level, forming what is likely to be a ‘surplus’ of material. Although some of this material

may be suitable for retention on site (underneath proposed hardstanding), disposal off-site is likely to

be the most practical solution.

Elsewhere, although elevated concentrations of arsenic and lead were locally encountered within

the topsoil (in TPs 3, 5 and 21), initial statistical analysis indicates that the topsoil should be suitable for

re-use in garden areas, to be confirmed in the final Geoenvironmental Appraisal report.
