Construction of the 19-story Northern California headquarters of Pacific mutual Life Insurance Co., which opened in 1978, was the vision of famed architect William Pereira, the same architect who had envisioned John Beckett’s Pyramid design that would become an architectural icon to the world. It was the first high-rise office structure in San Francisco with windows that could open to be built in the u.S. since World War II. Pereira got the idea from a 24-story building owned by the Crocker National Bank in San Francisco built in the 1920s. He designed the Pacific mutual building to cut energy use by 15% to 20%. With 505 Sansome’s cost no more than a standard office building, it also offers sliding French windows, balconies that provide shade, individually controlled lighting and heat pumps that transfer hot air to chilly spots and vice versa. Tenants who prefer air-conditioning in hermetically sealed offices can create that environment by using the heat pumps. Decades later, 505 Sansome continues its vision to be a progressive, environmentally efficient building that provides enjoyment to tenants who want to take in the bay breezes, overlook the towering redwoods of redwood Park, or just relax on the balconies. 505 Sansome is truly a jewel of the City. 505 Sansome open-air office building design was featured in Time magazine on march 6, 1978.

The Transamerica Pyramid is not the only structure in the Pyramid Center worthy of mention. 505 Sansome, now pursuing LeeD® Platinum after receiving LeeD® Gold in 2009, is another unique building along the San Francisco skyline.

Jason Smith, Cushman & Wakefield’s Property manager at the Pyramid Center, was recently honored with the rising Star Award within the organization. In achieving this award, Cushman & Wakefield (C&W) looks for an employee who goes above expectations the company sets for themselves. The award epitomizes the values shared amongst C&W that are innovative, professional and customer service oriented. Jason epitomizes those values.

Jason’s progression since joining the field of Property management has been swift over the last five years. Over this time period, Jason has impressed senior management with his creative and analytical skills, along with a strong work ethic and a team oriented approach to management. These traits led to Jason’s promotion to Property manager at the Pyramid Center in march of 2013. When Jason applied for the position, he understood that he was one of many qualified candidates with years of experience. A highly coveted job, the Landlord and C&W took this very seriously and were looking for the best candidate who projects the image of the Transamerica Pyramid Center. C&W saw something in Jason that confirmed their belief in his skills and supported him as the best qualified candidate for the position. Jason’s goal was to persuade the Landlord that he was the right person for the job, and he did.

It is Jason’s dedication to the industry, his hard work and ability to reflect the C&W values, that convinced the Landlord that they made the right choice. C&W has now recognized Jason as a rising Star within the firm. This is an honor well deserved.

emergency preparation is often neglected until a crisis comes. The task is usually avoided due to a few common misconceptions: 1. It’ll never happen to me. 2. There’s nothing I can do. 3. my instincts will take over.

History has proven that those who take the time to plan ahead for emergency events always fare better than those who do not. A common (and true) refrain in the emergency Preparedness world is “what’s easy to do today might be impossible during an emergency”. Fortunately, there are a number of useful mobile applications which can dramatically improve your level of preparedness. Among the best is the American red Cross suite of Apps. These free Apps offer comprehensive, powerful tools for preparedness and response to emergencies ranging in scale from basic first aid to earthquakes. Add these Apps to protect yourself and your family and spend the time it takes to plan ahead. The return on investment will be exponential in times of crisis.

OUR HISTORY: JOHN R. BECKETT “JACK”

John Beckett was the CeO for Transamerica when the corporation embarked on its mission to build an iconic building that would set the tone for their brand. The vision was a pyramid design that would cast less shadow and be energy efficient.

To this day, the Pyramid is one of the most progressive, energy efficient buildings in the country with a LeeD® Platinum certification. As a tribute to this visionary founder, a plaque was provided by his family for display at the Pyramid. It is proudly displayed at the entrance to the 48th floor conference room.

San Francisco is a city of unique and often surprising neighborhoods. One of its gems is Bernal Heights, a young, energetic mix of blue-collar workers, artists, and professionals. The center of this community is Cortland Ave., home to several excellent small restaurants and some fascinating local watering holes.

my favorite is Vega, an intimate roman-style eatery run by husband and wife team of Giuseppe mana and Vega Freeman-Brady at 419 Cortland Ave., a few blocks off mission St. The space is small and the seating tight, but that only serves to amplify the conviviality and warmth of the atmosphere--and the need for reservations. Vega’s menu features a variety of thin crust pizzas along with some truly outstanding appetizers and main dishes. For antipasti, the carciofini ripieni (stuffed artichoke hearts wrapped in prosciutto-$10) and the calamari e cannellini (calamari served over organic cannellini beans-$12) and the meatballs ($6) are standouts. The pizzas ($11 to $15) are made with organic, unbleached flour and the standard margherita pizza can hold its own against any other I’ve had in the city. Craving a bit more spice, I’m partial to the broccoli and sausage pizza. Among the pastas offered I suggest the rigatoni al forno ($16), the orecchiette alle cime de rapa (a garlicky dish with broccoli rabe, chili flakes and pecorino-$15) and the papardelle al ragu di cinghale (wild boar sauce-$18). If after all that you still want a main course, try the remarkably moist and tender chicken breast bathed in a white wine reduction with prosciutto, rosemary and mozzarella ($16). Though I normally pass over desserts, I’ve not yet been able to resist the panino al cioccolato (ice cream sandwich with homemade chocolate sauce)--the perfect end to a perfect meal.

Vega’s wine list emphasizes Italian whites and reds, all reasonably priced for the quality. The house wine, a petite sirah, is $5 a glass and other selections, like a nero D’avola, $8. It’s sister establishment, Vinorosso (a wine bar and shop a block away) has a broader selection, and bottles brought to Vega from the shop are not charged a corkage fee. reservations are required.
