HIGHFIELD BARNSandy Lane | Sandy Lane Farm | Leamington Spa | CV32 6RW

Delightful two storey Barn dating back to around 1880, (not listed), converted in 2003 retaining many original features yet providing all modern day comforts from a high quality conversion. Part of a small complex at Sandy Lane Farm, Highfield Barn enjoys a tranquil setting in a delightful, rural Warwickshire location yet on the doorstep of both Leamington Spa and Warwick.

The Barn provides spacious accommodation, having a modern kitchen / breakfast room, a good sized dining room, a delightful lounge, cosy playroom / snug and study. There is a lovely flow to this house, with Indian slate and solid oak floors on most of the ground floor. Upstairs there are four bedrooms, (two en suite) and a family bathroom, where the use of beams and vaulted ceilings perfectly blends character and comfort.

There is plenty of space in this stunning home. The large sitting room with solid oak floor, has a log burner and french doors to the patio and gardens.

The stylish, bright landing perfectly blends exposed brick and original wooden beams to its vaulted ceiling, and gives access to four bedrooms, two with en-suite shower rooms. The very large master bedroom looks out over the gardens to open countryside and is a perfect place to begin your day. It has an en-suite shower room, a dressing room with substantial storage and beamed vaulted ceilings.

The living space is generous and beautifully appointed. The stylish kitchen / breakfast room with Indian slate flooring has bespoke fitted solid oak units including a central island which incorporates a professional Rangemaster cooker / hob over, a double Belfast sink and many storage units and space for a large kitchen table.. The kitchen leads into the large, light dining room which benefits from a double height window to one side.

An 1880’s barn conversion with copious amounts of character blended with all the facilities of a modern family home.

Bedroom two is a large double room with en-suite shower room. Two further double bedrooms with vaulted ceilings and a modern family bathroom make up the first floor.

There is a large patio which can be accessed from most rooms on the ground floor including through large french doors in the Lounge and also by a separate side gate.

The good sized garden, mainly laid to lawn with shrubs and small trees leads through to approximately a 0.5 acre fully fenced paddock, framed by a variety of fruit trees and Canadian Maple hedging. Currently used as a large play area, it has a small vegetable plot at the bottom with open countryside beyond.

A high quality barn conversion that also boasts a sweeping drive, beautiful rural views including the fruit trees and ancient oaks

A smaller terrace with shrubs is found in the communal courtyard which ensures that a sunny day can be enjoyed from all aspects of the barn. There is a single garage and owned parking spaces for up to three cars.

WARWICKSHIRE

Positioned in the heart of England the county is famous for being the birthplace of William Shakespeare. There are no cities in Warwickshire since both Coventry and Birmingham were incorporated into the West Midlands county in 1974 and are now metropolitan authorities in themselves.

Warwickshire hosts several key towns including Warwick, Stratford upon Avon, Kenilworth, Henley In Arden and Rugby to name a few.

The northern tip of the county is only three miles from the Derbyshire border. An average-sized English county covering an area of almost 2,000 km2, it runs some 60 miles north to south. Equivalently it extends as far north as Shrewsbury in Shropshire and as far south as Banbury in north Oxfordshire.

ROYAL LEAMINGTON SPA

In 2015 the historic town of Leamington Spa was voted the third best place to live in the UK by The Times national newspaper. The town is split by the river Leam which runs east to west through the town. It was on these banks that the Pump Rooms was built for people to bathe in salty spa water to heal their ailments. As a previous Britain in bloom winner the town has several key parks including Jephson Gardens, Victoria Park, Royal Pump Room Gardens, Mill Gardens, The Dell and Newbold Comyn.

The town is known for its excellent schools. Within easy reach are state, grammar and private schools to suit most requirements including Warwick Prep and Public Schools and Kings High School for Girls. Arnold Lodge School and Kingsley School for Girls in Leamington, The Croft Prep School and grammar schools are in Stratford upon Avon. Leamington Spa is also just seven miles from the world famous Warwick University.
