Boston - The massachusetts Build-ing congress (mBc) kicked off the fall season with networking, cocktails, and hors d’oeuvres in a private club set-ting at the hawthorne lounge in Ken-more Square. The special guest for the evening was Boston Red Sox manager Bobby Valentine. Valentine spoke about his experience with Red Sox nation and answered questions from mBc members and guests.

Boston - The Resi-dence Inn by marriott fen-way - Boston hotel, designed by group one partners, Inc., was selected by the American Institute of Steel construc-tion (AISc) as the focus of a SteelDay event series.

The hotel was recog-nized for its use of D-Beam® and girder-Slab Technology that allows for low floor-to-floor height requirements for multi-story residential build-ings. This enabled group one partners, Inc. architects to add an additional floor to the Boston high-rise.

Residence Inn by marriott fenway - Boston is an eight-story, extended-stay ho-tel with 175 guest rooms. It features a cus-tom lobby, custom guestrooms, restaurant lease space, retail lease space, rooftop ter-race (with partial views to fenway park),

indoor swimming pool on the rooftop ter-race, fitness center, meeting room, and be-low grade parking for 50 cars. South hamilton, mA - on September 8, 2012, Rhi-no pR participated in the 1st Annual Be like Brit Boston 5K walk.

Nine teen-yea r-o ld Britney gengel died in 2010 in the haiti earthquake, while on a service trip to the country. her family is now constructing an orphanage in haiti in her memory.

Simpson gumpertz & heger has been involved in this construction process since the beginning. Nearly $33,000 was raised, and all proceeds will go directly to completing the orphanage project.

manchester, Nh - metro walls, Inc. of manchester has been hired by callahan construction and Avalon Bay communi-ties to be part of the team for the Avalon Bay Apartments in Natick, mass. metro walls is performing all light-gauge framing, sheathing, rough carpentry, and drywall.

The Avalon apartments consist of 407 units split between two high-rise buildings. Units will range from studio apartments to two bedrooms.

The building is designed with block and plank structures and light-gauge infill framing. This project has a demand-ing schedule, and metro walls has been working at a very fast pace, completing at least a floor a week of in-terior and exterior framing.

Also, metro walls recently completed a large scope of work for Themeli Builders at St. Demetrio’s greek orthodox church in weston. The project includ-ed light gauge steel framing, exterior sheathing, insula-

tion, drywall, and plaster. The architect for the project, Yervant Nahikian, worked closely with the church to design a unique yet traditional place for the church’s gath-erings.

In order for metro to make Nahiki-an’s design come to life, curved light gauge steel framing was used to build the main dome, which is a major focus of the design. The dome’s structure was completed in July and raised to be placed 64 feet up in the center of the church.

Construction Employers Add 1,000 Jobs

Employment gains in residential construction sector offset nonresidential job losses.

construction employers added 1,000 jobs in August while the industry’s unem-ployment rate fell to 11.3%, according to an analysis of new federal data released by the Agc. The unemployment declines come as the construction industry continues to shrink, association officials noted, adding that over 214,000 workers have left the in-dustry since August 2011.

Nonresidential construction employ-ment declined by 6,000 in August and is down by 6,400 for the year, Sandherr noted. he said that the heavy and civil engineering construction sector, buoyed by the passage earlier this year of a new federal transporta-tion bill, added 2,800 jobs between July and August and 17,400 since August 2011.

Life Sciences Tax Incentive Program

The 2012 round of the mlSc Tax program is now open for submission.

In order to expand life sciences-re-lated employment opportunities, promote health-related innovations, and stimulate research and development, manufacturing and commercialization in the life sciences, the massachusetts life Sciences center is pleased to announce that it is offering tax incentives in 2012 to companies engaged in life sciences research and development, commercialization, and manufacturing in massachusetts. The life Sciences Initia-tive authorizes the center to award up to $25 million in tax incentives each year.

Boston - BRA Director peter meade celebrated the groundbreaking on new housing on the greenway at 120 Kingston Street. The $130 million proj-ect will add 240 rental units downtown. The project developers, forest city Residential and hudson group North America are also deeding four parcels of land to the chinese Economic De-velopment council for the creation of new affordable housing units at oxford ping on in chinatown.

“what makes Boston unique is that we create housing opportunities for all our residents,” said mayor Thomas m. menino. “The 120 Kingston Street project will add rental options in a stun-ning new building on the greenway to the downtown market, while creating 48 affordable units in chinatown — strengthening and preserving the com-munity’s cultural fabric.”

“Right now in Boston there are over 3,300 units of housing under construction, representing $1.7 billion worth of investment,” said Director meade. “what’s unique about all of this new housing is that it’s housing for all residents, and the 120 Kingston Street project exemplifies that.”

The 26-story building will include a mix of 18 studios, 175 one-bedrooms, 43 two-bedrooms, and four three-bedrooms,

creating new housing opportunities for families downtown. The project also in-cludes 4,500sf of ground floor retail slated

for a restaurant with an outdoor com-ponent.

“our project on Kingston will provide added street life and urban vibrancy to this neighborhood,” said ori Ron, managing partner of hud-son group North America, llc. “we’re very happy to be part of this neighborhood transformation.”

The tower’s design is a con-temporary blend of granite, con-crete, and convex radius glass which reaches nearly the full height of the building, reflecting a gentle turn in the path of the greenway at that point. Designed by Elkus manfredi Architects, the exterior building de-sign team also includes perkins East-man and RoDE Architects, which is handling the design of the interior spaces.

Barrington, RI - members and friends of the Bayside YmcA in Bar-rington said farewell to the exist-ing pool in early August with a final plunge as New England construction was preparing for renovations to the existing facility and construction of the new Aquatics center.

New England construction is serving as construction manager for the renovation to the existing facility for the greater providence YmcA. The project, designed by Vision 3 Ar-chitects of providence, encompasses renovation to more than 36,000sf of space and the addition of a new 24,430sf aquatics center with a six-lane in-ground pool, as well as a shallow swimming pool for families.

rooms, and significant improvements to the gym, fitness, and wellness center are also planned. To meet increasing demand for services, several enhancements to ensure handicap accessibility, including the addi-tion of a new elevator, will be executed.

Umaine is the premier research institution in maine and the only one to have large-scale, pilot-plant capabilities among its research facilities.

The full modernization and reno-

vation of the Neville hall Data center includes new electrical and mechanical systems and upgrades, dedicated fire protection and fire alarm systems, ex-terior lighting, landscaping and paving improvements.

Needham,, mA - Needham Bank, with five branches throughout the greater Boston area, is slated to begin construction for the expansion of its Main Office at 1063 great plain Avenue in November. comple-tion of the 12,363 f complex is slated with-in a year.

The estimated $4 million project will be carried out in three phases. During the first phase, Needham Bank, in partner-ship with the town of Needham, will begin renovations on the Eaton Square parking lot. construction of the lot is scheduled to begin in mid-September.

The architect for the project is KBA, Knight, Bagge and Anderson of charles-town. The general contractor is Delphi construction Inc. of waltham.

In order to accommodate construc-tion of the parking lot, the entrance to Ea-ton Square (off of great plain Avenue) and the present 59-space Eaton Square parking lot will be temporarily closed. however, 30 permitted parking spaces will avail-able for use. Those using the 30 permitted spaces will be able to enter and exit the lot

through garden Street, which will become a two-way access. This first phase of con-struction is estimated to take between four to six weeks. At which point, a total of 59 parking spaces will be available at the Eaton Square lot, with 20 reserved for Needham Bank customer use and 39 for town parking.

Ultimately, upon completion of the estimated year-long Needham Bank re-construction project, 126 parking spaces will be available, for use by the public and customers of the Bank. The Eaton Square entrance will be converted to a new pedes-trian walkway.

The Main office renovation project will significantly expand the present build-ing, estimated to be 80 years old. main fea-tures of the new Needham Bank facility will include increased handicapped accessibility, major expansion of the loan Department, and a free-standing, drive-up ATm.

The Bank will remain open through-out this entire project, with directions for entry clearly visible during the construc-tion phase.

BKA Ar-chitects of Brockton developed the design that adapted the new honda Dealership prototype to the demands of the site and the specific needs of Lundgren Automo-tive group. construction management & Builders Inc. (cm&b) of Lynnfield was the general contractor for the project.

The building features a state-of-the-art showroom, a service department with 22 service bays, an automatic car wash, four quick-lube service bays, and eight car quick-lube oil change pits.

for customers visiting the showroom or waiting while their cars are serviced, there is a business center with free wi-fi,

lounge chairs with tablet arms, and a charg-ing station for all mobile devices. Addition-ally, there is a customer lounge, a café, and a children’s play center available for their use. The parking lot has 417 spaces, nine of which are designated handicapped parking spots.

New England and want to share the past, present, and future with you in my first president’s message.

over the last few years the board has refocused and shifted our direction as a

business organization for interior design-ers and the greater design industry. we have hired IntrinXec management, Inc. to run our day-to-day chapter business. Their wide array of talent supports our administrative, finan-

cial, graphic, website, and various other needs under one roof. Sean Schuette is our main contact and I hope you have had the chance to meet or talk with him. I want to thank Jeff Tomp-kins, past president, for having the stamina, skill, and insight to lead the board through this transition. I am personally and profes-sionally honored to have worked so closely with him during this time.

Just days after being sworn in, the new executive board gathered for a re-treat, which allowed the new group to get acquainted, partake in teambuilding exer-cises, receive a crash course in the busi-ness of a nonprofit organization, engage in strategic planning, and discuss our 2012 to 2013 goals. Since that day in July, the executive board, board of directors, and

committee chairs have been busy work-ing with the fashion Show, Design Awards and Business leaders Breakfast commit-tees, as well as planning our 2013 chapter event calendar.

At the July board retreat, we dis-cussed how we would continue as a busi-ness organization. It was very apparent that the chapter is well-known in the design community for our big 3 chapter events and that we have a huge opportunity to con-tinue expanding our mission with smaller, focused events. we realize that you as an interior designer, architect, dealer or manu-facturer’s representative, project manager, real estate developer, contractor, or facilities manager each have a different need based on your years of professional experience, current job description, and future goals. Through smaller events, we can focus on in-dustry trends, building codes, and business skills to provide information that you need to be successful. we envision delivering more value in small doses through the fo-rums series, the professional Development series, NcIDQ Study group, and additional programs still in development.

when we discuss the future we see great value to being a member of your pro-fessional organization – IIDA New England. we realize that everyone’s value is unique; you can attend an event and devote an hour to professional development; join a com-mittee and be part of a group that develops these programs. But when you volunteer for a committee or stand for election to your board you make a commitment to not only

lowell, mA - lee Kenne-dy co. (lKco) has completed an extremely fast-paced renovation of the fox Dining hall at Umass lowell.

To accommodate the $7 million, 19,000sf renovation over just 12 weeks, the team per-formed exploratory work and de-molition over the holiday break of 2011 then managed new con-struction over the 2012 summer break. The new dining hall is a café style dining facility with seven “made to order” stations. Boston-based Bergmeyer Architects de-signed the renovated fox hall space.

lKco’s team demolished the ex-isting dining hall and installed all new MEP systems, restrooms, and finishes, along with new millwork, flooring,

painting, and food service equipment. The team also installed a new service el-evator and constructed a new storefront to the building. mechanical upgrades in-cluded separation of the hVAc system between the new café and the adjoining dormitory tower.

Subcontractor for Colby Sawyer College

New london, Nh - As students re-turned to the campus of colby Sawyer col-lege, they were greeted with huge changes to the ware campus center. Eckman con-struction, based in Bedford, was at work all summer on an addition and complete inte-rior renovation to the building that contains student dining and other services.

By labor Day, all of the renovations to the existing building were complete, and students are already able to use parts of what will be a new, 750-seat dining room. work on the project will continue through the fall semester.

Dining services remained open through the summer, and Eckman staff coordinated closely with dining workers. Temporary partitions were built to isolate the working kitchen from construction areas, and a temporary dining area on the

second floor was used.This project will transform the cam-

pus center into a student union, bringing together multiple services in a single loca-tion and promoting student involvement at a social hub. A distinctive stone-veneer

tower will anchor one corner of the build-ing, providing a cozy nook for the new, larger student dining room. The project, designed by S/l/A/m collaborative of glastonbury, conn., is scheduled for com-pletion in January.

Newton, mA - Kaplan construction of Brookline has completed renovations to con-gregation Beth El in Newton. Ka-plan provided preconstruction, design-build, and construction management services for renova-tions to the building, which was originally constructed in 1950 and holds a long and rich history within the greater Boston area.

The plan featured 13,900sf of renovations to the sanctuary, so-cial hall, offices and preschool, as well as life safety and accessibility up-grades throughout the 18,800sf building, including ADA compliance, new windows and doors, a new sprinkler system, new electrical service, and an elevator. Key ele-ments of the renovation include pews that were imported from Israel and energy-effi-cient windows. The result is a contempo-rary and more comfortable synagogue for congregants.

“By providing numerous cost analy-ses, Kaplan helped us determine which mix would best meet our priorities and budget,” said Sharon Jacobson, congrega-

tion Beth El building committee member. “Kaplan’s keen understanding of our cal-endar, customs, and ceremonies enabled the construction work to coexist with our congregation’s ongoing activities.”

gawron Turgeon Architects designed the interiors to have The Bank of maine’s

branding incorporated into the design: cur-vilinear soffets and bright wall colors mim-ic the bank’s mainescape logo.

Decorative lights, 3form panels, and custom millwork for the coffee counter and teller pods give the branch a warm and wel-coming feeling.

lED lights were selected, and the design team specifically opted to utilize as much of the existing walls as possible to reduce demolition.

The multi-million dollar project includes all new finishes, materials, and landscaping.

Renovations to the two-story glass atrium lobby and courtyard include: all new vinyl woven flooring, new energy efficient light fixtures, glass walls, wood veneer col-umn wraps, upgrades to the elevator lobby and interior elevator cabs, and a new main reception/security desk with electronic ten-ant directory. cambridge, mA - An 8,100sf reno-vation at John harvard’s Brewery & Ale house has been completed by Shawmut Design and construction of Boston. owned by centerplate, Inc., it is located at 33 Dun-ster Street in cambridge.

Designed by BSR Brand + Environ-ment, the project included the remodeling and refreshing of the restaurant space. In-stallation of two new conical bottom beer fermentation tanks will play a key role in the new restaurant experience. The tanks will be used during the on-site brewing process and the “spent grain” which they generate will be devoted to a new line of “spent grain pizzas” featured on the re-imagined menu.

The design also included the resto-ration of many existing historic finishes, including the 100-year-old floor, bar top, wooden panels, and pub table tops.

The $52 million complex on lowell Street offers apartments ranging from stu-dio-size to three-bedroom apartments and three-bedroom townhouses. It is billed as a companion project to the green line Ex-tension and the adjacent community path.

Interiors feature modern kitchens, stainless steel, Energy-star appliances, bam-

boo flooring, walk-in closets, expansive windows, and private balconies. Each apart-ment is also certified as energy efficient. The hallmark of living at maxwell green is the amenities it offers – yoga classes given by local instructors, cooking classes taught by Somerville chefs, and classes held on the community green and in the fitness center conducted by professional fitness instruc-tors – all intended to create a lively commu-nity within maxwell green.

In a recent furniture selection project for Biddeford high School, gawron Tur-geon Architects’ interior designers had the

winchester, mA - Art 3 gallery, an art consulting firm and gallery in Man-chester, Nh, recently completed the art-work selection and installation for the winchester hospital Ambulatory Surgery center.

Joni Taube of Art 3 gallery assisted the staff at winchester in this project and suggested imagery that would comple-ment the interior finishes as well as pro-vide a soothing environment for patients and staff.

“healthcare facilities strive to be patient-friendly, and the artwork helps to convey an atmosphere that is welcom-ing and calming.” explains Taube. “The space was created utilizing many mediums for added interest. In addition to the scenic and traditional paintings, three dimensional

artwork was commissioned in the lobby/waiting area to give the viewing public a variety of visual imagery.”

Some of the pieces included in the center are mesh, metal, and ceramic wall reliefs.

Newton, mA - Bowdoin con-struction has recently completed the fit-out of 10,000sf of expanded office space for TripAdvisor in Newton.

prior to construction, Bowdoin worked in conjunction with TripAd-visor, Cushman & Wakefield, and Andrew cohen Architects to provide budgeting and scheduling services. Bowdoin then built out the new space, which includes offices, conference rooms, open-office work stations, an employee lounge and reception area, as well as the complete renovation of the existing restrooms.

Boston - The design of 100,000sf of office space at 60 State Street in Boston for pioneer Investments was recently com-pleted by margulies perruzzi Ar-chitects.

StructureTone served as con-struction manager for the project, and AhA consulting Engineers provided mechanical, electrical, and plumbing engineering servic-es. Equity Office Properties is the landlord of 60 State Street.

The office design and ad-ditional support space consisting of five floors at Pioneer’s Boston office was sub-stantially updated. The 16th floor was com-pletely redesigned, embracing an open lay-out with fewer private offices.

medford, mA - cannon Design an-nounced the completion of the Biology Department collaborative cluster project at Tufts University in medford. A “col-laborative cluster” formed by a 24,100gsf renovation was designed to facilitate col-laboration among Tufts biology research-ers. The technologically advanced cluster accommodates 70 researchers in a sustain-able research environment with six wet laboratories and a range of associated sup-port spaces, including an aquatic suite, in-sect rooms, a dedicated electrophysiology suite with fluorescence imaging capability, and specialized rooms for fly, fish, and frog experimental models.

Additional spaces include offices for senior researchers, work areas for post-doctoral and graduate students, a central lounge, and a 50-seat classroom. labora-tories feature moveable workstations and

laboratory benches, five environmental rooms, seven fume hoods fitted with occu-pancy sensors and automatic sash closers, two autoclaves, a dishwasher, an industrial flake ice machine, four biosafety cabinets, and an emergency generator.

Strategies employed to achieve the minimum LEED Gold certification target include hydronic heat transfer, sustainable materials, water usage reduction, innova-tive lighting solutions, and other energy-efficient measures.

This four-story building will serve as a co-ed dormi-tory with over 300 beds. It will be located behind the hampton and windsor dormito-ries at the end of East Side Drive. construc-tion is expected to be complete in the fall of 2013. JSA, Inc. of portsmouth will provide architectural services for this project.

The operations center features office space and a warehouse that includes an equipment storage mezzanine with a 3,000-lb vertical lift. construction also included a three-bay shed located be-hind the operations center that is used to house sand, salt, vehicles, and equipment.

Andover, mA - pare corporation, a planning and engineering firm with offices in foxboro, was selected by the town of Andover in early 2012 to perform evaluations and prepare a site master plan for seven of the town’s public schools.

The plan included: traffic analyses, wetland delineation, geotechnical borings and pave-ment cores, and the evaluation of parking, site circulation, land-scape, site lighting, pavement, and ADA issues. full topographic and boundary surveys were also performed and supplied to the town for future designs and improvements in accordance with the plan.

pARE completed the site master plan at the end of April, and west middle School was chosen as the first school for final de-

sign and construction of recommended im-provements. Site improvements for the Doherty middle School will be undertaken next, with construction scheduled for the summer of 2013.

Rehoboth, mA - The lincoln School recently celebrated the grand opening of the carriage house and Terrace, as well as the murray family Athletic complex at faxon farm in Rehoboth., a renovation plan to transform and create premier ath-letic facilities for the school’s students.

New England construction pro-vided construction management services as the existing historic carriage house was completely restored and transformed into

a modern, handicap accessible restroom facility for students and visitors. Renova-tions, as designed by Vision 3 Architects, included rehabilitation of structural issues, replacement of the roof, windows, doors and new electrical and plumbing services. A new septic system, designed by InSite Engineering Services, was required to meet the enhanced needs of the facility, as well as to provide for future expansion at the farm.

Bangor, mE - Alliedcook construc-tion recently completed construction of hus-son University’s new living and learning center, the first of its kind on a college or university campus in maine.

The first floor is dedicated to learning and includes faculty offices and mock class-rooms with flexible furniture, storage props, communications technology, and other re-sources to increase opportunities for hands-on learning experiences.

The college of Business has dedicat-ed classroom space that allows students to conduct simulated board meetings and web-based team analysis. The criminal justice program has dedicated space for actual in-vestigations, allowing students to investigate mock crime scene scenarios, and the New England School of communications (NE-Scom) has a dedicated audio engineering classroom. A mock elementary education classroom allows teaching majors to practice in a classroom environment.

The upper four floors contain two-bedroom suites for nearly 250 students. The suites include bathroom and living area and accommodate up to four students each. Each floor has a common area for gatherings that is flooded with an abundance of natural light by the floor-to-ceiling windows on each end of the space.

The living and learning center was a design-build collaboration between winton Scott Architects of portland and Alliedcook construction.

concord, N.h - hmfh Architects, a cambridge. mass.-based architectural firm announced that three new elementary schools it designed for the concord, N.h. School District have opened in time for the 2012-2013 school year.

Initiated by the system’s superinten-dent, christine Rath, and based on current understanding of brain-based research, planning for the new schools probed the very nature of K-12 learning. Input from the faculty, administration, and local commu-nity played integral parts in the design pro-cess, which centered around three visionary ideas: 1) Spaces should support collabora-tive learning; 2) these collaborative spaces should be easily accessible by faculty and students to fully integrate them into the day-to-day learning experience; and 3) these spaces need to provide a variety of flexible environments to support a range of learning activities.

The resulting program features a two-story, 30-foot-wide learning corridor in place of a traditional library room, with a variety of highly visible and easily accessi-

ble educational environments to encourage project-based learning and collaboration, and to support a range of learning styles and curriculum delivery methods.

“The concord school district’s for-ward-looking vision for its new schools challenged us to rethink the standards for el-ementary school facilities,” said laura wer-nick, AIA, REfp, lEED Ap, senior princi-pal at hmfh Architects.

The recently completed Abbott-Downing Elementary School, christa mcAuliffe Elementary School, and mill Brook primary School will now house most of concord’s K-5 students. Although or-ganized around the same learning corridor concept, each school is unique.

All three new schools were construct-ed with extensive recycled and locally pro-duced materials and will be Northeast col-laborative for high performance Schools (NE-CHPS) certified as green school build-ings, meeting strict sustainability standards.

maynard, mA - of all the modern features in today’s new schools, maynard high School presented a first for cTA construction co. Inc. – a radio and television station.

maynard high is the proud home of wAVm, a stu-dent-run radio and cable TV station that is the “Eyes and Ears of Tigertown!” Along with all the typical features of a new school, maynard high will include more than 3,000sf of radio and television pro-duction space.

Situated on the second floor of the 122,000sf building, the radio and TV station comprises its own suite of offices and studio space. The main en-trance leads to a reception area and offices for station management. Beyond that are two radio booths and a TV studio that will include sprayed acoustic insulation, sound underlayment, acoustical clouds, and parti-tions to improve sound quality and control ambient noise. The station includes two editing rooms, a control room, equipment and storage space, and a classroom. The station broadcasts during the school year on local cable TV and on 91.7fm from a radio tower built in 2010.

As the general contractor on more than 45 public schools and buildings val-ued at over $700 million, cTA has con-

structed everything from an indoor track elevated above a gymnasium to geothermal heating and cooling systems. Unique fea-tures present challenges that cTA’s project teams have experience managing.

Designed by Tappe Associates Inc. of Boston, the maynard high School will cost about $36.7 million to construct. The school will accommodate 410 students in grades 9 to 12.

As summer ended, crews were con-structing the exterior envelope, putting up interior framing, and installing mechanical, plumbing, fire protection, and electrical systems. The skeleton of the building con-sists of 2,200 pieces of steel weighing 770 tons, about as heavy as 70 school buses.

The new school is scheduled for completion in the summer of 2013.

I was biking recently along the new foot bridge that connects the North point parks at the museum of Science to paul Re-vere park in charlestown, when I was de-toured around the groundbreaking festivities

for Education first’s new 300,000sf build-ing. Seeing the cel-ebration on one side of the path and pile drivers set up on the other made me think about how much the construction industry has changed over the past four years.

2008 was one of the most terrifying times of my career. The design and construction industry saw nearly all of the planned projects come to a screeching halt. Jobs were evaporating in an uncontrolled downward spiral. firms were all competing for the same set of “shovel-ready” projects. There was no construction financing available and there was virtually no work going on in the city. The filene’s site was a bitter reminder of the collapse of the construction economy. we lost an en-tire generation of architecture students who dropped out of the field with so few pros-pects. close friends within the design and construction community were directly im-pacted by the loss of work and opportunity. It was a terrible time that I hope we never see again.

A little over a year ago, things began

to get visibly better. The mood cheered. our local universities began to design and build again, with several significant new projects announced and set in motion. Ken-dall Square started to buzz with new con-struction and big plans for future work. Biotech firms started to grow and look for new space. fan pier’s massive development moved forward, and the transformation of the Seaport picked up steam. cranes are dot-ting the skyline once again. work is being spread around. firms are in stronger shape. people are hiring.

It is not clear how much, if any, of this rejuvenation is due to government action and policy. my guess is that there was some beneficial help from these sources. The state clearly made a case for investing in the life sciences. Research funding from the NIh, DoE, DoD, and other federal agencies fed directly into our innovation economy, help-ing our universities to consider expansion and re-investment. maybe the stabilization of the banks and the freeing up of capital was the deciding factor. probably it was a combination of these things that contributed to our brighter condition today.

while we are nowhere near where we were in the heyday of 2007, we are definitely moving in a better direction in terms of con-struction growth and opportunity. when we remember how truly frightening the outlook was in 2008, and are asked to consider if we are better off today than four years ago, the answer is clear. Better off? Yes.

Waltham, MA - Wayne J. Griffin Elec-tric, Inc., headquartered in holliston, has re-cently completed the electrical installation work at Dassault Systèmes in waltham.

The france-based 3D product design software company took residence at 175 Wyman Street, where Griffin Electric had originally completed the core electrical in-stallation work in early 2010.

Recent electrical work within the com-pany’s 7,500sf data center included the in-stallation of power, lighting, and a fire alarm system. A new 13.8KV primary distribution, in addition to a 1,000KVA pad-mounted transformer, and 2,000 amp, 480v service was also part of Griffin’s electrical contract,

plus two new 750Kw generators, paralleling switchgear, and a UpS backup system.

Additionally, as part of the 212,000sf tenant fit-up package, Griffin Electric in-stalled extensive lighting and controls as well as power and fire alarm systems.

Construction management firm Co-lumbia construction company of North Reading led both portions of the project to completion, with architect and electrical engineer SmmA of cambridge responsible for the data center. Elkus manfredi Archi-tects, of Boston, and AhA consulting En-gineers, of lexington, were contracted for the tenant fit-up project.

chelsea, mA - A ribbon-cutting ceremony celebrating the hotel’s offi-cial opening was recently held for a new 128-room Residence Inn by marriott at 200 maple Street in chelsea. pro con Inc of manchester, N.h. was the archi-tect and construction manager for the $13.5 million design-build hotel, which has been developed by XSS, llc.

The five-story hotel has 111 ur-ban studios and 17 one-bedroom suites, with a large hearth room, bar and lounge area, breakfast room, indoor pool and fitness room, 1,300sf of flexible space meeting rooms, business center, and guest laundry area. The building’s first floor houses the hotel’s reception and common areas and offers street level, cov-ered parking for 26 vehicles just outside the entrance.

The exterior façade features precast concrete, brick veneer, insulated metal pan-

eling, and cornice molding. The main en-trance features a curved canopy with metal panels and double sliding glass doors.

The hotel has been designed and built to achieve LEED certification.

Exeter, Nh - construction of a new pro Shop at the Sig Sauer Academy in Exeter was recently completed by Jewett construction company, Inc. of Raymond. The new, 4,500sf facility is designed to house the academy’s administrative staff as well as a large pro shop for display and sale of Sig Sauer firearms and accessories.

The project included construction of a single story metal building designed for energy efficiency with such features as insulated metal panel siding and a high reflective-value metal roof, an exterior insulation finish system, insulated low-e windows, and energy-efficient mechanical equipment.

Boston - Abbot’s Small projects Di-vision recently completed restoration of the façade of a five-story brick warehouse building at 61-63 wareham Street in Bos-ton’s historic South End.

After the building began to experi-ence water penetration issues, the build-ing owner elected to install new bronze replacement windows in an effort to con-trol the problem. Because the replacement windows did not eliminate all of the water penetration, the owner contacted Abbot to recaulk the replacement windows and re-point the entire building façade. Abbot cut all of the mortar joints to a depth of one-half inch and repointed the façade.

The contractor complet-ed the project in just 14 weeks, two weeks ahead of schedule. cumberland farms opened the new store in July.

The project entailed the demolition of an existing cumberland farms store, an adjacent building, and utilities back to the property line, allowing for construction of the new store and service station. The project scope included installation of new

underground double-wall fuel tanks and an underground detention system for storm water.

The colonial-style, wood-framed building features trusses and a cultured stone veneer architectural detail. The store’s interior design and finishes are typi-cal of the new design format being rolled out for all cumberland farm stores. farmington, cT – funding was recently authorized for the construction of the Jackson laboratory for genomic medicine on the campus of the Uni-versity of connecticut health center in farmington. funding for the project was authorized and provided by the state of connecticut through the newly formed connecticut Bioscience collaboration fund.

The fund will be administrated by connecticut Innovations (cI) and will be used to develop, construct, and equip a research laboratory and office building at the University of connecticut health center in farmington. The facility will

be a 173,000sf laboratory, concentrating on advancing genomics research, ge-nome-based medicine, DNA, stem cell, bioscience medical research, and other medical research disciplines. planning for the project began in early 2012, and construction is expected to commence in January of 2013. occupancy is targeted for the fall of 2014.

Diversified Project Management was hired by cI to monitor the construc-tion and ff&E procurement process and to review all applications for advance-ments under the $145 million facility loan and the $46.7 million ff&E loan.

farmington, cT - KBE Building corporation is building – literally – an extensive portfolio of technical high schools, with seven vo-tech schools completed, under construction, or in the planning phases. The three most current projects – harvard Ellis Technical high School, Quinebaug Valley middle college high School, and J.m. wright Regional Vocational Technical School – started con-struction earlier this summer in Danielson and Stamford.

KBE previously completed Kaynor Technical high School in waterbury, goodwin Technical high School in New Britain, and Norwich Technical high School in Norwich, all for the state of Connecticut. The firm also completed the Vernon cleaves Vocational Agricultural Resource center for the town of walling-ford’s lyman hall high School.

Now in construction, the $84 mil-lion harvard Ellis project in Danielson en-compasses 117,300sf of renovation and a 68,000sf addition. The addition will house a new gymnasium, classroom wing, me-dia center, community café, and teaching kitchens for the culinary arts program. The first phase will include a maintenance and bus garage, as well as upgrades to the ath-letic fields. The project is designed by The S/l/Am collaborative and will be com-pleted in may 2015.

Also under way, the $22 million Quinebaug Valley project in Danielson is renovating 12,000sf of the existing caf-eteria and library and adding an additional 38,000sf. The addition will create space

for six new classrooms, a half gym, an art room, a special education room, two science labs, a fitness room, three music rooms, a health suite, two collaborative activities rooms, student gathering spaces, and administrative and faculty offices.

KBE is working with the architec-tural firm of Amenta/Emma. The project is planned for a December 2013 completion.

The third project, the $50 million renovation to the J.m. wright Regional Vocational Technical School in Stamford, will consist of a 202,400sf renovation to the existing building. The construction will include an all new kitchen and cafeteria, a renovated lecture hall with new seating and state of the art lighting and sound sys-tems, two new entrances to the building, an entire renovation of the mechanical and electrical systems, new interior finishes, in-stallation of new windows and curtain wall systems, and masonry restoration on the exterior walls of the building. This project is currently in the preconstruction phase, with construction planned for April 2013.

KBE is working with architects Bi-anco giolitto and weston on the school renovations.

construction, Inc. of East windsor recently completed phase 1A of the Storrs center project — a new residential/retail mixed-use development in Mansfield — for the joint partnership of leylandAlli-ance llc of Tuxedo, New York and EdR of memphis, Tenn.

Teaming with architec-ture firm BL Companies of meriden, Erland has now be-gun phase 1B, which will be complete in the fall of 2013.

phase 1A encompassed two five-story buildings, and phase 1B will add one more five-story structure. All three, totaling 362,000sf, have a mix of restaurants, retail, and commercial space on the first floor and residential units on floors two through five.

The 322 apartments feature a combi-nation of studios and one-, two-, and three-bedroom units with granite countertops and stainless steel appliances.

This public/private partnership – in collaboration with the Mansfield Down-town partnership – has been designed to meet sustainability guidelines, and many sustainable elements have been incorporat-

ed into the project, including Energy Star appliances, low Voc paints and adhesives, and energy- efficient plumbing fixtures.

when completed, Storrs center will be a mixed-use town center and main street corridor at the crossroads of the town of Mansfield, Connecticut and the University of connecticut.

Storrs center will ultimately com-bine retail, restaurant, and office uses with a variety of residence types, including rental apartments, town homes, and condo-minium apartments.

New canaan, cT - Tecton Architects was recently granted approval by the New canaan planning and Zoning commission for a mixed-use retail and residential space at 21 forest Street.

Nitsch Engineering of Boston joined this project in January 2012 to provide civil engineering services, including road-way and utility infrastructure design for three new public and private ways, and site design services including site layout, grad-ing, utility design, including stormwater treatment, and recharge. Nitsch also pro-vided Boston water and Sewer commis-sion and public Improvement commission permitting services on the project. To sup-port the project schedule, these services were completed within six months

howard Stein hudson Associates (hSh) has been involved in transporta-tion planning and traffic engineering for the channel center project since its initial permitting in 2000. The process included participation in developing the 100 Acres plan, a planning process initiated by the city that achieved consensus among the four major landowners in the area.

Channel Center, the first in the area to receive permits, was developed to be consistent with and support the 100 Acres plan. mitigation for the development in-cluded on-site circulation and parking to meet demand. off-site mitigation included geometric and signal installation/ improve-ment at four intersections along A Street. To further reduce the impact of the project on the surrounding transportation system, hSh assisted the developer in establishing an extensive travel demand management (TDm) program.

Along with the construction of the one channel center facility, the scope

of the project will include the creation of two open-space areas—the 72,000sf New park and the 9,000sf Iron Street park. The Suffolk project team will also manage streetscape improvements consisting of new sidewalks, street trees, and lighting.

Suffolk is partnering with architec-ture firm ADD Inc. for the office portion of the project and architect Spalding Tougias Architects for the parking garage. E.m. Duggan will perform hVAc. construc-tion is scheduled for completion in 2014.

the decision whether to invest in their own data centers or utilize colocation/cloud op-tions to support their IT server/data storage requirements. This is especially true for small to medium-size companies with ever increasing data storage needs that are start-ing to have a real impact on the company’s

short-term and long-term strategic plan-ning. while server growth has actually slowed as a result of virtualization, storage continues to grow be-tween 20% and 150% annually depending upon their business sector.

IT infrastruc-ture has transformed over the past decade to become the key infrastructure element, for the majority of businesses today and as such it is often viewed as the single most critical element often above human capi-tal. Business continuity through smooth and planned expansion of existing server and data storage/management capabilities as well as disaster recovery (DR) is one of the hottest topics in today’s corporate en-vironment. The continued growth on IT infrastructure places restrictions on a com-pany’s capability to grow, service clients, and meet company goals. In Boston, we often see the decision on colocation versus growth/expansion of existing data centers for businesses to be one of the primary proj-ect issues as companies consider relocating/

growing their offices. This is because the property may have limited infrastructure to support the data center loads and/or insuf-ficient levels of redundancy and reliability to fulfill the tenant’s requirements. These issues, associated lease negotiations, and cost/schedule constraints are faced by all companies.

So what is colocation? colocation is when the company’s servers/primary data storage, and key IT equipment are located (colocated) in a facility that is owned/oper-ated by a third party. These facilities are equipped with redundant, high-speed data connections to allow users to access appli-cation and data with similar experience (low latency) as if the IT equipment were located in the company’s offices. Additionally, sup-porting infrastructure for the IT equipment is often redundant and robust through cool-ing, power (UpS, standby, and normal), fire suppression, security, and on-site sup-port and monitoring for full-time, dedicated staff, therefore reducing the operational risk to the client (business owner). lastly, many colo facilities today are focused on reduc-ing their environmental impact by employ-ing high-efficient cooling systems and very efficient power distribution systems which can be much more efficient than company-by-company approach due the economies of scale and the colo’s focus on reducing their specific operational costs.

Each business is unique and as a re-sult the evaluation of whether colocation is an appropriate path forward, a company will depend on specific variables that need to be determined, vetted, and analyzed. A strong understanding of the company’s cur-

rent data center operations (power draw, cooling, forecasted growth, and whether a disaster recovery plan is in place) are key. forecasting out the growth of the IT’s in-frastructure and associated power and cool-ing can often identify constraints within a company’s current owned/leased building. Examples include insufficient cooling wa-ter for client’s data center air conditioners as well as insufficient UPS and/or generator capacity to ensure continuous operations.

As part of the buy-versus-build anal-ysis, potential colo providers will need to be provided with a clear understanding of the company’s power (kw), space, opera-tional reliability, bandwidth requirements, and contract length/terms. considerations for the the evaluation include understand-ing how power is billed (allocated or actual use?), escalation cost per year, data band-width billing, tech support costs and avail-ability, as well as expansion/retraction rate/penalties. If the business has regulation compliance requirements (i.e, SSAE-16 or hIpAA), these will be a litmus test for potential colo facilities. Additionally, the physical location of the colo facility is of-ten a key variable for the decision process. many clients want to be able to get access to the colo facility within 5 to 30 minutes.

By extraditing the majority of a com-pany’s IT infrastructure outside of the busi-ness managed space, the operational reli-ability is often increased while also freeing up current and future space for the compa-ny’s core business functions.

North Kingstown, RI – pro con Inc announced that The Towneplace Suites hotel, located in the Quonset Business park in North Kingstown, has been awarded lEED Silver cer-tification by the US Green Building council.

pro con Inc, of manchester, N.h., was the architect and construc-tion manager for the 104-key extended stay hotel, which was developed as part of the gateway parcel master De-velopment by New Boston fund Inc. of Boston and waterford Development of Needham, mass.

The four-story, 55,453sf hotel is the first TownePlace Suites to become LEED certified in the country.

Sustainable design practices were incorporated into each phase of construc-tion and operation of the building, which resulted in the Towne place Suites attaining a 26% improvement in energy performance when compared to a similar building.

North Andover, mA - SAK Environmental recently provided a wide range of environmental services to Steel Art, a premium architectural sign manufacturer, who moved from Allston to a larger, 50,000sf building on Dean Street in Norwood.

SAK’s work included phase 1 and 2 environmental site assessments; building assess-ment, securing environmental op-erating permits for manufacturing operations, and implementation of a new health and safety pro-gram for the new facility.

The site’s industrial his-tory required the soil and groundwater to be assessed for petroleum and hazardous

chemical to assure there was no significant contamination at the site prior to purchase and occupancy.

A hazardous materials survey for lead and asbestos was also conducted in the building, and limited asbestos-containing roofing materials were removed and properly disposed of as part of Steel Art’s renovation of their new home.

SAK also conducted the USEPA and MADEP fil-ings for environmental oper-ating permits, including air, hazardous waste, storm water, wastewater, and toxics use fil-ings for its manufacturing pro-cesses and materials storage at its new facility.

The facility consists of ultrasound exam rooms, a non-stress testing area, private patient consultation rooms, phle-botomy lab, image reading rooms, medical records storage, and physician offices.

fall River, mA - This summer marked a big move for healthfirst fam-ily care center, as it relocated down the street to a new 78,000sf commu-nity health center designed by Steffian Bradley Architects. healthfirst’s new home in fall River opened on July 3.

The new fa-cility consists of 36,000sf of medical and dental service space. It will also be the new home to the fall River wIc program, a health and nutrition program for women,

infants, and children. healthfirst is leasing the remaining space to tenants who provide specialty health services like cardiology, podiatry, ophthalmology, x-ray, as well as an expanded laboratory and pharmacy.

The team behind the healthfirst project included columbia construction as con-struction manager, Skanska USA as project manager, Thompson consultants as the mEp engi-neer, and goldstein-milano as the structural engineer.

High-Profile Focus: Multi-Residential / Assisted Living

hopkinton, mA - The congress companies an-nounced that construction work has commenced on phase 1 of a two-phased renovation and ad-dition project at golden pond, an assisted living residence lo-cated in hopkinton.

last fall, congress was selected by its repeat client, golden pond Resident care corp., to provide construction management services for the ren-ovation and addition.

The congress companies served as the builder for the existing 64,500sf golden Pond facility, which was the first assisted living facility constructed under the hUD 232 program in massachusetts.

phase 1 of the construction work be-gan on August 1 at the hopkinton facility, with completion scheduled for November 1, 2012. This phase’s construction is focused on the facility renovation, which will result in seven additional assisted living units in the existing building. All renovations will be completed without disruption to the resi-dents of golden pond.

The project was designed by Khalsa Design Inc. of Somerville. major subcontrac-tors involved include Wayne Griffin Electric,

Kg Jordan, covenant fire protection, Upper Valley Drywall, and Tarr Demolition.

Upon the completion of phase 1, phase 2 will commence, which will result in a new, three-story addition of 36,000sf consisting of 41 assisted living beds and 30 residential units. The assisted living units will feature high-end kitchens with granite countertops, generous living and bedroom spaces, and golden pond’s signature concierge personal-ized service package. Additionally, the main mechanical, electrical, hVAc, plumbing, and laundry plants will be renovated and en-gineered to meet the requirements of all new units and future expansions.

A future phase 3 for the golden pond facility has been master planned and is pro-jected to include approximately 64 assisted living beds housed in a 33,000sf building.

manchester, Nh - Brookstone Build-ers, Inc., construction managers and gen-eral contractors headquartered in man-chester, recently have been awarded a new construction project by Southwestern community Services of Keene.

The scope-of-work will involve the construction of “The Second chance for Success,” which will be an 8,400sf tran-sitional housing facility located on six acres of land off Route 101, adjacent to the cheshire county jail. The wood-framed structure will be built on an aggregate pier foundation and will consist of six fully-out-

fitted apartments, office space, and meeting rooms.

Southwestern community Services is a Keene-based community services or-ganization that has provided senior and af-fordable housing in the area. The project is being financed by the New Hampshire housing Authority. groundbreaking took place on August 8, 2012.

Boston, mA - Residential Architect Magazine, a magazine of the American Institute of Ar-chitects, selected David Dixon, fAIA, principal-in-charge of goody clancy’s planning and Urban Design practice, for the publication’s highest individual honor, the hall of fame Award. The award recognizes Dixon’s contributions in planning and improving communities across the United States and for his leadership role as an educator, author, volunteer, and urban visionary.

Dixon’s work across the United States has won national acclaim, including awards from the AIA, the American plan-ning Association (ApA), the American So-ciety of landscape Architects, the congress for the New Urbanism, the International Downtown Association, and the Society

for college and University plan-ning. The AIA awarded him the 2007 Thomas Jefferson Award for career-long achievements in “creating liveable neighbor-hoods, vibrant civic spaces, and vital downtowns.” Residential Architect’s editors cited Dixon’s role as chairman of the American Institute of Architect’s (AIA) Re-gional and Urban Design com-

mittee, where he spear headed the AIA’s response to hurricane Katrina and led a broad effort to help rethink and re-build New orleans in its aftermath.

“This award means a lot to me,” said Dixon. “Residential Architect’s editors did not just recognize me, but also the value of community-based planning and urban de-sign to create a new generation of diverse, livable, sustainable urban neighborhoods.”

East providence, RI - The Northeastern Economic De-velopers Association (NEDA) recently selected the Rumford center as NEDA’s project of the Year. The award recognizes a major economic development project based on job creation and other direct economic impacts; capital investments; leveraging of development resources; use of public/private and/or intergov-ernmental partnerships; benefits to the surrounding community and/or environment; innovation; design excellence and transportation con-siderations.

The Rumford center, located in East providence, was originally constructed in 1856 for Rumford chemical works com-pany. In 2005 it was becoming evident that without intervention, part or potentially all of the historic Rumford mill complex was in danger of being lost to condemnation and/or demolition. In 2006 the develop-

ment team of peregrine group and Kirk-brae properties formed a partnership as pK Rumford llc with a plan to convert the 8.5-acre, nine-building mill complex.

New England construction of East providence served as construction man-ager for the 270,000sf adaptive reuse of the historic mill and brownfield redevel-opment project, providing preconstruction services, including planning, budgeting

constructability review, value engi-neering, scheduling and management of local permitting. NEc worked closely with the design team of prell-witz/chilinski Associates, Inc. of cambridge, mass., along with the pK Rumford llc to collectively under-stand the design, construction, and budget risks of this massive project.

The center now boasts 112 apartment units, 60,000sf of office space, and numerous retail tenants and a restaurant. currently, more than 120 people work at the Rumford center.

By Conrad Martin who you hire can be one of the most

critical decisions you can make for the fu-ture success of your company. hire the right team members and future success can be almost guar-anteed. hiring the wrong group can be disastrous in many ways. for these rea-sons, hiring should not be something to

be taken lightly. The following will serve to provide five best practices when hiring new people.

1. Clearly define the position. Create a clear and exact description of the position you are seeking employees for. This will help you pursue and attract only those who are qualified for the position. Prospective employees need to know exactly what you are seeking before applying for the position. fail to do this and you may be overwhelmed by ill qualified candidates. Anyone who has made the mistake of hiring one of these ill qualified candidates knows what a drain on time and valuable resources this can be.

2. Scan resumes for measurable re-sults. past performance can be a reliable indicator of future performance. In my per-sonal opinion it is important to get specif-ics on one’s past track record. A business acquaintance of mine owns a company that helps company owners and operators make improvements to the profitability of their fa-cilities. He also helps develop staffing strat-egies and assists in the vetting of new hires. one of the most important aspects of per-formance he looks out for are quantifiable results and statistics. Things like “increased department profitability by 30%” and “man-aged $100 million in buildings” is what we are talking about here. for me personally as

an executive recruiter if I don’t see quantifi-able results on a résumé I will ask the can-didate questions to draw out their value in terms of results and make sure it is included in a rewritten résumé.

3. Take the time to hire the right per-son. In most cases you should resist the urge to hire someone on the spot without interviewing all of the potential candidates. Spending quality time with each candidate is essential as well. I spoke with one hiring manager recently who told me he spends four hours interviewing each candidate. That may seem a little extreme for most people, but the point is to be thorough and deliberate when it comes to evaluating po-tential hires.

4. check references. References should be checked but also taken with a grain of salt. It can be hard to find a negative reference for a candidate. Sometimes com-pany policy is a factor, other times someone may be reluctant to say anything unkind. Try to read between the lines and be sure to ask follow up questions. I recently spoke with someone who was listed as a reference for a candidate of mine who told me he was dreading my call. he declined to elaborate, which told me all I needed to know. Also notice how enthusiastic or apathetic a refer-ence is.

5. Be aware of the candidate’s expe-rience throughout the hiring process. make sure you are giving a good impression. The candidate is evaluating you as much and you are evaluating him or her. Be clear about what happens next in the process and when. Keep candidates updated, and if you can, make the process enjoyable. If you don’t end up hiring this particular person they will still tell others in the industry what a great experience they had.
