Without keeping the building maintained it becomes a tired asset and is more difficult to obtain tenants at profitable rental.

With the spiraling cost of electricity ,more and more tenants are seeking energy efficient buildings and incorporating energy performance into their site selection .

The increased energy costs are causing inefficient buildings to become tired assets, leading reduced rentals and higher operating costs ,creating a shrinking of the bottom line for property owners

There are more then 240000 commercial buildings in south Africa which consume approximately 35% of the electricity sold South Africa. Studies show that energy savings of between 20% and 30% can be achieved in the commercial sector; all while minimising capital investment and maximizing return on investment.

The Green Building Council of South Africa is to implement a Building Energy Rating Standard where tenants will be able to check the efficiency rating of the building and assess the operating costs of the building. Once the new structure is in place tenants will become aware of the system and property owners with inefficient buildings will be put under pressure to reduce rentals or face having unoccupied space.

There is growing requirement of owners to make their buildings Green. There are new and green technologies being introduced every month ,from changing the light bulbs to installing solar heating. Whilst some of these are more efficient than others it is difficult for the property manager to assess which ones if any will have sufficient impact on his building .

Not every property owner can afford the capital outlay to retrofit an existing building into a modern green building and not every building lends itself to the new green technologies .However there is a simple strategy in making the existing building as efficient as possible to reduce energy and operating costs so that the property owner can demand the maximum rental and increase the return on investment
