Recap & Outlook for August

With total sales down 33.33% relative to a median sale price increase of 26.44%, the month of July proved a bit perplexing for real estate activity in Hermosa Beach. Other stats that divided market trending behavior included a 106.9% spike in the median days to sale and a 35.9% drop in the sales/listing ratio compared to fairly stable listings with a 4.08% increase month-over-month. Oddly enough several year-over-year data points reflect comparable consumer behavior for the month of July. In the news… According to C.A.R., “Statewide sales were above the 400,000 mark for the fourth straight month” while “available housing supply remains constrained at 3.3 months of inventory” (http://www.car.org/newsstand/newsreleases/2015releases/july2015sales?view=Standard). Expectations for August remain overly optimistic despite the market’s general attitude toward the Fed’s likely action of policy changes to influence the hike in interest rates.
