The Royal Albert Hall –Building Reinstatement Valuationand asset management advice (2007/8)Watts was appointed to produce a detailedBuilding ReinstatementValuation of the Royal Albert Hall in the event of total loss. On the basis ofour costplan, reinstatement cost was reduced to some 70% of the previouspolicy allowance, offering a welcome policy saving to the client. Followingthe Valuation, Watts was engaged to carry out a full condition survey of thebuilding structure, fabric and services elements and report on anticipatedLife cycle. The purpose of the survey was to feed into a longer termcost strategy to enable the Royal Albert Hall to make informed decisionsmaintenance relating to the size of the overall funding reserve requiredand the appropriate split between day-to-day operational maintenanceand long-term development/replacement projects.
