reconstruction of the highrise building

The task was to redesign the office tower - 97 high (previously owned by Deuthe Postbank, built in late 70-th) into a residential complex.

Architectural idea

The population of the Kreuzberg district, where the plot situated, in-habits people of different nationalities and makes a very dynamic impression of the life there. Also, 34% of the residents are immigrants. However, an impression which the building of the Deutsche Postbank makes seemed to be absolutely out of time and context.

So the idea was to involve movement from streets to the building by making terraces and roof accessible for public.

existing building typical strategy proposed concept

The existing building looks like a separate brick which is completely disconnected from a street movement.

An ordinary idea of a residential high-rise is that there are cheaper flats on the first floors and as higher the flat is situated, as more expensive it is. Typically, there are penthouses on top with incredible views on the city which seems like only very wealthy people have an access to it.

So the idea of the project is that every per-son could go up and chill out ontop. That will also connect the tower with the streets at the bottom.

The proposed building is divided into three blocks; with the public terraces between them. Each block has a different quality:- first one is commercial;- second one consist of small 2-stored flats;- third one has single-storey flats for families with children.

The ground floor contains entrances which lead to the apartments and one public entrance, which lead directly to the roof.

The proposal for the upper block is ordi-nary middle-sized flats for families with children.

The middle block.Relying on the statistics, many buisness-es nowadays function through the inter-net without leaving home, so the propos-al for these flats is to divide them in two stores: first one for work and second one - for living. This allows young families or friends live and work at the one place.

Terraces have public access and resting places for all social groups. The very low one is located on-top of the commercial block and have an access from the cafe.

Besides public access, the roof-garden has a special climate with unique trees to create an outstanding environment. This could help to invite more people ontop and make it more dynamic.
