GloucestershireHailes Manor is a recently restored, Grade II Listed Manor situated in an idyllic location just north of the ancient Saxon town of Winchcombe. This picturesque Cotswold town is typified by its traditional stone houses, tea shops, pubs, good local amenities and is a thriving rural community. The town is well served with a butchers, bakery, delicatessen, restaurants, primary and secondary schools, parish church and excellent modern medical and dental services. More comprehensive facilities are located nearby in Cheltenham.

Sporting facilities nearby include golf at Cotswold Hills, Cleeve Hill and Broadway; motorsport events at Prescott Hill Climb; National Hunt racing at Cheltenham, Stratford

and Worcester; sailing on the River Avon, hunting with the Cotswold Vale and North Cotswold hunts and Premiership rugby at Gloucester.

The Royal Shakespeare Theatre is at Stratford-upon-Avon, with further theatres in Cheltenham and Oxford. There are numerous local restaurants and charming village pubs in the area. The Spa town of Cheltenham hosts a number of festivals including cricket, literature, jazz and music.

Communications by both rail and road are excellent, with Cheltenham Spa providing a fast and direct service to London Paddington (approx 2 hours). Alternatively trains

from Moreton-in-Marsh station take from 90 minutes. Birmingham and Birmingham International airport are easily accessible, with a fast and direct rail service from Cheltenham. Alternatively, Bristol International airport is also within striking distance. The A429 and A40 provide access to the North Cotswolds as well as Oxford and London via the M40 or M4.

Schooling in the area is exceptional with the nearby Winchcombe Abbey primary and Winchcombe secondary schools. There is also a range of renowned private schools such as Cheltenham Ladies College, Cheltenham College, Deane Close and Rendcombe College.

Hailes manorHailes Manor sits at the head of a sweeping driveway and is a wonderful example of a period renovation. The earliest part of the house is thought to date from the 14th century, contemporary with Chaucer’s mention of Hailes in The Pardoner’s Tale. The nearby Abbey (now owned by English Heritage) was a famous destination for medieval pilgrims. On Christmas Eve 1539 the monastery was dissolved. Masonry from this 13th century building is clearly visible in the house. It also contains rare examples of what are understood to be original 16th century hand-blown glass window panes.

The house has the benefit of a new Cotswold stone roof, and has been re-wired and re-plumbed throughout. The property is full of original features including wonderful stone fireplaces and cornices. The majority of the ground floor is laid with flagstone floors, all of which have been lifted, treated and cleaned. Some of the rooms, including the bedrooms, have exposed beams. Bespoke bathrooms have been fitted throughout as well as a modern kitchen which includes an Aga.

The property is well suited for both entertaining on a large scale and for family living alike with a number of spacious and well-proportioned reception rooms. Of particular note is the Georgian reception hall with double-height ceilings, open fire place with decorative stone surround, and sweeping staircase. Furthermore, located off the reception hall is the elegantly appointed drawing room which benefits from direct access out onto the attractive, south facing lawn beyond.

The wooden staircase that rises from the reception hall leads to the first floor landing from where five of the bedrooms can be reached. The panelled master bedroom suite is a room of particular note with an abundance of period features, built in cupboards and a large bathroom/dressing room. Off the landing are two more bedroom suites, two further bedrooms and a family bathroom. The second floor includes a further bedroom and a bedroom suite.

studio cottage and outbuildingsThe open-plan studio cottage is situated beyond the kitchen garden and provides further accommodation and includes a bedroom/living room with a kitchen and separate bathroom, complete with a wood burning stove and under floor heating.

Adjacent to the main house is a Tythe Barn and attached

outbuildings. At the southern end, closest to the house,

is the old milking parlour which has been renovated to

a high standard and is now used as a studio/playroom

with a separate laundry and W/C. There are bi-folding

doors that lead out onto an area of flat lawn providing

plenty of light. The rest of the building is currently

used as storage and garaging. This large space offers

great potential for conversion into further ancillary

accommodation, office space, games room and or an

indoor swimming pool. There is planning currently in

place to incorporate a two bedroom maisonette next to

the old studio/playroom.

Gardens and GroundsThe property is approached through double wrought iron electric gates with a sweeping driveway that leads to the front of the house. Hailes Manor is surrounded by formal lawns, broad herbaceous and flower borders, with an attractive stream meandering through the grounds. To the south east of the property is a tennis court with a stone viewing pavilion to one side.

Beyond the formal lawns to the south of the property is a large agricultural field with Salters Hill sitting proudly in the distance. To the west of the house is a newly incorporated kitchen garden and green house.
