Leadership message For 13 years Alfred Nikolai led Habitat for Humanity Edmonton as President & CEO. In June 2018, Alfred transitioned into retirement and, on July 1st, we welcomed our new President & CEO, Karen Stone, to lead the Habitat family into 2019 and beyond. Karen brings a tremendous amount of experience in the affordable housing sector to Habitat Edmonton. Under her leadership Habitat will continue to transform the future for parents and children across northern Alberta through the vehicle of affordable home ownership.

In 2018 we demonstrated the continued success of the Habitat program as 74 new homeowners received keys to their Habitat homes. Many of these homes were part of the 2017 Jimmy & Rosalynn Carter Work Project. Last year 24 families at Carter Place and six families in Fort Saskatchewan became homeowners, and the remaining homes in the Carter Work Project were well under construction at the end of 2018. Habitat also welcomed families to their new homes in Cold Lake and Rocky Mountain House, through our buy back program, and through a strategic partnership with local homebuilders and developers (Habitat Day in the Capital Region). None of these accomplishments would have been achieved without community support. They were the result of a multitude of hard-workers lending their helping hands.

When you visit a Habitat build site, it is truly a sight to behold. Thousands of hands are lifting, hanging, gripping, prying, holding, sliding, pushing, or tying – each hand plays a significant role in piecing together a Habitat home. Every hand makes a difference to the families we serve, and also to the communities where we build. Whether you are a donor, volunteer, community partner or other supporter of Habitat, please know that your participation is helping families to create generational change.

We are committed more than ever to building homes and serving families, and we need every hand to help us along the way. Thank you for helping families achieve strength, stability, and independence!

Carter Place Edmonton’s most memorable Habitat build began in 2017 with the help of former U.S. president Jimmy Carter and Mrs. Carter. Last year we welcomed home 24 families, and when completed, there will be 58 families living at Carter Place in southeast Edmonton.

Fort SaskatchewanHabitat made significant headway on the 16 home project in Fort Saskatchewan. The project was part of the 2017 Jimmy & Rosalynn Carter Work Project. We were thrilled to welcome home six families in 2018!

Habitat Day in the Capital RegionThe annual Habitat Day in the Capital Region event resulted in two homes, one for a family in Leduc and the other for a family in Fort Saskatchewan. Special thanks to the generous donors: Coventry Homes and Sterling Homes in partnership with Qualico.

Buy Back Program successWhen a Habitat family decides to move on from the Habitat program, they sell their home back to Habitat and use their equity as a down payment for a home on the open market. Habitat is then able to freshen up the home and sell it to another qualifying family. In 2018, 20 families sold their homes back to Habitat to allow new families the opportunity to become homeowners.

Habitat’s “Friends” communitiesHabitat welcomed home families in Cold Lake and Rocky Mountain House. The projects never would have got off the ground if it were not for the passion and commitment of the local volunteer committees.

Women BuildOne-hundred women leaders raised funds and volunteered at the Prefab Shop, while building and learning about the Habitat program. They heard from Habitat homeowners and even had visits from Global Edmonton! Thank you to every woman who participated!

Joanne’s Story Joanne was a single mother of three daughters when she first came to Habitat. She had been encouraged by the staff at a local food bank to see if she would be a fit for the Habitat program. Joanne had been working tirelessly to achieve a better life for her and her daughters by pursuing her Emergency Medical Response (EMR) certificate while working a full-time job to help get her family on solid footing. The cost of renting was adding up and the pressure was forcing her to decide between schooling and full-time employment to support her family.

After a successful application and 500 hours of sweat equity work, Joanne proudly moved her family home to Aurora Place in St. Albert in December of 2012. Joanne continued to press on with work and school, but knew that each mortgage payment was an investment in her future, and that she was now in a stable and secure living situation.

Habitat had afforded Joanne the opportunity to pay off her student loan and begin saving for a down payment. As is true of many families, Joanne’s story didn’t end when she received keys to her Habitat home. After remarrying and adding two more beautiful daughters to their family, Joanne and her husband, Clayton, decided to look for a new home for their growing family. They sold their Habitat home back to Habitat in March of 2018 and moved into their forever home, which provided another family with an opportunity to buy the Habitat home in Aurora Place.

“If it wasn’t for Habitat I’d still be struggling; there were so many challenges in front of me,” said Joanne, who went on to pass her provincial exams for her EMR and EMT certifications. “I cannot say enough about how much Habitat helped my family. I had never thought that I’d be able to own my own home. My Habitat experience gave me the strength to work on my relationships, pursue my schooling dream, and most importantly to raise my daughters in a safe place. I got to show them what it means to be a strong, independent woman. I will always be grateful.”

Lisa’s Story In the spring of 2009, Lisa and her son Austin had the pleasure of experiencing what is known as a “Blitz Build”, where Habitat volunteers work for a few weeks straight to start and finish building a Habitat home. When the Blitz Build had ended, a duplex stood tall and proud at the northern edge of St. Albert with trees and farmland dotting the background. Lisa and Austin were finally home. However, Lisa’s journey didn’t start with the build; it started in 2008 during Austin’s soccer game. Her dad found a Habitat for Humanity brochure and told Lisa she should consider applying.

Housing was a struggle for Lisa, who was renting a one-room apartment. She had taken the doors off of a large closet to create a bedroom for Austin and was working full-time trying to make ends meet while saving for a down payment. The down payment never materialized, and so Lisa heeded her dad’s suggestion and called Habitat to inquire about the application process. After she was accepted into the program, she began to work towards becoming a homeowner.

When Lisa moved into her beautiful Habitat home, life began to change for the better. Lisa was able to save up money to purchase a vehicle to commute to work, put some furniture in the house, and also save for Austin’s future. Austin also became more heavily involved in sports because Lisa could now afford to pay his way.

Lisa had many memories about her Habitat experience, but one memory that stood out was gardening.

Lisa said, “One of the fondest memories I have is putting plants in the garden and planting a lilac tree that I got from my mom. The lilac is still there, huge and strong.”

The lilac tree is strong, just like Lisa, who worked hard for her Habitat home by volunteering 500 hours at Habitat construction sites and ReStore. After living in and caring for their Habitat home for nine years, a new chapter started for Lisa and Austin. They decided to move on from the Habitat program to allow another family to benefit in the same way they did. The family bought a bi-level on the open market and are thriving in their new home.

Habitat families overcome obstacles, rise above them, and then pass the blessing onto others. Lisa and Joanne each have different stories, but both are strong successful women who each found strength, stability, and independence through the Habitat program.

CommitmentHabitat is blessed with many one-time volunteers and volunteers whom we call “regulars” (those who contribute 40 or more hours per year). “Regular”, perhaps, does not accurately describe these highly dedicated, ambitious, and joyful individuals and groups who go above and beyond. In 2018, 290 regular volunteers contributed nearly 37,794 hours!

The spirit of neighbour-helping-neighbour continues to permeate the volunteer culture at Habitat for Humanity Edmonton. Over 4,100 individuals contributed 89,785 hours at Carter Place, Fort Saskatchewan, Friends (rural) communities, Prefab Shop, five ReStores, offices, and at events. Every hour given by a volunteer helps a family move one step closer to becoming a homeowner.

LeadershipGrassroots leadership is an important aspect of Habitat’s building program. We rely on the expertise of our core volunteers to provide training and guidance to many first-time volunteers at our build sites. Habitat is blessed to have an unparalleled group of Crew Leaders, who are also known as “Red Hats”. These gifted leaders take volunteer crews under their wings to build homes for our families. They ensure our volunteers are trained to perform every construction task safely, and to help our volunteers discover constructions skills that some never knew they had! We are proud to note that Habitat Edmonton had 26 volunteers who wore the Red Hat in 2018.

The BuildsConstruction continued at Carter Place as volunteers and staff completed 24 more homes. By the end of 2018 over half of the 58-home development was completed. Hard work at our 16-home development in Fort Saskatchewan brought the completed number of homes to 12, with construction on the remaining four homes well underway. Volunteer committees in Cold Lake and Rocky Mountain House recruited volunteers from their respective communities to complete the single-family homes that were under construction (Cold Lake) and renovation (Rocky Mountain House) in 2018.

Habitat’s Prefab Shop was abuzz with volunteers. Some prefabricated items for our home builds, others hosted Tool Training and Paint workshops, and other creative volunteers upcycled items to sell in our ReStores.

2018 Habitat Edmonton SupportersHabitat values each and every gift that we receive from our generous supporters. The gifts we received in 2018 allowed us to serve 74 families, which resulted in over 200 children having a more stable living situation. The commitment from our supporters provides parents with affordable home ownership, and it also gives them the opportunity to create generational change for their children. Thank you to all of our generous supporters for transforming the lives of families across northern Alberta.

ReStore is a social enterprise that was dreamed up in Winnipeg, Manitoba. What started as a novel concept in the 1980s has now blossomed into a major component of the Habitat for Humanity program. ReStore accepts donations of the new and gently-used building materials and resells them to the general public. The low-cost products attract a multitude of shoppers who peruse the shelves in hopes of finding a hidden gem. The proceeds are used to cover Habitat for Humanity Edmonton’s fundraising administration costs, which allows all donations to go towards building homes and serving families.

2018 was the first full year that ReStore South (4004 99 Street NW) had operated. The additional store helped boost Habitat Edmonton ReStores to a new sales record of $4.5 million! Each ReStore location is unique in its own way, and each contributes to building a solid financial foundation for Habitat Edmonton.

Each ReStore is staffed with excellent personnel, but each is also volunteer-powered. Between the five stores we had 797 volunteers commit 5,198 shifts.

How Habitat’s affordable home ownership program works

Habitat’s affordable home ownership

program

1. We work with community partners to acquire land.

Habitat homes often serve more than one family. If a family chooses to sell their home, they sell it back to Habitat and receive the equity in their home. This equity is then used as a down payment on a home on the open market.

7. We reinvest all mortgage payments

back into the home ownership program.

6. Families pay an affordable mortgage

with payment that never exceed 25 percent of

their income.

5. Families contribute 500 hours of sweat

equity for the home in lieu of a down payment.

4. Volunteers bring their enthusiasm and hard work to our build sites and Prefab Shop.

3. We help families build their homes through grants, donated funds, building materials, and skilled labour.

2. We identify eligible families and prepare them to be homeowners.
