The Waikato/Bay of Plenty region recorded a record median sale price for the fourth consecutive month, hitting $419,000. Record median prices were also reached in Taranaki ($343,250), Wellington ($465,000), Canterbury/Westland ($435,500) and Central Otago Lakes ($707,250).
Real Estate Institute of New Zealand (REINZ) spokesperson Bryan Thomson said May marked the first time the national house price breached the $500,000 mark, and as 2016 progresses they were seeing regional markets such as Waikato/Bay of Plenty, Central Otago Lakes, Northland and Hawke’s Bay strengthening in both prices and sales volume, while the large main centre markets of Auckland and Canterbury took a back seat.
Ashburton’s average house price rose 13 per cent on May 2015, to $367,500.
“Southland and Manawatu/Wanganui have also seen noticeable increases in the median price, falls in the days to sell, drops in properties available for sale and rising sales volume since the start of 2016. The confidence led by Auckland is helping to drive demand in regional markets with lower interest
rates, easier borrowing conditions outside of Auckland and generally good economic conditions are also contributing.
“The growth in activity across the regions is now exceeding the influence of the Auckland market on national statistics. This is shown in the fact that Auckland’s median price is rising slower than the national median price, and Auckland’s share of sales over the
past two years has fallen from 40 per cent to 34 per cent. That said, we continue to see strong demand across the Auckland region. The listing situation remains very tight and vendor expectations continue to be optimistic. The supply/demand equation remains well in play for buyers and sellers in the region.
“Of some concern is the dwindling level of properties available for
sale and, with winter now upon us, the number of properties coming to market is also going through an expected seasonal decline.”
There were 9075 unconditional residential sales in May, a 14 per cent increase on May 2015 and a 6 per cent increase on April. On a seasonally adjusted basis, the number of sales fell 5 per cent from April to May.

across New Zealand continued to climb
steadily in the year to May, but growth was
slower than last month according to the latest
Trade Me Property Rental Index.
Head of Trade Me Property Nigel Jeffries said the median weekly rent increased 4.8 per cent over the year to land at $440 in May.
“Kiwi tenants are having to dig deeper – typically their rental property is costing them $1000 more per annum than it was a year ago. Markets like Auckland, the Bay
of Plenty, Waikato and Northland are all experiencing very strong demand for rental properties.”
He said Auckland was New Zealand’s most expensive region, with a median rent of $520 per week.
“Renting a typical property in Auckland will set you back more than $27,000 a year, that’s up $1,500 since May last year and a hefty $5,000 increase since May 2011.”
Excluding the City of Sails, the rental market is also strong, with the median weekly rent at $380, and up 5.6 per cent compared to last year.
One metropolitan area of the country not experiencing a steady rise in rents is Christchurch which continues its significant downward
trend in rents over the last 12 months.
Mr Jeffries said that the Garden City’s rents began their downward slide a year ago. “Christchurch’s rent adjustment after the peak of the rebuild began in May 2015 when we saw the median weekly rent fall more than 2 per cent year-on-year. We’re still seeing that adjustment as supply strengthens, pushing the median weekly rent down to $400 a week, and back to where it was three years ago.”
Across the rest of the country tenants continue to experience significant rises in weekly rents compared to May 2015. Leading the charge was Otago’s increase of 16.7 per cent, to a median weekly rent of $350. Mr Jeffries said this meant
tenants were paying $50 more each week. “It’s still below the peak rents we see in the region though – these tend to emerge in August when the seasonal winter demand kicks in.”
The rental market’s version of the ‘halo effect’ continues in areas surrounding Auckland. The Bay of Plenty rose 8.8 per cent to $400 a week, where it has been stuck for the past 4 months. The Waikato similarly saw a 7.5 per cent increase in median rent to $360 a week, and Northland increased by 4.9 per cent to a weekly rent of $420.
Canterbury’s declining rent was heavily influenced by the weak Christchurch market, and Gisborne’s median rent was down 7.4 per cent to $250 a week.

Whatever hot water system you have, there are easy ways to reduce
your energy use. Christian Hoerning from EECA
ENERGYWISE says it isn’t just about energy savings - if your water is metered,
every litre you save is saving you money.
Ease your shower flow
If your shower fills a 10-litre bucket in less than a minute, it’s wasting water. Replacing your shower head for one with a more efficient flow rate of nine litres a minute or less will cut your hot water use significantly and still give you a great shower. Or, you can install an inexpensive shower flow restrictor. Even reducing the flow rate by one litre per minute could save a household of three around $80 per year. You can compare the efficiency of new showerheads by reading the water efficiency labels in the shops.
Ease your tap flow
Flow control aerators for taps cost between $10 and $30 and can halve the volume of water you use while still giving good pressure. They’re great for taps over sinks or tubs that aren’t regularly filled up, so the water flow volume is less important.
Fix dripping hot taps
Dripping hot taps could cost you hundreds of dollars a year (depending on how bad the leak is). Replace the washer or fitting - a new washer only costs a few dollars.
Choose efficient water products
Water efficiency labels appear on showers, taps, toilets, dishwashers
and washing machines. Like energy rating labels, they use a star rating to show how water-efficient a product is compared to other products in the same class - the more stars, the more efficiently it uses water.
Wrap your hot water cylinder and hot water pipe
Pre-2002 electric hot water cylinders aren’t insulated very well and should have a cylinder wrap. You should also insulate the first 1-1.5m of hot water pipe coming off your hot water cylinder. Cylinder wraps cost around $60 and pipe insulation is about $5 a metre from hardware stores. For an older (pre-1987) cylinder and pipes, you could save about $80 a year. Note that you can’t put a cylinder wrap on a gas hot water system.
Check your hot water temperature
It should be 60°C at the cylinder (to prevent the growth of legionella bacteria) and no more than 55°C at the tap so you don’t get burned
(children are particularly vulnerable). Depending on your cylinder, you may need an electrician or plumber to adjust your thermostat. Even an extra 10°C on the thermostat of your hot water system could be costing you $25 a year with a modern cylinder, or twice that with an older one.
Maintain your hot water system regularly
This includes gently moving the easing lever of the temperature/pressure relief valve every six months, to prevent it from sticking. Glass-lined water cylinders should have their anode changed every five years, more frequently in hard water areas. A plumber can help if you’re unsure. Depending on the type of system you have, you may need to do other forms of maintenance - check your manufacturer’s instructions.
Easy hot water habits
• Wash your clothes in cold water - at four loads a week, this could
save you around $50 to $80 each year.
• Fill the sink - rather than leaving the hot water running when doing things like shaving.
• Shower rather than bath - it typically uses only half as much water and energy.
• Skip the hour-long shower - in a household of three, each minute you add to your shower time is about $70 a year.
• Rinse dishes with cold - rather than hot water.
• Run the dishwasher when it is fully loaded - and on an ‘eco’ wash setting if available.
