Welcome to 2015 and my first industry comment of the year.

Typically the market is quiet around the Christmas - New Year period which gives everyone a chance to sit back and reflect on the year that has just past. I thought I would start the year with an article to help you better understand the real estate market and sitting here now I am predicting that 2015 will see a ‘balanced’ market. Read on to see what this is.

Over a period of time the property market fluctuates, so It’s helpful to know what sort of market prevails

for your property at the time you are selling. Knowing the current market gives you an indication of what sort of properties are being sold, how quickly and for how much. Each type of market has its own set of characteristics

• The number of properties on the market are greater than the number of buyers.

• Properties usually take longer to sell.

• Prices are stable or sometimes they fall.

• Buyers often dictate the selling price.

• The number of buyers exceeds the number of properties available for sale.

• Properties sell faster• Prices generally rise• Sellers may receive offers from

more than one buyer• Sellers gain prices close to the

listed price or over it.

• The number of properties for sale

is about equal to the number of buyers

• Sellers will consider reasonable offers

• Prices generally stable• Properties sell within a reasonable

time• A good number of prospective

buyers see the property.

Whilst all year round is a great time to sell your property. Spring is traditionally the time of the year when most people list their property for sale. The backdrop of colour in a garden and mild weather tends to bring out the buyers in greater numbers. There ae generally fewer properties for sale during the winter months so if property exudes that warm homely feel this may be a great time of the year to sell

Tart and tasty rhubarbGardening

Pies, crumbles, stewed and served with ice-cream;

rhubarb is the dessert lover’s friend.

Which is actually quite surprising when you think about how tangy and tart it tastes on its own. But combined with a sweet pudding it’s the perfect combination.

And if you’re partial to more than an occasional dessert (like I am), you’ll love the fact that hand-planted rhubarb grows like wildfire - giving

you big bang for your buck.

If that sounds like the sweet deal you’re after, grab some Awapuni rhubarb seedlings from your local supermarket, Bunnings, or The Warehouse. Or place your order online at www.awapuni.co.nz and have them delivered direct to your door.

Before you get planting, you need to have the right conditions in place – rhubarb likes a sunny spot with soil that’s rich and moist, not to mention plenty of space to flourish.

I should also tell you that it’ll be there for the long haul, so it’s best planted at the back of your garden so as not to interfere with your other crops.

Once you’ve found your spot, dig a hole approximately 3cm deep and insert your seedling. You’ll be pleased to know you don’t need to be fussy about spacing or neat rows – your giant rhubarb will grow well no matter where it’s placed. Just make sure you use a mulch, like grass clippings, and ensure your plant has access to plenty of fertiliser – a few extra nutrients helps our ‘gross feeder’ stay healthy and produce a good crop.

As they say, all good things take

time and patience is certainly the key to this plant. Rhubarb needs time to develop so resist the urge to pick any stalks in its first year.

As the seasons pass, you’ll notice the plant develop large leaves, which I think adds a nice bit of drama to your garden; just mind you don’t eat them as they are, in fact, toxic. Also watch out for caterpillars and aphids.

Once you’re finally ready to harvest, make sure you pick the outside stems first, gently pulling or twisting the

base. Don’t chop them with a knife as the cut ends can rot and damage the crown.

The start of the New Year is a great time to

improve or make changes around

the home.In a bedroom, the bed is the

focal point of any bedroom and traditionally a double, queen-sized, or king-sized bed is placed against the centre of the wall opposite the main door to the room.

It makes the headboard the centre of attention as you enter the room.

However, the size of the room will dictate its final position.

Avoid placing the bed under a window if that window is opened often. Between two windows works well.

Do not place the bed where it blocks a door or walkway through the room.

If your wardrobe or closet is big enough, put your chest of drawers

in the closet to free up room space.

Add other pieces of furniture like a desk, a couch or a television to create a more luxurious space.

Bedrooms used by different groups of people have unique needs.

It doesn't have to be big, but it does need to offer the things you need.

Make the bedroom look larger by removing excess items and de-cluttering clothing or furniture.

Free up floor space – push the chest of drawers in to the closet and only use necessary furniture.

they want in a bedroom: they generally need storage for books and music.

Plus space for their other numerous bits and bobs. They also have firm ideas about style and colour so get their input. They spend more time in their room so think about extra seating and small tables for visitors.

Keep furniture practical and easy care.

A child's room is generally planned with the child's future years in mind so practicality and safety should be foremost.

Keep cots away from windows and window blind cords. Tie any blind cords up high and well away from children's reach.

Choose chests and cabinets that will not fall over, even when used as a staircase – attach it to the wall for safety.

Use plastic safeguard plugs for all electrical outlets.

A guest bed for occasional sleepovers, like a trundle bed which neatly stores a second bed beneath a regular one, is an ideal solution for children's rooms.

A special room for guests makes their stay more comfortable. It can be set up with its own bedding and forgotten about.

A space saving bed, or pull-out sofa bed that fits against the wall out of the way is ideal.

For me, no plant says

‘country cottage’ like the hollyhock.

Rising straight towards the sky, the hollyhock is the perfect plant to add a touch of vintage appeal to your garden.

This statuesque flower is also great for adding colour to your backyard, usually sprouting petals in shades of red or pink. Why not visit our website at www.awapuni.co.nz to see the fantastic colour range we have in stock?

Because hollyhocks can grow to nearly three metres tall they need a bit of thought put into their planting position.

Choose somewhere sheltered so they don’t get knocked over in a gust, and plant something in front of their base so they grow tall and out the

top. I recommend nemesia, which grows wild, flowers beautifully and is the perfect height for propping up your towering plant.

Another alternative is cosmos, which, like the nemesia, prefers the same conditions as the hollyhock – sunny and sheltered.

Hollyhocks also grow well with sunflowers. And, let’s face it; a few of those in your garden are bound to impress the kids.

You can grab your hollyhock and other Awapuni Nurseries seedlings from your local supermarket, Bunnings, or The Warehouse. Alternatively, head to our online store again and have them delivered direct to your door.

Once you’re ready to get growing, dig a little hole and plant your seedlings about 20cm apart.

I find the best way to get the planting distance right is to make sure each plant is about a trowel length away from the next. Be careful not to space them out any further apart than this so that the plants can support each other as they grow.

Once you’ve finished planting, you’ve done most of the hard work. All you need to do now is sit back, relax and in about six weeks your hollyhocks will start to flower.

Just be careful not to over-water them, or they can get rust. When they’ve finished flowering (by the first frost in May or June at the latest), pull them out and replace them with something new – check out our website for even more inspiration.
