Large master bedroom with large walk-thru wardrobe, with French doors out to patio.$625,000

As I write this the sun is out the snow on the mountains looks spectacular. So with a new

season coming it’s a great time to think about change, that could be selling the family home and making a move.

So you are outside making sure all is well when you notice that weatherboard that needs replacing, the roof needs a lick of paint and that worn living room carpet, these are all things you think might need to be done, but you are happy so maybe the buyers will be to. 9/10 times this isn't the case.

Presentation is key, we all want top dollar and sometimes we have to spend a bit to achieve this. Don’t panic, kiwis are pretty handy folk so there’s a lot you can do yourself. Heres some easy tips on how to get the money you want for your home:

First Impressions Count

You don’t get a second chance to make a good first impression. Your front door greets prospective customers. Make sure it is fresh and clean. It is also important to keep your lawns mowed, the garden tidy and paths free of weeds and debris.

Display the full value of your home

Give your house a thorough clean and make sure it is absolutely tidy. People buy a house because of its ‘feel’, remember to show your garage and storage spaces to their full advantage by removing unnecessary items.

Bathrooms and kitchens sell homes

Pay special attention to the cleanliness and repair of your bathroom and kitchen. Make these rooms sparkle.

Arrange bedroom neatly

Put all clothes and belongings (especially valuables) neatly away and remove excess furniture. Make beds with attractive bedspreads. Neat, well ordered closests show that the storage space is good.

Minor repairs can make a big difference

Dripping taps, faded walls or worn woodwork reduce appeal. Loose knobs, sticking doors and windows,

warped drawers and mirror flaws also detract from the value of your home. When seeing these things that need attention, customers begin to worry about the things they can not see.

Let the sun shine in

Display rooms in their best light by opening curtains to let customers see how cheerful your home can be. Keep rooms warm. Dark, cold rooms are not appealing.

Pets

Many people are sensitive to pets and pet odour. Please keep pets and all pet paraphernalia out of the way and preferably out of the house.

Stay out of the buyers way

It is best if you are not present while your home is being shown. Customers will then be more vocal about their feelings, which helps us to sell your home.

So when it comes to selling follow some easy simple guidelines, do the preparation and there will be less stress. It’s a funny thing once the home is sold you forget the open homes, all the work you did to get the home on the market. The ring from the agent just as you have started cooking tea to get a client through. If it gets you to where you want to be it will be all worth it.

We love a good spend as much as the next

shopaholic, but there are some things we

splash out on that we don't need. If you're

feeling frugal, consider cutting the following money-wasters out of

your life:

With all of those fresh water springs, tumbling waterfalls and snowy mountains pictured on the front of most water bottles, it's hardly surprising that we're tempt-ed to pluck a fancy bottle from the shelf instead of resorting to the trusty kitchen tap. Research from the

Environmental Working Group in Washington found that bottled water is no better for you than tap water, yet costs around 1900 times the price. Indeed, water is water and whether it comes from the Scottish highlands or your kitchen

tap, it's all pretty much the same so it's not worth wasting your money and the world's resources on bottled water. If you're look-ing for something purer than tap water, invest in a water filter.

Although it's true that hot water is more effective at removing stains out of clothes, you should put your laundry on a hot wash only if your clothes actually need a deep clean.

Otherwise, putting your wash on cool will have the desired outcome and it won't cost a fortune. Hot washes also tend to cause clothes to shrink and fade, which means you end up wasting more money buying new clothes. To save money in the long run, put them on a cooler wash.

We tend to think we're saving money when we reach for the cheapest shoes, instead of splurg-ing on expensive ones, but this isn't always the case. Cheap items

usually reflect their quality and it works out a whole lot cheaper in the long-run if you buy better qual-ity items.

Don't steer clear of all cheap items forever; own brand products in your local grocery/food store are usually a similar item but in less fancy packaging so it makes sense to buy the cheaper one. Bear in

mind, though, that expensive products such as televisions, tools, clothes, and accessories are priced higher because they'll last longer.

Buying rounds in the pub can get us into all sorts of sticky situations. You wanted only a small glass of

wine but there's always someone who will take advantage of the situation and order a triple martini.

Then there's the situation where everyone decides to do rounds but you intend to have only one drink, and you don't want to seem mean so you end up spending a fortune on drinks for six other people and then leaving after you've bought your round.

If there are four of you in the pub and you plan to stay until the end,

then by all means buy rounds, but be prepared for someone to order something expensive. If you are staying for only one or two drinks, though, it's probably best to ex-plain to your friends that you're leaving soon and you'll just buy your own drinks.

Sales assistants are good at mak-ing us feel as though we can't live

without those 50,000 text mes-sages or the 10,000 free minutes and before we know it we're sign-ing on the dotted line. Will you

really use all of those texts and calls? Unless you have lots of regular gossip, the

chances are you won't need them. Buying something because you get a lot of bang for your buck isn't necessarily the best policy if you're not going to use the extras. Instead, opt for a phone contract that suits you, not the one that suits your partner

or your mum. Even if you save only a few coins, it's better than

spending those coins on something

you don't use.

Fast food is another huge waste of money that also does no good for you or your bank account. All those "value meals" fast food res-taurants and takeaways offer add up to a hefty sum. Work out how much it would be to have one fast

food meal per day and then times it by seven to work out how much that would cost.

Think of all the groceries you can buy from the supermarket with that amount of money!

Silverbeet, the perfect fillerTod Palenski

Awapuni Nurseries

www.awapuni.co.nz

If you’ve recently

planted seedlings

such as broccoli

or cabbage, which

take a while to

mature, try growing

your silverbeet in

between the rows.

In my opinion silverbeet is the ul-timate filler. It’s ideal for 'filling' up tummies by bulking out dishes like stews, quiches or lasagnes. It’s the perfect plant for 'filling' empty pots or tight spots in your garden, such as in between slower growing veges like cauliflower and broccoli. And it’s 'full' of vitamins. If there were a prize for the ultimate filler, silverbeet would beat out the com-petition.

If I haven’t confused you too much and you’re still keen to plant this easy to grow vegetable, you can get your seedlings from your local supermarket or Bunnings. Or order them online at www.awapuni.co.nz without even having to leave your home.

When you’ve got your seedlings look for a well-drained spot to grow them and mix in some compost. If your soil is a little sluggish mound it up before you plant.

As I said before, silverbeet grows well in pots so don’t feel restricted to your garden. And, for that matter, don’t even feel restricted to silver silverbeet. Coloured beet looks great in pots and is particularly suited to them because it likes full sun and is not quite as frost hardy as regular silver beet. Just remember

to use a good quality potting mix to ensure your seedlings get a good kick-start.

If you’ve recently planted seedlings such as broccoli or cabbage, which take a while to mature, try growing your silverbeet in between the rows. Your beet won’t impinge on your existing plants because it will grow up rather than out and will be ready to harvest earlier.

Once you’ve found the perfect spot to plant, simply dig a little hole and place the seedling inside and then plant each one around 20cm apart.

Depending on the condition of your soil your silverbeet will be ready to harvest in around eight to 12 weeks. If your soil is well composted and free draining you’ll be looking at more like eight weeks.

Lastly, watch out for snails and keep them away with some quash or our tried and true beer bait.

Simply, cut the top off an empty fizzy drink bottle, leaving approximately 10cm of plastic from the lid. Make sure the lid is tightly screwed on.

Make a hole next to your lettuces large enough for the whole bottle neck to fit into. The open end of your plastic bottle should sit almost parallel with the soil.

Place three sticks approximately 15cm in height around your plastic bottle in the shape of a teepee.

Fill your bottle up to the halfway mark with beer (slugs aren’t fussy about the type of beer, but kids make sure you ask your parents first!).

To ensure that the beer is protected from rain, take the discarded end

Stop slugs in their slime

of your plastic fizzy drink bottle and cut off a section approximately 5cm from the end.

Balance this section on the three sticks you staked earlier. This will create a lid to protect the beer against rain.

Now all you have to do is sit back and wait. Overnight the slugs will slide their way into the beer. And don’t just stop with one beer bait bottle, make several and place them around your slug susceptible veges. Believe me you’ll be amazed by the results.
