Needing to meet tight deadlines, contractors working on the National Star College in Cheltenham sought assistance from the SpecMaster service. Main contractor, Banyan Construction, turned to SpecMaster to provide their client the security and peace of mind from the 15-year SpecMaster Guarantee that was required while Redland’s comprehensive bespoke specification has resulted in a high quality finished roof.

National Star College is based in the grounds of the historic and picturesque Ullenwood Manor. The original roof, finished with a fibre cement tile, had become badly weathered and in some areas was structurally unsound. Roofing contractor, Leigh Smith Roofing, was given a short, six-week window of opportunity to complete the entire reroofing project in order to coincide with the college’s summer holidays and minimise disruption to college operations.

With difficulties in the details at the junction between the pitched roof and the flat roof, Redland’s expert Technical Solutions team was able to give additional guidance to find an appropriate solution that would work both technically and aesthetically.

Leigh Smith explains: “Getting proper ventilation into the building through the roof was very difficult and allowing air to flow in and out was potentially a very big problem.”

To solve this, the SpecMaster specification detailed Redland RedVent 25 Over-Fascia Vents to provide unobtrusive and continuous ventilation at the eaves to comply with BS 5250, and reduce the risk of harmful condensation in the roof. The specification also included compatible fittings and accessories, such as Redland Rapid Vented Ridge System, Dry Hip System, Dry Valleys and Redland Spirtech 400 2S vapour permeable underlay to provide a complete weathertight roof system.

Needing to match the aesthetics of the surrounding buildings, Redland’s Cambrian Slate in Heather was used. Used on several other reroofing projects in the college grounds, Cambrian is made from over 60% recycled natural Welsh slate, which matched the natural slate roof on the historic manor house.

Despite significant time constraints, Leigh and his team completed the project on time and to a quality that the client has come to expect from Redland’s products and services.

The specification ensured low-level ventilation was present while transitioning from a pitched roof to a flat roof.

The original roof, finished with badly-weathered fibre cement slate, needed to be replaced.

“The Redland SpecMaster service gave us the level of protection that we needed when specifying which products to use. As architects we aren’t always experts in every aspect so for this we relied on the experts at Redland to provide us with a specification that would work,” Eilir said.

The Redland RedVent EavesVent system was specified, removing the need for an unsightly grille in the soffit board.

“We felt that we had really good support from the Redland specification team, and we are very pleased with the guarantee that SpecMaster has given us,” said Eilir.

With frequent gale force winds and torrential rains battering the coastal apartment block, the existing roof tiles were severely damaged and were leaking. The heavily exposed location, overlooking the famous Burgh Island Hotel and Bigbury Beach, meant that replacement roof tiles would have to be secure and long lasting.

Commenting on the finished project, Project Manager from JCA Engineering, Ian Jackson, said: “The roof looks fantastic. The key objective for us was to find a specification service that would be backed by a 15-year guarantee and a product that could stand up to the tough conditions. The weather here is quite extreme but the roofing job went well and it’s now looking great.”

The project was recognised and shortlisted for the 2015 NFRC Award for single-lap tiling and slating.

Reroofing was needed as part of a £2m rejuvenation of the Burgh Island Causeway apartment block, a series of 28 two-bedroom self-catering holiday homes at Bigbury-on-sea, a popular beach holiday location in Devon. The poor quality of the original roof ’s installation meant that tiles were being lifted and broken by the strong winds and leaks had started to appear.
