History

The manor of Goldingtons originally derived its name from

Peter and Grace de Goldington who held it in the 13th century.

It is understood that Grace was the daughter of Acarius, who

was one of the Knights of St Albans in 1166. In the 14th century

Bertram de Goldington held the land.

After the dissolution of the monasteries by Henry VIII (1539), the

Manor was granted to William Earl of Essex and others as Trustees.

In the following years the manor was acquired by a Master of the

Rolls, Lord Bruce of Kinloss, and later by Sir David Williams Bart,

the eldest son of Sir Gilbert Williams, Vicar of Sarratt.

Goldingtons itself was passed from John de Chilterns in the

early 17th century to William Kingsley of Rooshall (being the

other Manor of Sarratt) and in 1737 Sir Gilbert Williams

acquired Goldingtons.

In 1860, records show that the house passed to Herbert Ingrams,

who was the proprietor of The Illustrated London News and

then to Thomas Clutterbuck of Mickelfield Hall, Sarratt. The

Clutterbuck family owned the estate for over 100 years, until 1977.

Goldingtons

Whilst a manor has stood on the site of Goldingtons since the

13th century, the origins of the current property date back to

the 16th century. Modified and enlarged, the present Grade

II listed house dates from around 1780. It is understood that

around 1820-40 the house was raised by one storey and

the east façade was rebuilt to create a symmetrical five bay

elevation, stuccoed with a blind window in the centre of the

first floor. The south façade was also stuccoed and the west

wing added in the late 19th century.

The house occupies a superb south westerly facing elevated

position and has wonderful views over its own gardens,

parkland and the partly wooded Chess Valley. The land runs

down from the house to the River Chess and the border of

Buckinghamshire.

A panelled door beneath a Doric Greek style portico, with

fret-patterned reveals and pilasters, leads into the reception

hall with a flag-stoned floor, open carved fireplace and display

niche in the curved wall. Off the reception hall there is a stair-

case hall with doors through to the study/library with open

fireplace and an extensive range of bookshelves and cupboards,

along with glass fronted display units. French doors lead out to

the terrace, which enjoys wonderful views over the gardens.

Page 8: GOLDINGT ONS - OnTheMarketSarratt 1 mile • M25 (J18) 2.5 miles • Chorleywood station 2 miles (London Marylebone 28 minutes) • Amersham 5.5 miles Heathrow Airport 19 miles •

The drawing room also leads off the staircase hall. This is an

extremely well-proportioned room with open fireplace, wide

oak floorboards, ornate cornicing and further French doors

out to the terrace.

The very large dining room, which leads off the reception

hall is currently used as a billiard room and has a fine carved

fireplace, along with a Victorian fitted and recessed bar area.

This room has fitted tapestries and a wooden floor.

Within the inner hall, which links the dining room through

to the kitchen, there is a fireplace and a door through to a

downstairs cloakroom.

The kitchen has an oil fired AGA, gas range, wall and floor

units, along with a twin Belfast sink and larder off. This leads

through to the breakfast room and on to the utility room.

Further rooms on the ground floor, within the Victorian part

of the house, include 3 large reception rooms, currently used

as a playroom, further sitting room with large open fireplace

with a wood burner and a cinema room. These are linked

by a 50 foot garden room with four sets of French doors

opening out onto the outside Yorkstone terrace.

From the inner hall steps lead down to a wine cellar and

further cellar storage.

Page 11: GOLDINGT ONS - OnTheMarketSarratt 1 mile • M25 (J18) 2.5 miles • Chorleywood station 2 miles (London Marylebone 28 minutes) • Amersham 5.5 miles Heathrow Airport 19 miles •

On the first floor the master bedroom suite enjoys views

over the gardens and grounds, down to the river, through

large sash windows. There is an en suite bathroom, along

with 2 dressing rooms, one of which has a fireplace, as

does the bedroom, and a door leading through to a

small study.

Within the Georgian part of the house the rooms have high

ceilings and most have their own fireplaces. There are 2

further elegant and well-proportioned bedrooms on the

first floor, one with an en suite bathroom and one with an

en suite shower room and a fourth bedroom with its own

bathroom across the hall.

Within the Victorian wing there are four large bedrooms/

sitting rooms, again most with fireplaces, these are currently

used as a gym, sewing room, study and bedroom, as well as

a music recording room, bathroom and separate WC. There

is a secondary staircase that leads up to this wing, which

therefore lends itself well to staff or guest accommodation.

On the second floor of the Georgian part of the house there

are 3 further very large bedrooms, one of which has a sitting

room and its own bathroom, while the other two share a Jack

and Jill bathroom. There are additional store rooms here. This

floor has been used as a nursery floor - with ample space for

two children and a nanny.

Gardens and grounds

Goldingtons is magnificently situated in an elevated position

overlooking its own gardens, grounds and parkland.

The house is approached by the drive that runs round to

the large turning circle at the front of the house with a

rectangular pond and fountain. The stuccoed south front

has extensive mature wisteria, while the gardens to the side

of the house have large lawned areas interspersed with

magnificent specimen trees, including beech, oak, cedar

of Lebanon, mulberry, flowering cherry and more recent

planting of autumn colour maples and native English species.

There is a former lawn tennis court and a croquet lawn,

beyond which is the original weather-boarded and tiled

garden pavilion which is fenced from the field and enjoys

beautiful panoramic views over the valley.

A gate leads from the side of the house into the original

walled kitchen garden, within which there is a string of 3

ponds where water is circulated and flows down natural

stone waterfalls.

Throughout the walled garden there is a mixture of

herbaceous beds and borders and these include a number

of mature trees, as well as a pergola draped in roses. In the

corner of the walled garden is an outdoor kitchen which

adjoins the den and is useful for outdoor catering.

Page 18: GOLDINGT ONS - OnTheMarketSarratt 1 mile • M25 (J18) 2.5 miles • Chorleywood station 2 miles (London Marylebone 28 minutes) • Amersham 5.5 miles Heathrow Airport 19 miles •

The Pool House and outbuildings

The pool house comprises an indoor pool with changing

rooms, sauna, gym room and a hot tub. Steps lead up from

the walled garden to the tennis court and changing rooms

with shower. The other part of this building is used as a

workshop and gardeners’ store.

The Coach House

There is an impressive Victorian coach house and stables to

the north of the house which comprise an L-shaped range of

buildings, with an original stone set cobbled yard in front.

Within the building there are 6 fine loose boxes, tack room,

stores and the actual coach house, which is now used as 2

double garages.

The Lodge

The lodge, set at the foot of the drive to Goldingtons, is a single

storey building and is believed to date from around 1865. It is

constructed of brick under a slate roof.

The cottage comprises a sitting room, kitchen, dining room,

bedroom and bathroom. Outside there is a small garden.

Land

The house is set on the edge of the valley surrounded by its

own land. The largest field slopes away to the southwest down

to the River Chess with the original medieval strip lynchets

still visible. The Chess is one of the finest examples of a chalk

river in the country, flowing through a narrow valley floor. The

associated meadows and wet woodlands are essentially intact.

This is all grassland dispersed by mature oak and chestnut trees

and is ideal for horses or livestock.

Danes School, signposted to Sarratt. Proceed along North

Hill for about a mile (Goldingtons is the large white house

that can be seen clearly across the valley). Cross the River

Chess in the valley and after climbing the hill the road bends

to the left and the drive entrance will be found soon after, on

the left hand side, just before the church. Proceed down the

drive passing the lodge and the entrance gates to the house

will be seen in front of you.
