HOMES & GARDEN

With a properly-tended flower garden, you can enhance your outdoors, create a place of beauty and tranquility, and derive great joy from admiring your beautiful flowers and the bees, birds and butterflies they will attract. In Kenya, especially, a flower garden will take advantage of the amazing weather, sunshine and climate to sprout flowers.

Popular types of flower gardens that you might want to grow at home include:Balcony gardens, Container gardens, Edible gardens (with spices, vegetables, fruits etc), Herb gardens, Minimalist gardens, Raised gardens, Rooftop gardens, Shade gardens, Wildflower gardens, Woodland gardens To determine the best type of garden for your home, hire an experienced gardener. They will advise you on the right flowers to plant, and the equipment you need, among others.

Anyway, here’s how to build your own flower garden at home:

1. Start SmallAlthough you will feel enthusiastic about gardening, the motivation might quickly dry up once the work mounts. Therefore, you should start small, with a tiny flower garden for about 20 to 30 plants. Get one or two perennials and three annuals. You will get an opportunity to increase your plantings as your experience develops. 2. Plan the LandscapeMake a detailed plan and dig up a flower bed that will fit into the landscape you design. If you aren’t good at planning and you have a rough idea about how big you would like your garden to be, simply lay it out.

3. Choose the SiteThe most important consideration while learning how to build a flower garden is the sun. Most plants do well with 6 hours of the beautiful Kenyan sunlight. Therefore, choose a site that isn’t in the shade. Additionally, stay away from buildings, fences and utility lines.

The soil in the site should also be good. Although you can improve the soil later with manure and fertiliser, it always helps to stay away from areas with steep slopes, stagnant water and rocky, shallow soil. Get a soil test to determine the additional nutrients the soil requires, the fertilizers to get and the pH levels.

BEAUTIFY YOUR HOME WITHA STUNNING FLOWER GARDEN

4. Kick Start the GardenOnce you mark out the boundaries of your future flower garden, you can start digging. Remove all weeds, grass and so that may re-sprout and use a garden fork or spade to completely dig up to 50 centimeters deep.

5. Level the Bed Break up all clods and level the bed using a gardening rake. Add an inch or more of compost manure. If your soil is sandy, add grass cuttings and peat moss to improve its capacity to hold water. Similarly, add lime if your soil is too acidic since most flower plants thrive in neutral to slightly acidic soil.

6. Get the Plants/SeedsGo out and buy the seeds and/or plants. In Kenya, you can buy plants along the side of the road, at a florist’s, at a flower-and-tree-nursery, or at a gardening shop. Then, plant them according to the directions given by your gardening vendor of choice. While planting, remember that smaller flower plants need to go in the front sections of the garden. After that, firm the soil around your plants.

There are many flower types in Kenya – the most popular ones including orchids, sunflowers, African violets, and carnations, among a variety of other summer flowers. Get a wide variety that will bloom at different times – this way, your garden will always be in bloom.

7. Tend the Garden Always water your gardens thoroughly. However, find out which among your flowers need watering and how often you should do it. Remember, the amount of water will depend on the needs of the plant, their exposure to the sun, how much rain you get and the climate of the area.

8. Guide SporadicallyOn occasion, always sheer off all spent blooms. Most flower plants and varieties in Kenya tend to re-bloom, but only after old blooms have been cut. Remember, you can always use the spent blooms to make your own potpourri. Also, prune and support your plants as required. Extra Tips a) Variety MattersAs far as possible, plant a wide variety of perennials. These plants will flower at different times during the year. Planting one variety of flowers means you only get fresh flowers for a couple of weeks each year.

Fill the spaces in between the perennials with annuals. Annuals tend to be more colourful and will add a splash of vivaciousness to your garden. Since different annuals bloom at different times of the year, plant a good variety.

b) Prevent Disease If your plant is diseased, consider burning it rather than trying to nurse it back to health. Diseased plants will infect similar varieties in your garden. Alternatively, uproot it, tie it up in a plastic bag and throw it away.

In conclusion, try to learn and remember the names of all your flower plants. Remember, the earlier you kick-start the gardening process, the faster you will learn how to build a flower garden and transform your home into an actual wonderland. Start today and never look back.

Fashion in bathrooms change as fast as

haute couture hemlines: one minute the

trend is all about stark, clinical, squared off

and whiter than white: the next it’s soft,

rustic and tactile. The Hollywood glam look

camera and goes- all ‘lights, camera ad

action’ and edgy urgency.

And then it’s replaced by a much softer

almost Edwardian look with black and

white chequer –board tiles, floral dado

rails, mahogany doors, fluffy white towels

and frosted light brackets. Right now, the

world of contemporary bathroom has gone

into the Stone Age and that is not a

contradiction in terms.

Forget minimalist white, wall to wall mirrors and gleaming chrome- and think softly textured stone and the age-old nurturing embrace of the cave. Revise Edwardian and conceptualize Prehistoric. Reassess the use of stone on floors or walls alone- and think holistic stone; wrap around and all encompassing.

We’re talking moulded stone basin that look like they have been lifted from the caves of Lascaux: natural stone bathtubs that might have been curved out by glaciers, and the roughhewn embrace of a textured stone shower stall gives you the feeling of standing beneath a waterfall in Eden .

It’s an eco- look and eco is hyper fashionable right now- from Obama to Oprah. It can be created with polished or textured stone. It can be mastered with a rough end marble or a honed granite; a butter smooth sandstone or fossil filled limestone. But whatever the stone – it’s got a ‘dawn of time’ naturalness that is crying out velvety moss green towels, fern- grey accents, wild-wood fittings, cycad fronds, pure organic toiletries and mood lightening that filters in from niches, streams from crevices and gives you the feeling of being drenched in a rain forest or cocooned in a cavern.

If this is a look that resonates with you – it’s time you visited the Classic Mouldings showroom, in Ramboo House on the Mombasa Road. It’s not just that the guys there know all both real and textured stones finishes – it’s also that they know how to install them in such a way that the look may be primeval but the performance will be space age.

ARE YOU COVERED? The 2012 and 2013 floods had a severe negative impact on many businesses in Kenya. The extreme damages to property as a result of the heavy rainfall forced many entrepreneurs to

shut down their businesses. Failure to insure against such risks is the main reason that these businesses could not recover from the disaster.

Any business that isn’t insured is taking unnecessary risks, which could result in extreme financial problems and at times even bankruptcy. It is not just natural disasters but also many other crisis situations that could totally destroy a business. Some examples of such situations are fire, major data loss, computer disasters and terrorist acts.

The majority of the businesses in Kenya still remain uninsured. Running a business is no easy task as it poses numerous risks and challenges to the entrepreneurs. In such a situation, it would be foolish for entrepreneurs not to insure their businesses against

unforeseen incidents when possible. It makes utmost business sense to insure your venture in all possible ways.So if you are a businessman and do not have your business insured, it’s high time that you cover your business. It is better late than never. Unawareness of insurance products is cited as one of the main reasons for such low business insurers in Kenya. In order to help you, we are discussing some of the covers that are offered to businesses in Kenya.

General Liability InsuranceThis insurance covers businesses from legal hassles in case of the owner, products or services, or employees of

a business cause or is alleged to cause bodily injury or other damages to a third party. The case in question can be claims of negligence, injuries or accidents. This insurance covers the business for payments of medical expenses, property damage, defending lawsuits, slander, libel, etc.

Professional Liability InsuranceThis insurance mainly covers the businesses against claims of negligence wherein a third party is harmed due to the business’ mistakes, errors, malpractice or any other negligence. It is also known as the errors and omissions insurance. Depending on the industry

the business operates in, a customized policy is written addressing the concerns specific to that industry.

Product Liability InsuranceThis insurance policy provides cover for financial losses incurred as a result of a defect in the product causing bodily harm or injury. Every business that manufactures, distributes or retails a product must have this insurance as it is responsible for its safety. It doesn’t matter how safe your products are, it is a must to have product liability insurance. Again, the policy is tailored to the specific product type. For example, a clothing company will need a much lesser cover in comparison to a company manufacturing electrical appliances.

Property InsuranceThis is the insurance that covers a company’s properties against all kinds of damages and losses. There is a wide range of causes that could result in the damage or loss of properties such as vandalism, civil disobedience, hail storms, wind, fire, etc. “Property” by definition is a very broad term and includes buildings, computers, business interruption, lost income, money and

company papers. There are mainly two types of property insurance policies: peril-specific policies and all-risk policies. Under peril-specific policies, a limited number of perils that are listed in the policy are covered. On the other hand, under the all-risk policies except the incidents and perils listed in the policy, all others are covered.

Workers’ Compensation InsuranceThis insurance policy is a must for any business that has employees irrespective of the number of employees. It covers death benefits, disability or medical treatments in case of death or injury of an employee as a result of the work performed for the business. Even if employees are involved in activities with potentially very low risks, it is in the best interest of the business to have worker’s compensation insurance.

Vehicle InsuranceAll vehicles used by the company must be insured irrespective of whether the business owns it or rents it. This will cover the business against liabilities in case of an accident. It is better to opt for an insurance that covers both third party injury and the vehicle.

The above are the most common types of insurance covers offered for businesses in Kenya. The specific terms and conditions of individual insurance policies vary and are dependent on the insurance companies offering it. It is vital for business owners to completely understand what is being insured, for how long and eligibility for claims. Business owners must analyze the external and internal conditions the business operates in and then zero in on the policies that best serve their purpose.

Even if employees are involved in activities with potentially very low risks, it is in the best interest of the business to have worker’s compensation insurance.

So, you’ve secured that nice plot and are ready to take action. You want to build for yourself (and your family) a beautiful home. You want to say “kwaheri” to rentals forever. However, there is one little challenge. You have never built a home before. As such, you have absolutely no idea where to begin. Well, not to worry. You can actually build your dream home without a hustle. All you have to do is take it one step at a time. To simplify the process for you, here are the first 9 steps you can take to build your dream home.

BUILDING YOUR FIRST HOME? Here Are 9 Steps To Get You Started

1. Outline Your NeedsThe first step is to outline your needs. What do you want your dream house to look like? What type of house do you want? A flat, bungalow, detached house or what?

What kind of rooms do you want in the house? A bedroom, bathroom, living room, dining room, children’s playroom, gaming room, library or what? How many of each do you want?

What about the outside? Do you want a porch, gazebo, garage, spacious com-pound, or swimming pool? What exactly do you want?

This step is basically outlining what you want in the house. You may want to do this in consultation with your spouse or

children. Basically create a clear outline of what you want. All you need to carry out this step is a pen and notebook (or if prefer like it high-tech, your favorite device and word processor).

2. Create A Detailed Home PlanOnce you’ve outlined your needs, you need to integrate them into a home plan. This basically includes a house plan, as well as a layout of other home features. To carry out this step, you may require the services of an architect.

In fact, unless you plan to build an extremely simple house, you need to hire an architect. An architect can take all your needs as outlined and integrate them into a workable architectural plan. They can also offer professional advice on what is practical and what isn’t.

In the end, an architect can create for you a professional home plan. You can then take the plan to a civil or structural engineer, and get them working on your dream home.

3. Get A Cost EstimateOnce you have a detailed plan, the next step is to get a cost estimate. Basically, this is a rough idea of how much it may cost to build the home. In most cases, an architect can give you a cost esti-mate. However, if you made the plan on your own, then you will need a civil or structural engineer to give you a cost estimate.

Generally speaking, a cost estimate is a rough forecast. This will typically depend on the cost of the construction materials. It will likely include the cost of not just

buying, but also transportation and storage.

The bottom line is that you have to get a cost estimate. If the estimate is far beyond your budget limits, then you may have to go back to the drawing board. The advantage of dealing with an archi-tect from the onset is that you can tell them your budget range and they design a building which fits within it.

4. Conduct A Personnel Needs AssessmentOnce you have a cost estimate, the next step is to conduct a personnel needs as-sessment. This is an answer to a simple question: what categories of people do you need to construct your house? In most cases, the categories of people needed to construct a house are quite standard i.e. a civil or structural engineer, builders, plumbers, etc. However, there are two factors which can create a slight distinction.

The first is the complexity of the building: for complex buildings, you may need specialized equipment which require people with certain skills to operate them. The second is the amount of time you want it completed (the shorter the time, the more people you’ll need).

The bottom line is that you need to con-duct an assessment of the kinds of peo-ple you’ll need. The best strategy is to first contract a civil or structural engineer to be the overseer. Such an engineer can then enable you to create an accurate assessment of who you need.

Part of needs assessment includes a cost estimate. In other words, how much will it cost to pay, feed or house (where necessary) the people who will work on your home?

5. Create A BudgetOnce you have a clear idea of the per-sonnel costs of constructing the building, then you can create a budget. This will basically reflect the cost of materials, transportation and personnel. Your civil or structural engineer can enable you to create a budget. Don’t forget to set aside money for processing authorizations and licenses.

6. Process Necessary AuthorizationsTo construct any building in Kenya, you need certain authorizations. The exact nature of authorizations depends on the location of your building. In most cases, you require at least two forms of autho-rizations. The first is from the municipal council of the location of the building. The second is from the National Environ-ment Management Authority (NEMA). An authorization from NEMA may be nec-essary if your building is near a gazette forest, wetland or other environmental feature.

Other authorizations may become nec-essary depending on the location. For instance, if your home is near the airport, you may require authorization from the Kenya Civil Aviation Authority.

The point here is that you need to process the necessary authorizations. The exact nature of authorizations will depend on the location. You can visit the municipal council offices to find out the exact kind of authorizations you need. Alternatively, you can consult a local-based real estate or property development agency to obtain such information.

7. Recruit the PersonnelOnce you have the necessary authoriza-tions, you can now proceed to recruit the personnel who will build your home. A

gain you can rely on your civil or struc-tural engineer to vet especially the more technical people.

8. Purchase the MaterialsOnce you have your team in place, you can now purchase the materials. The exact type of materials will of course depend on the type of house. Basically, purchase them and transport them to the construction site.

9. Get StartedWith the materials on site, and the personnel in place, the construction can begin. You can even throw a little party to commence the beginning of making your dreams come true. In a nutshell, those are the basic steps you can take to build your first home. The process isn’t as complicated as it sounds. Also, you don’t have need the full amount in order to get started. In fact, you can construct your home over 3, 4 or even 5 years. The most important thing is getting started.

Therefore, if you’ve been dreaming of building your own home, go for it! In case you don’t have all the money in hand, don’t worry. Just get started. And keep adding to it as you get more money. With time, you’ll have your own dream home. And what a day that will be! So, don’t hesitate. Get started already! Best Wishes!
