The Gerlosplatte Apartments are ski in, ski out and close to the lifts

Location – Just moments from the ski lift Gerlosplatte is set amongst the pine trees high in the mountains at 1700m and has a true alpine feel with fantastic views of the valley. The resort itself has bars, restaurants, a ski hire shop, a ski school and a local village shop. You also only have a 10 minute drive past a beautiful lake to the villages of Gerlos and Krimml at the bottom of the valley where you will find a wide selection of shops and restaurants. Après ski is lively and there are several good local hotels including the 4* Gaspingerhof with a very smart spa.

The Zillerski Apartments are located only 100m from the chair lift which gives direct access to the Zillertal Arena. They are also walking distance from the restaurants and shop. Construction is complete and the Zillerski Apartments are ready for occupation.

Property – The Zillerski Apartments The Zillerski Apartments comprise two buildings, Chalet Anton and Chalet Beatrice. The buildings are built in a traditional Austrian chalet style and are almost directly on the ski slopes in an open and sunny position with superb views of the mountains and valley. They are just a moment’s walk from the restaurants and the new supermarket. Chalet Beatrice comprises 11 apartments ranging in size from 1 to 4 bedrooms. Chalet Anton has two duplex apartments with 3 and 4 bedrooms.

The Zillerski Apartments have generous covered balconies, chunky overhanging roofs and open-plan living / dining and kitchen areas with large windows offering panoramic views of the mountains. All apartments have a terrace or a balcony as well as their own private underground parking space and a lockable storage/ski area.

Modern or traditional style furniture packages are available

Apartment Finishes & Optional Furniture Packages The cost of the kitchen is included in the price and it is possible to choose from a wide selection of fixtures and fittings, including all kitchen appliances.

Optional furniture packages are also available and the developers have appointed interior designers to provide every comfort for owners should you wish for your apartment to be fully furnished on completion. These packages are extremely flexible and affordable and include everything you will need to make your purchase as smooth as possible including sofas, wardrobes, cutlery, and crockery. This service is available at a cost of approx 11,000 euros for a 2-bedroom apartment to 15,000 euros for a 3-bedroom apartment.

Price List – Prices include the kitchen and one garage parking space. The Zillerski Apartments have no rental obligation so you can either choose to buy your chalet as a private “second home” or as a holiday “rental-home” the choice is yours. If you wish to rent your property out on a commercial basis so that it pays its way, there are tax advantages as you can reclaim part of the VAT after purchase and receive a refund of almost 10% of the value of your property (ultimately paying only the net price). If you prefer to keep your property for your own exclusive use then you can do so by paying the gross price.

No Rental Obligation – complete flexibility You can either choose to buy your apartment as a private “second home” or as a holiday “rental-home” the choice is yours. If you wish to rent your property out on a commercial basis so that it pays its way, there are also tax advantages as you may reclaim part of the VAT.

Second Home Option – As these apartments have a very rare “second home” status owners wishing to make the maximum use of their apartment have complete flexibility. They may rent their apartment privately to friends and family or through the local village agency or they may keep it exclusively for their own private use.

The mountainside village of Gerlosplatte

Rental Home Option - If you choose to rent your property commercially there may be tax advantages. The dedicated management company will make the bookings and will receive the guests and check them in and out of your apartment. They also provide laundry and cleaning services to deal with the change-over when your guests have departed. If you would like to rent your apartment in this way the local tour operator will charge 15% (plus vat) of the rental fee to handle everything for you. Your guests will just need to pay for the cleaning of their apartment which is approx 75 euros per turn-around. Please see our Austrian fact sheet for further information.

The Durlaßboden Lake

Purchase Costs The total purchase costs for buying a chalet are approximately 6% of the gross purchase price. The Purchaser will be required to pay the notary fees after the contract of sale has been signed and the notary has sent off all the papers to obtain the foreigner purchase permit. Fees are calculated as follows

Purchase Tax ‘Stamp Duty’ is 3.5% of the gross purchase price Registration in the Land Registry is 1% of the gross purchase price Notary’s fees – 1.5% of the gross purchase price plus VAT Court costs, administration fees – approx 150 euros

Bank Finance Austrian banks will fund up to 70% of the net purchase price or 60% of the gross purchase price and will usually lend up to a period of 25 years. Variable interest rates are currently at around 3%. It is possible to have 1-year or 5-year fixed rate mortgages too. If you are taking a mortgage the fees involved add up to approx 4% of the value of the loan you will be taking. These comprise a bank set up fee of around 2%, an appraisal fee of 0.5% and a 1.5% mortgage registration fee. All financing fees may be incorporated into your mortgage if you wish.

The Zillertal ski area is famous in Austria for its powder skiing

Resort Information – Zillertal Winter and Skiing The Zillertal Superskipass gives access to the huge Zillertal ski area of 640km of prepared pistes at altitude levels ranging from 630m to 3250m. An impressive 75% of all pistes have snow making facilities and the Hintertuxer Glacier, as Austria’s only all year round ski region, provides Zillertal with an absolute snow guarantee.

Piste Map Gerlos is in the centre of the Zillertal Arena ski region which is part of the Zillertal Superskipass region. The local slopes are sunny and are perfect for beginners and intermediate skiers. There are downhill racing runs and off-piste skiing for advanced skiers and snowboarders.

Skiing for all abilities For less experienced skiers there are eight schools offering instruction in both skiing and snowboarding for all ages, and Gerlos itself is proud to boast the first boarder’s playground snowpark in the entire Zillertal valley.

The Zillertal Arena has numerous boarding parks and has been popular for years with freeriders but the new Hot-Zone snowpark offers obstacles for everyone from beginners to advanced boarders.

Other winter activities in the region include superb illuminated toboggan runs, ice-skating and a thrilling Alpine roller-coaster. There are 200km of well maintained snow shoe routes and cross-country ski trails at varying altitudes. Austria is famous for its après ski and mountain huts and there are 48 ski huts and snow bars dotted throughout the region.

Après Ski The hugely popular Après Ski scene in Zillertal Arena is one of the best on offer in the Tyrol. There are many restaurants and mountain huts serving delicious traditional fare, and the bars pride themselves on offering a great atmosphere with high quality sound systems playing the latest music to make sure everyone gets up out of their seats and joins in! “Rössl Alm” with its breathtaking on-the-slopes location is a favourite with visitors, as is “The Country Club” where the crowds gather to dance in fabulous surroundings until 4am!

The Krimml Wasserfall and Durlaßboden Lake are just moments from the apartments

Summer Summer in the Zillertal Arena offers a huge variety of activities for everyone. Just moments away from the chalets is the Durlaßboden Lake which offers plenty of water sports including sailing and wind surfing, or just have fun swimming and taking out a pedal-boat. You can also relax on the lawn next to the lake with its large children's playground and barbeque facilities.

Just around the corner are the Krimml Wasserfalls with their impressive drop of 380m making them the fifth highest waterfalls in the world. There are adventure high-ropes courses for all the family to enjoy, and the really adventurous can try a rafting tour on the Wildgerlosbach River.

Horse riding is a popular pastime in Gerlos

Mountain biking is very popular with approximately 232km of mountain biking routes allowing you to enjoy the woods, mountains and lakes. Take the cable car to the top of the tree line and start a breathtaking hike down, you can even take your bikes in the cable car and cycle down stopping at mountain restaurants on the way.

For keen hikers there are numerous high quality routes all of which have been selected, tested, marked, and classified by experts. Within the Zillertal Arena there is also tennis, badminton, squash, football, volleyball, basketball, inline skating, paragliding – plenty to keep all the family entertained!

Innsbruck – 1hour 10mins from Gerlos Innsbruck is the capital city of the Tyrol and is surrounded by mountains which provide a spectacular backdrop to this medieval old town with attractive Gothic and Baroque buildings. The city's most famous sight, the Goldenes Dachl ('Golden Roof') is a reminder of Innsbruck's golden era, when it became Maximilian I's imperial capital in the 1490s.

This university town has a beautiful pedestrianised centre and boasts two large lakes, Baggersee and Lansersee. There is excellent shopping in Innsbruck especially along the Herzog-Friedrich-Strasse in the old part of the city, and the annual Christmas Market here which is magical!

As well as being a popular tourist destination with an abundance of culture, Innsbruck has twice hosted the Winter Olympics and offers extensive sport facilities both summer and winter. This region includes282km of skiing.
