QUICK OVERVIEW

LAND SURVEYING

Philsurv Geodetic-Services recognizes the different uses of land surveys for the purpose of real estate management and engineering/architectural design. Our surveys will provide cost effective and informative survey plans. Our products are designed to inform clients of possible boundary disputes, encroachments, errors in technical descriptions, exact location of the land on the ground as per title and other land issues that need to be considered in land development. Our engineering survey plans are designed to inform engineers and architects of the actual conditions on a construction site. These survey plans are made with close coordination with the engineers and architects as to provide accurate information for their design requirements. It is our continuous goal to improve and revise our systems to provide information that may be of use not just for the current issues but for the future issues that our clients may come across.

standard for measuring buildings.

How is it useful?• Use International Standards as basis for computation of Lease

Area, Best practices of floor measurement, Industrial space, Mixed-Use Properties, Office Buildings and Retail.

• Proper allocation of common areas to leased areas• Reduce ambiguity of classifying and measuring areas to avoid

legal liabilities• Reconstruct building blueprints• Used by building owners, managers, developers, leasing

professionals, corporate facility managers, asset managers, and the providers of the products and services needed to operate commercial properties

DescriptionThe client needed to reconstruct the blueprints of their oldbuildings within a time frame of one month for accountingdeadlines. They also used the data to verify the lease area forcontract negotiation purposes. They needed a reliable standard tofollow as basis for the measurements.

PhilSurv used the BOMA international standards as basis formeasurements. The teams conducted an as-built and detailedmeasure survey in order to get dimensions of common areascomposed of utility rooms, stairs, elevators, common rooms andlobbies.

WHAT IS ON THE PROPERTY AND WHAT ARE THE SLOPES?

Location Angeles CityProject Size 2 haClient Joseph Server and Associates & Miriam CollegeServices As-built and Topographic Survey

How is it useful?• Measures the elevation of points on a particular piece of land,

and presents them as contour lines on a plan.• Used for designing a well-organized drainage system.• Can request Philsurv to show utilities, trees, road networks or

other detailed features important to engineers or architects for efficient designing.

• Can easily measure the area or distance of any part of the base map. This is useful for lease area computation, structure layout design, landscape plan or other land uses.

DescriptionThe client wanted to expand their campus to open areas.

PhilSurv conducted an as-built and topographic survey. For better representation of the area, a satellite image of the area concerned was geo-referenced and made as the backdrop of the topographic and as-built plan. Philsurv also made a slope analysis with 3D perspective based on the land elevation data.

The client was able to give a basis for the architects of JosephServer and Associates for future development on the open space. With the plans given, planning the drainage system and buildinglay-out made the architect’s work accurate and faster.
