Note: the materials specified for the external walls have
been selected to achieve the 'U' Value of 0.30W/m2K.
This complies with the required 'U' Value stated in Part
L1 and L2: 2006 of the Building Regulations which is
0.30W/m2K for extensions. The 'U' Value calculation is
based on BS EN ISO 6946. Please refer to the email
message sent by Vencel Resil Limited on 02.02.10.
Note: The brickwork above the external window and
external door apertures are to be supported by Catnic
Cougar CG 90 / 100 lintels. Each lintel is to be a standard
size and fit the length of the aperture. A brickwork soldier
course above the window and door apertures is to be
included on all ground floor apertures.

Beams: 2Nr. 178 x 102 UB's side by
side and bolted together with M12 bolts
at 750mm centres. The UB's is to rest
upon Class B Engineering brick
(Staffordshire Blue or similar standard)
padstone.
Ventilation Duct: Duct from ground
floor toilet. Duct to run from the ceiling
attached mechanical extractor fab to
rear external wall. The duct is to laid
above the kitchen ceiling.
Drainage Pipe: from en-suite sink
Graded Floor Joists: 50mm x
200mm C16 grade timber floor joist to
BS 4978 or BS EN 519 or other
national equalivent and so marked.
Strength to be C grade and to BS EN
338. Treatment to be fire retardant
impregnation and British Wood
Preserving and Damp Proofing
Association Commodity Specification
FR2, Type A. Moisture content at time
of erection to be 13 - 19%.
Drainage Pipe: from shower
Existing Timber Joist: The ex isting
185mm high x 50mm thick built in joist
to be cut within a 6mm tolerance from
the back of joist hanger. The redesign
of the joist will allow the two steel
beams to be recessed above the
plastered ceiling. Teat cut ends.
Joist Hanger: Special restraint propierty
joist hanger to BS 5628 Part 1 to provide
laterial restraint to the external walls. Joist
hangers to be explanet or similar
approved standard. Strength of the joist
hanger to be confirmed by the Structural
Engineer to ensure a match with the
blockwork strength.Timber joists must be
accurately cut to length with an overall
tolerance at the back plate of 6mm.
Pack to beam: Pack to outer side of steel
beam. The pack is to be notched to allow
for the bolt connection.
Plaster Ceiling: 13mm thick plasterboard
with 2mm skim. The existing kitchen
ceiling is to levelled with the new kitchen
extension ceiling to allow for a flush finish.
Floor Boards: 16 - 25mm thick
softwood T&G flooring. New extension
floor is to be laid level with the existing
first floor.
Plaster: Manufacturer to be British
Gypsum Ltd. Product to be multicoat
propriety plaster - Thistle Hardwall for
undercoats. Application: Undercoat
th ickness to be 11mm thick and a finishing
coat of 2mm thick. Preparation: prepare
background and conduits and the like and
apply bonding agents and provide a key for
the finish ing coat. Stainless steel beads to
be compliant with BS EN 10088 - 1.
External Wall: New 315.5mm thick
external cavity wall construction. The
outer leaf is to be 65mm high x 215mm
long x 102.5mm wide fletton common
brick. The 100mm cavity is to be partially
filled with 75mm thick Jabfill Premium
supplied by Vencel Resil Limited (tel:
02083209175). The inner leaf is to be
215mm high x 620mm long x 100mm wide
Durox Supa Aircrete Block supplied by
Tarmac (tel:08456062468). The
compressive strength of the Aircrete Block
is to be 3.6M/mm2. . The horizontal and
vertical joints to be standard 10mm thick
mortar mix.
Wall Ties: Stain less steel ties with
insulation retainers. Manufacturer to be
Catnic or similar approved standard.
Structural Engineer to specify tie. Fix ties
at 400mm centres.
Windows and Doors: Windows and doors
to be REHAU. Windows to be 70mm and
chamfered. All new windows and doors to
be pitch polymer under cill damp proof
course. Manufacturer to be ruberiod or
similar standard. Product reference: Original
High Performance DPC.
Note: For the roof and floor structures please refer to
drawing 07.
Foul Drainage: 100mm dia pipe run is to
be v itrified clay to BS EN 295. The pipe is
to have a min imum depth of 1:40 gradient.
The pipe is to have a flow rate of 9.2 litres /
second. he pipe is to be encased in at least
100mm thick pea shingle or a similar
granular fill surround. The top of the
granular fill to be protected with a concrete
slab with a minimum overhang of 300mm.
Screed: At least 65mm thick fast
drying screed. Product to be Tarmac
Truscreed. To be laid level with exist
floor. Mix to be 1:3 (rapid harding
cement:sand) to BS 8204. Screed to
be tapped down to even horizontal
level and to ensure no gaps at
perimeters. Float fin ish.
Floor insulation: 100mm thick floor
insulation. Manufacturer to be Jablite.
Product to be Jabfloor Premium 70.
Supplied in sheet form. Install to
manufacturers instructions.
Membrane: membrane to BS EN
13967:2004. Manufactures to be
visqueen. Product to be black coloured
Visqueen EcoMembrane
(polythethylene and high tear
resistance). Jointing of membrane is to
overlap by at least 150mm and sealed
using Visqueen Double Sided Joining
Tape, then secured using 100mm wide
Visqueen girth joining tape. Fixed in
wall at least 100mm.
Vertical floor edge insulation: 30mm
thick edge strip. Manufacturer to be
Jablite. Product to be Jabfloor
Premium 70. Supplied in sheet form.
Install to manufacturers instructions.
Concrete floor slab: 150mm
concrete floor slab to be laid again the
compacted hardcore. Mix to be
sand:cement with aggregate.
Structural Engineer to confirm the
strength of the mix and final thickness.
Concrete to be tapped down to even
horizontal level and to ensure no gaps
at perimeters.
Hardcore 200mm hardcore laid
against the earth and compacted.
Structural Engineer to confirm the final
thickness.
Note: the materials specified for the concrete floor slab
have been selected to achieve the 'U' Value of 0.22W/m2K.
This complies with the required 'U' Value stated in Part L1
and L2: 2006 of the Building Regulations which is
0.22W/m2K for extensions. The 'U' Value calculation is
based on BS EN ISO 6946. Please refer to the email
message sent by Vencel Resil Limited on 01.02.10.
Concrete Foundations Excavate
trenches to 1.355m from ground floor
level and lay concrete foundations up
to 1.000m high from base of trench.
Concrete to BS EM 206-1 and BS
8500-2. Final depth of foundations,mix
and strength to be determined by the
LA Building Control Officer and
Structural Engineer. Mix to achieve
50mm slump when tested.
DPC: pitch polymer damp proof course
. Manufacturer to be ruberiod or similar
standard. Product reference: Original
High Performance DPC.
External plinth: plinth to be 150mm
high or two brick h igh and to match the
size and mix as the existing.

Concrete cavity fill to base of cavity:
Concrete to BS EN 206-1 and BS
8500-2.Maintain a 75mm between top
pf fill and external ground level and
min imum of 225mm between top of fill
and ground level DPC. When placing
the concrete is to be compacted.
Soffit and face: Eaves size to match
existing. The existing Soffit and fiacia to be
removed. The Soffit and fascia is to be
PVC-u. The soffit is to have 10mm
continuous natural air ventilation strip with fly
screen.
Rainwater Goods: Rainwater goods to be
100mm PVC-u and attached to the existing
Underlay: To BS 747 and to be felt type 1F.
Product to be Marley Waterproofing Undertile
Felt or similar standard. The felt is to be
waterproof, breathable and durable.
Install to manufacturers instructions.
Battens: 38mm x 25mm timber battens. Treatment
to be fire retarding impregnation and British Wood
Preserv ing and Damp Proofing Association
Commodity Specification FR., Type A. Moisture

Roof and ridge tiles: Roof and ridge tiles to
match existing size, colour. Roof tiles to be laid to
existing lap and lap. Double tile at eaves. Ridge
tiles are to be vented with 5mm continuous air
gap.
Close Cavity: Close cavity with a duress
supper lightweight block.
Wall Plate: Final size of the wall plate is to
match the existing to ensure the new roof
structure matches the ex isting height and
pitch. Treatment to be fire retarding
impregnation and British Wood Preserving
and Damp Proofing Association Commodity
Specification FR., Type A. Moisture content
at time of erection to be 13 - 19%
Straps: Mild Steel Straps vertical restraint
straps. Straps to be heavy duty 30mm wide x
800 long x 5mm thick pre galvanised edge
coated mild steel bent traps at 1.2mm
centres to tie down the wall plate to the inner
blockwork. Length to be 1200mm..
Manufacturer to be explanet or similar
approved standard.
Note: the roof is to achieve a 'U' Value of 0.16W/m2K. to
comply with the required 'U' Value stated in Part L1 and
L2: 2006 of the Building Regulations.
Rafter tray: trays to be laid between rafters
to ensure a clear air path of 10mm - 25mm
continuous air path between the roof
underlay and insulation. Explamnet or similar
approved standard. Install to manufacturers
recommendations
Roof insulation: 3 layers of 100mm thick
isowool insulation. Two layers to be between
joists and one layer laid at 90 degrees across
the joists. At eaves level the insulation is to
laid in to prevent voids and air gaps.
