We are a holding company that prepares and executes development projects. Within EBM Group, we focus primarily on residential housing and, more recently, logistics, retail and administrative buildings. For our external clients, we mainly deal with senior housing centres (CBS).

Our continual growth demonstrates our ability to evolve along with the housing market.

A significant recent achievement was building our portfolio of senior housing, including the properties‘ social services operator, GrandPark, a.s. The sale of this portfolio in 2017 (a transaction that amounted to approx. CZK 780m) created the ideal conditions for our company‘s future growth. This gives us great potential that we do not intend to waste.

In addition to expanding our portfolio in the fields of development where we‘ve already established our presence, we are also aiming for its diversification by entering additional lucrative segments.

The uptrend in total assets signifies the company‘s ability to produce impressive real estate projects, the sale of which subsequently increases the company‘s balance sheet.

The sudden capital growth in 2017 is a result of the sale of projects that had been in progress in previous years. The current financial state gives the company considerable potential regarding future growth.

PLANNED PROJECTS• Our housing development projects currently in the pipeline within Prague are the result of a substantial

demand for new apartments. From a long-term perspective, we find this market not only lucrative, but also relatively resistant to potential cyclical fluctuations.

• We are searching for compelling opportunities as we expand our portfolio of rental housing – residential in Prague and recreational in tourist destinations within the Czech Republic and abroad.

ERBENOVA RESIDENCEThe largest acquisition in EBM Partner‘s history to date occurred in 2018. This included land with a permit for an apartment block composed of 20 exclusive apartments, each with an above-average floor area. The project is located at the foot of Strahov Hill in Hřebenka, a part of the coveted Smíchov neighbourhood.The project‘s creator is reputable Czech studio ADR. Securing the building permit and further steps necessary for execution are currently underway.

RESIDENTIAL COMPLEX KOLOVRATYIn the first half of 2018, we managed to acquire multiple plots of land in

Prague‘s Kolovraty district. We plan to utilize the land by building terraced houses, duplexes, and singular villas.

The aim of this project is to construct desirable modern housing in a green-filled residential location with great access to the city centre.

APARTMENT BLOCK KOBYLISYAnother planned project is residential housing in Prague‘s Kobylisy. The block will offer 8 apartment units. The apartments‘ design, the exceptional access to transportation and the area‘s public amenities make this location suited for even the most demanding clients who prefer modern housing in Prague‘s greater metropolitan area.

ADDITIONAL CBS IN THE ACQUISITION STAGEThe continual demographic shift, along with an extreme lack of options on the senior housing market within the Czech Republic, are what make EBM Group‘s significant knowledge about projects of this nature highly valuable, and it is why renowned social service providers SeneCura/Orpea and Alzheimercentrum choose to work with us.

We are currently planning senior housing centres (CBS) throughout the Czech Republic for both of these companies. The projects are built around a concept that has repeatedly proven successful – a concept which includes always adhering to every request of each individual home and location.

CBS PARDUBICEThe planned senior housing project in Pardubice is the result of

a collaboration with the company Alzheimercentrum. The new home – with a capacity of about 170 clients – will be situated in the municipality

of Polabiny, on beautiful grounds connected to a park complete with a pond, yet still within a residential area near the city centre.

COMPLETED PROJECTS

LAKEPARK RESIDENCE We chose the absolute centre of the recreational area around Máchovo Lake, found in the municipality of Staré Splavy, as the ideal location for our 37-unit apartment block.

With LakePark becoming yet another successful cooperative housing project – this time designed primarily for recreational use – we gained access to new projects focused on interesting tourist destinations within the Czech Republic.

APARTMENT BLOCK NOVOSTRAŠNICKÁ During the real estate crisis, we prepared and completed this apartment block of 40

units, five studios, and three commercial spaces on Novostrašnická Street in Prague 10.

The decision to venture into cooperative housing in a desirable location and to offer a fair price has proven to be rewarding. Our clients‘ strong interest and the fast selling

CBS HAVÍŘOVOur first establishment offering senior care was built in

Havířov‘s Šumbark neighbourhood and is located on the edge of an existing development in close proximity to schools and sports grounds. When at full capacity – which is 149 people – the centre

has 75 working employees.

CBS LIBERECCurrently the last senior housing project, this centre is located in the city of Liberec, specifically in the Vratislavice nad Nisou district. In 2018, the structure was inspected and sold to its new owner, the Austrian social service provider SeneCura, which purchased the centre while it was still under construction. The transaction was a part of the sale of GrandPark, a.s., and other senior homes.

CBS HRADEC KRÁLOVÉOur 2016 project, CBS Hradec Králové, is situated south of the

county seat‘s historical city centre, in Moravské Prědměstí. The building was placed amongst an existing housing development and was architecturally designed to flawlessly fit the surroundings. The

establishment offers its services to up to 149 clients.

CBS ŠTĚRBOHOLYPrague‘s CBS Štěrboholy was built on land between Kutnohorská, Kardausova and Kryšpínova streets, where the village of Štěrboholy meets Dolní Měcholupy. The land is a part of an area of residential homes in Malý Háj. Adjacent to our centre is a large garden – about 5, 000 m2 – meant for relaxation and therapeutic purposes.

Jakub is the Business Director and board member at EBM Partner a.s. He is responsible primarily for the acquisition, assessment, scope, and sale of new projects. An ability to comprehend the full potential of effective synergy within civil engineering, combined with rich experience in leading positions across all of our companies, is what qualifies him to lead and to guarantee that all projects run on the maximum efficiency that EBM Group‘s structure provides.

In 2010, Jakub joined his father in building what was to become a leading firm in the field of design and engineering, EBM – Expert Building Manager, s.r.o. Acting as the Business Director, company Executive, and Partner, Jakub‘s presence was crucial during all projects from the start. He strongly endorsed adding a general contractor to the group in 2016. Today, he is the Business Director and Company Executive of EBM Construct, s.r.o., and the Company Executive of EBM Rent, s.r.o., where he is responsible for the company‘s further growth.

Jirka‘s responsibilities as EBM Partner‘s Chief Financial Officer include overseeing the economic impact of all planned projects. He also secures the funding needed for their implementation, always aiming for a sufficiently diverse and stable funding structure supporting the execution of these real estate projects. After joining EBM Group in 2012, he promptly became an integral part of the planning and execution of our projects, especially pertaining to senior housing centres.

In the time he has been with the company, it has accrued and successfully paid off bank loans of approx. CZK 650m, and another approx. CZK 160m of co-investors‘ financial resources. His decisions stem from an abundance of experience from former positions, which were focused on financing, investor relations, and the real estate business – he worked for both PPF and ECM Real Estate. During his time as Managing Director at Raiffeisen – Leasing Real Estate, he was responsible for risk management and business case management.

Ľubomír Vais is the mind behind the idea to build a strong group of companies that would provide all services in the area of construction and real estate. His entrepreneurial instinct, his ability to assemble an impressive team of professionals across all fields, and his life motto, “Every problem is an opportunity in disguise,” all inform his decisions, which have continually moved each company and the entire group towards further expansion. His professional achievements got an early start. In 1990 – while still living in Slovakia and just 4 years after graduating from the Faculty of Civil Engineering at the Technical University of Košice – he became the youngest Head of Technical Supervision at Stavoinvesta, an investment-engineering organization. Together with his former colleagues, he then founded the engineering-design company Karea s.r.o., which designed and led projects like the construction of Košice‘s first supermarket in 1992 and a squash and sports centre in 1994, all while also working on its own smaller development projects. Utilizing this valuable experience 2 years after his move to the Czech Republic, he took his vision of preparing and executing projects with added

architectural and practical value and, in 1998, founded the first company of EBM Group, EBM – Expert Building Management, s.r.o. Between 1998 and 2011, Ľubomír Vais and his company took part in many significant projects, such as managing a design company and projects in Prague and Pilsen for the company Plaza Centers, planning and completing the first phase of housing complex Klimkovičova in Košice, and more. The results of hard work, combined with the state of the market in 2011, led Ľubomír Vais to establish EBM Partner a.s. and to finally bring his concept of senior housing – an idea stemming back to 1997 – to fruition. He subsequently founded GrandPark, a.s., a registered provider of social services, and expanded EBM Group by adding general contractor – EBM Construct, s.r.o. – and management companies EBM Rent, s.r.o, and EBM Office, s.r.o. Following the sale of GrandPark, a.s., Ľubomír Vais is now focused primarily on EBM Partner‘s growth, developing more compelling projects, and investment diversification – all while employing the unique synergy found in EBM Group, which he and his team so carefully crafted.

Richard is the Director of Project Management at EBM Partner a.s. The team of managers under his leadership execute the development projects of EBM Group, ensure project management and investor technical supervision for external clients, and oversee the technical project management. When leading projects, he emphasizes the effective use of all available tools – whether it be during construction or the operation of completed buildings – while consistently prioritising the requirements and satisfaction of the client.

Richard joined EBM Group in 2011 as a Project Manager before becoming the Director of Project Management. He has been an authorized member of ČKAIT (the Czech Chamber of Authorized Engineers and Technicians Active in Construction) in the field of Building Structures since 2007.His multifaceted profession has made Richard a specialist on cooperative housing and senior projects. He is involved in the managing of multiple EBM Group companies and is the Company Executive in all of our project companies.

Petr is the Company Executive, partner, and Company Director of EBM Construct, s.r.o., where he utilizes his twenty years of experience after having held numerous positions in the field of construction. Petr‘s goal is to continue building a respected construction company reliant on its own tools and abilities. In today‘s fast-paced world, he values the longevity of strong partner-subcontractor relations and friendships which enable great collaboration. That he stays true to his motto, “Trust and details matter!” is confirmed by every satisfied returning investor.

He joined the group in 2016 with the sale of his company, which became EBM Construct, s.r.o.Under his leadership, the company immediately began – and swiftly completed – the biggest project at the time, BD LakePark. The project allowed Petr to apply his extensive knowledge attained during his past assignments, such as work involving heavy construction assembly, monolithic construction, family home construction, and apartment reconstruction.

Petr is a partner, the Chief Architect, and Company Executive of EBM – Expert Building Management, s.r.o. He has led a variety of projects, from senior housing centres to administrative and residential buildings. When it comes to his designs, he strives for rational architecture with clear motives aimed to satisfy every detail of an assignment‘s demands – from the perspective of the client, the place, the task, and time. The goal is a coherent, innovative result created in accordance with building regulations, thus guaranteeing efficiency and the fulfillment of the client‘s requirements and expectations.

Petr joined EBM – Expert Building Management, s.r.o. in 2013 with a rich professional history. Having worked at renowned studios in Prague, he had been under the leadership of distinguished Czech architects and played a role in designing a large residential project in Jihlava and the BB Centre in Prague. The current team of professionals under his supervision is composed of talented architects with extensive referrals and experience from top architectural offices, and their approach to collaboration stems from a shared sense of ambition and purpose.
