The first outlet type shopping centers appeared in the United States following the idea of traditional factory outlets (shop at the factory or warehouse realizing surplus goods at reduced prices). The first cluster of shops selling directly from manufacturer was opened in Pennsylvania. It was called Factory Outlet Center and this happened in 1974. Originally this was a shop near the factory or any industry where you can get goods: •from the manufacturer with no retailer extra charge; •at a substantial discount, if the goods are sold at the end of the season; •excess products that have not been sold by retailers. Thus, the commodity price is formed mostly of its cost. Transportation costs, the retailer margin, the cost of the rent or construction of shopping center (production sites usually are located outside the city where the costs on property are significantly lower), as well as the level of service are minimized. Here interesting fact - in Italy, despite the fact that the collections in outlets are a bit outdated and prices low, outlets still remain prestigious shopping centers for prosperous buyers.
