DEAR SIR:
I HEREBY REQUEST A VARIANCE TO ALLOW A DETACHED GARAGE TO BE LOCATED IN FRONT OFMY PRINCIPAL STRUCTURE CONTRARY TO THE ZONING CODE. I PROPOSE TO CONSTRUCT A30'X30' DETACHED ONE STORY GARAGE MOST OF WHICH WOULD BE OVERTOP EXISTINGIMPERVIOUS PARKING AREA. IT WOULD BE LOCATED 7 FEET FROM THE NORTH SIDE PROPERTYLINE AT ITS CLOSEST POINT AND 45 FEET FROM THE FRONT PROPERTY LINE WHICH IS INFRONT OF MY HOUSE. THE PROPERTY IS LOCATED IN MAYO AND IS COMPRISED OF .57 ACRESON TAX MAP 60, BLOCK 23, PARCEL 294. IT IS ZONED R-2. IT IS LOCATED IN THE CRITICAL AREAAND HAS A CRITICAL AREA DESIGNATION OF LIMITED DEVELOPMENT AREA (LDA). IT IS NOTWATERFRONT.
THE PROPERTY IS DEVELOPED WITH A 1,215 SQUARE FOOT TWO STORY SINGLE FAMILYDWELLING WHICH WAS BUILT IN 1945 PRIOR TO THE ZONING CODE AND A SMALL DETACHEDSTRUCTURE THAT IS USED AS BOTH A STORAGE SHED AND A WORKSHOP. THERE IS CURRENTLY6, 059 SQUARE FEET OF IMPERVIOUS COVERAGE WHICH INCLUDES THE HOUSE, THESHED/WORKSHOP, DRIVEWAY WITH PARKING AREA, PATIO AND SIDEWALKS. THE ALLOWABLELIMIT ON THIS PROPERTY IS 5,445 SQUARE FEET SO THE EXISTING TOTAL IS 614 SQUARE FEETOVER THAT LIMIT. THE GARAGE WOULD BE PLACED MOSTLY OVER THE EXISTING IMPERVIOUSPARKING AREA BUT WOULD ADD 345 SQUARE FEET SQUARE FEET OF IMPERVIOUS COVERAGE.WE WOULD REMOVE 425 SQUARE FEET OF THE EXISTING PARKING AREA FOR AN OVERALLPROPOSED IMPERVIOUS COVERAGE TOTAL OF 6, 041 SQUARE FEET. THE PROPOSED TOTAL OF6, 041 SQUARE FEET INCLUDES THE REQUIRED 10% REDUCTION. IT IS A RELATIVELY FLAT LOTWITH LARGE MATURE TREES.
THERE IS CURRENTLY NO GARAGE ON THE PROPERTY. THERE IS ONLY A 15'X22' SHED THAT ISUSED FOR STORAGE AND AS A WORKSHOP WHICH HAS A TYPICAL ENTRANCE DOOR ON THESIDE OF IT THAT FACES THE HOUSE. I USE THIS SMALL BUILDING FOR STORAGE AND FORFURNITURE REFINISHING. THERE ARE TWO MATURE VERY LARGE OAK TREES WITH LARGETREE CANOPIES IN FRONT OF THE SHED/WORKSHOP BETWEEN IT AND THE EXISTING PARKINGAREA. THERE IS NO WAY TO CONSTRUCT A GARAGE IN LINE WITH OR BEHIND THE HOUSEWITHOUT REMOVING THE TWO LARGE OAKS AND DESTROYING MY SHED/WORKSHOP. THEWATER WELL IS LOCATED IN THE REAR YARD. THE PROPOSED GARAGE LOCATION MINIMIZESADDITIONAL IMPERVIOUS COVERAGE ON THE PROPERTY SINCE MOST OF THE BUILDINGWOULD BE BUILT WITHIN THE FOOTPRINT OF THE EXISTING PARKING AREA. IT IS NECESSSARYTO LOCATE THE GARAGE CLOSER TO THE NORTHERN SIDE PROPERTY LINE AND A BIT OFF OFTHE EXISTING PARKING AREA DUE TO THE PRESENCE OF OVERHEAD ELECTRIC WIRES. THESTRUCTURE IS REQUIRED TO BE A MINIMUM OF 10' AWAY FROM THE OVERHEAD WIRES. THEOAK TREE CANOPIES CONSUME THE REAR HALF OF THE PARKING AREA. WE DO NOT WANT TOIMPACT THE MATURE HEALTHY OAKS. THE PROPOSED GARAGE LOCATION WOULD ALSOPROVIDE ADEQUATE MANEUVERING ROOM FOR ENTERING AND EXITING THE GARAGE FROM
