Introduction

This report provides the background research and planning for the concept and

development of the Modern Apartment asset folio created by Arthur Cheng.

This asset folio was created as part of the unit assessment for SIT757 “Content

Creation for Virtual Reality” as part of the Graduate Diploma in Virtual &

Augmented Reality Course at Deakin University.

This report outlines the background research conducted for justification of the

folio concept, reference material sourced to demonstrate the concept image, as

well as planning for development of the asset folio in a given timeframe.

The final submission of the completed folio will be on 2 October 2020.

Background of Concept

The concept for the asset folio was decided to be a ‘Modern Apartment’, featuring

assets that can be used for a virtual showroom/display house. These assets

could also be leveraged in Virtual Reality (VR) and Augmented Reality (AR)

applications of similar purpose.

Justification

Based on research, there are benefits to providing virtual showrooms and

displaying virtual living spaces on VR or AR platforms.

A study performed by Dayan & Sacks (2017, p. 571) found that cognition of

customers was significantly enhanced when using an immersive presentation of

yet to be built apartments in VR. This significant difference is rooted in the

underlying cause that “most customers are not construction professionals, hence

decision making is often a challenging and sometimes unpleasant task for them

due to insufficient product cognition.”

Furthermore, there appear to be significant benefits for visualisation of living

spaces and particularly furniture items on AR platforms. Peddie (2017, p. 126)

describes a typical AR application where shoppers are able to conveniently

visualise furniture and décor in their homes at full-scale, prior to making a

purchase.

Gallardo et al. (2018, p. 352 ) note that these types of applications show the

particular adaptability of VR and AR platforms to marketing, where sales can be

exponentially enhanced with the help of this technology.

Focus Area

Given a constrained timeframe, it was decided to focus on a specific area of a

typical modern-day apartment to limit the number of minimum essential visual

and audio assets to assemble into one coherent scene. This focused area would

be the Lounge / Living Room area.

Interactive Elements

Possible interactive elements in a modern-day apartment lounge room could

include:

Lights (ceiling or lamp stand) that can be switched on or off

An artificial fireplace that can be switched on or off

These are typical toggle systems that are interactive in virtual real estate

showrooms, which may enhance the overall immersive viewing experience and a

user’s understanding of their environment.

An example of a well-made, interactive VR showroom experience demonstrating

adjustable lighting and furnishing materials is featured in a YouTube video

It can be noted that typical modern-day apartment lounge areas include certain

key elements:

Couch

Couch pillows/cushions

Coffee table

Couch

Trends for couch styles in modern apartments appear to lean in favour of L-couch

designs. These consist primarily of padding using defined solid shapes, typically

made of linen/cotton upholstery with defined, and contrasting wooden legs.

Coffee Table

Coffee table designs vary widely, depending on the aesthetics and style of the

overall room. This is usually an item that is selected to complement the styles of

other furniture pieces.

Lounge Chair

Lounge chair designs in modern day lounges seem to be intended to provide

some contrast in colour, while keeping some consistency in materials and

shading.

Lights

Lighting design can vary tremendously depending on the style and design of the

lounge. Some examples show very basic, unobtrusive down lighting, while others

boast a unique design, seemingly intentionally drawing attention to the fixture as

a feature piece of the room.

Plants

There does not seem to be any recognisable pattern or trend in choice of plant

type used in apartment lounges. If anything, the height of the plant may be taken

into consideration to complement or contrast surrounding furniture items.

Plan for Assets

Visual

The finalised scene will show a ‘corner’ view of the assembled lounge area,

consisting all the key elements described in the previous section. To do so, in

addition to the furniture and fixture elements, a floor and walls with textures will

need to be created to complete the surrounding environment. A window may

additionally be needed to provide completeness and a source of natural lighting

for the scene.

Audio

Audio assets in the interim will primarily consist of elements that enhance the

immersive experience or support user interactivity, such as:

Switching lights on or off

Switching the TV on or off

Opening an interactive User Interface (UI) menu

Closing the interactive UI menu

Selecting buttons on the UI menu

Background music for ambience

(Potentially) switching a fireplace on or off

Production

The production of the visual and audio assets should be prioritised and ranked in

order of complexity to model or produce. This will provide an ongoing indication of

capacity to complete all assets in time for final submission.

Ideally the finalised scene will be assembled and rendered in a 3D environment

or be able to be imported into a game engine.

Third Party Assets

It is likely that third party assets would be used as part of the asset folio, or as a

basis for editing. These may include:

Royalty-free sounds for audio assets (e.g. background music or UI sound

effects)

Texture materials for various furniture items and décor

Texture materials for floors and walls

All third party assets used in the making of this folio will be appropriately

referenced and credited.

Conclusion

The Modern Apartment Asset Folio has justified beneficial uses in both VR and

AR platforms, such as in virtual showrooms that provide better visualisation for

interested parties.

The assets produced in this folio will focus on the Lounge / Living Room area of a

typical modern apartment, consisting of key visual elements:

Couch

Couch pillows/cushions

Coffee table

Lounge chair(s)

Rug

TV (typically wall-mounted)

Plant for décor

Audio assets will primarily consist of elements that enhance the immersive

experience or support user interactivity, such as UI sound effects or light and TV

toggle switches.

Production of assets will be prioritised in order of complexity to create, to provide

an ongoing indication of capacity to complete the assembled and finalised 3D-

rendered scene before the final submission date on 2 October 2020.
