felicity J Lord has added a new residential lettings arm to its existing branch in greenwich. the multi award-winning estate

agent is aiming to capitalise on a buoyant lettings market

four-strong team. based at the felicity J Lord offices on

greenwich south street, the team will be headed up by

bobby andrews, the recently appointed Lettings

manager.

felicity J Lord has appointed amy bennett as branch manager for its new office in

surrey Quays. the 25 year-old, who joined the company in 2007 as a trainee negotiator, was until recently the sales manager. since her promotion, the surrey Quays branch has enjoyed its busiest period to date, receiving nearly 25 instructions alone in one month.

it is little wonder that brighton was voted one of the top 10 city beach break destinations in the world. from the stunning heritage of the royal pavilion, regency architecture and victorian aquariums to the traditional seaside fun of the famous brighton pier and pebble beach,

brighton offers something for everyone. you can shop till you drop in the Lanes, an intricate

maze of twisting alleyways or north Laine, the cultural quarter of the city. alternatively kick back and relax and watch the people over a latte in one of the many coffee bars or sample the celebrity fare at Jamie oliver’s recently opened pukka pasta. you’ll be spoilt for choice; there are over 400 restaurants in brighton and hove

(try the ginger pig if you get a chance). brighton is also one of

the most cultural cities in europe, oozing creativity from every pore thanks to its museums, galleries and music venues such as the dome. and when it all gets too much you can always escape into

one of the 98 parks and gardens (try the picturesque duck pond and victorian clock tower of Queens park) and unwind and think about what to do next in a

city that really has it all.

Whitstable although famed throughout the uk for its oysters, Whitstable offers far more to its visitors than just good food, its castles, alley ways and harbour are just some of the many features to keep you occupied during your stay in this picturesque corner of kent.

the buy-to-Let market is big business. it continues to groW, particuLarLy in areas such as London, Where returns on property investment go from strength to strength.

Location, Location, LocationNo, not a shameless plug for

Kirsty Allsop and Phil Spencer. Location is key to the success of a buy-to-let property. Look at

how close it is to shops, schools, colleges, universities, transport

links etc as these will be important to would-be

tenants.

Do the mathsAlways work out the cost of houses

you are looking at and the rent you are likely to get. Traditionally buy-to-let lenders want rent to cover 125% of the mortgage

repayments, while deposits can be as much as 25% (although not in the majority

of cases). There are also arrangement fees to factor in. And, whilst not wishing to be negative, remember that properties can sit empty so make sure you build yourself

a buffer by factoring into your costs your property being vacant for two months of the year.

Using a letting agent

If you use a letting agent such as Felicity J Lord, make sure it is a

licensed agent, (yes we are licensed if you were wondering) and someone who is a member of a reputable organisation

Don’t forget about areas such as rent guarantee insurance. This is a policy that guards

against tenants failing to pay the rent and costs as little as £50. What’s more, you will

need buildings and contents insurance suitable for letting

your property.

Choosing the right property

Always do your homework about the market in which you want to buy a property

before anything else. Generally, you can do this in one of two ways – either gather information yourself from estate agents, local papers, existing landlords and even the local authority, about the demand for and supply of, rented housing or use a

specialist letting agent like Felicity J Lord to provide advice on the best area and

type of property to rent out.

New figures from the Association of Residential Lettings Agents (ARLA) for the first quarter of 2011 show average rental returns for London rose by 5.1% for flats and 5.2% for houses whilst average capital asset values rose by 4.7% for flats and 14.8% for houses.

The buy-to-let concept was actually coined during the 1990s by ARLA and has now become an integral part of the private rented sector. Today, buy-to-let accounts for 15% of ALL housing in the country.

And, whilst it was thought that the buy-to-let market would suffer during the banking crisis, quite the reverse has happened. Of the 1.3m or so buy-to-let properties, less than one per cent were repossessed, and with a 11% share of the mortgage market, buy-to-let is more popular than ever. However, before you consider buy-to-let, there are some important considerations that need to be given.

Having grown up in shropshire and enjoyed the space and tranquillity of one of england’s most beautiful counties it was always going to take

something special for my husband, peter, and i to make the move to central London. but an exceptional duplex penthouse on the river won our hearts.

a succession of career moves gradually drew us away from shropshire and we found ourselves working in London, me in particular at a major international law firm. at the time we were living in milton keynes so i became one of the many commuters spending hours each day on the train. ultimately, we decided to “bite the bullet”, cut out the commuting and the cost, live in the city, and enjoy what it has to offer.

We knew and loved the shad thames area, so focussed our attention there. the open space provided by the river thames and the mix of the old and new architecture gives the area a beauty that in its own way is every bit as good as our home county.

Luna house captured our imagination and we moved in as soon as the development was completed (in december 2005). there are some lovely old warehouses on this stretch of the river, but the ultra cool modern design and completely glass frontage meant the riverside two storey apartment enjoys amazing light you just can’t get in warehouses with their small heritage windows.

from our front/corner position on the top two floors (sixth and seventh) the view is certainly one of the best on the river thames (and some of the guests to our dinner parties would say, in the World). from tower bridge, st paul’s and the tower of London to the west, all the way past the gherkin to the skyscrapers of docklands in the east, we look directly over the capital’s most iconic features. you really couldn’t ask for more.inside, the unique design and layout of our penthouse is every bit as brilliant. the large open-plan lower floor has a great kitchen with super-stylish white gloss units and a full range of top quality siemens appliances. there’s a spacious dining area, study space under the stairs, and a generous lounge that opens directly

out onto our private balcony – which itself features glass panels so there’s absolutely no obstruction to the views. a void at the front of the apartment up to the upper floor creates a real sense of space and airiness too.

upstairs carries on the same quality theme. our master bedroom’s unusual floor-to-ceiling glass wall and side window means it enjoys the same spectacular views as the lounge. there’s ample space for storage and a really stylish en-suite (the large luxury bathroom is downstairs off the hall). the second bedroom also has a floor-to-ceiling window looking directly over the river and towards canary Wharf, and again there’s plenty of storage space.all modern conveniences are in place. the apartment has integral air conditioning in all main rooms, electrically operated blinds, a sophisticated lighting control system, and tv and internet connections throughout. Luna house doesn’t have a gym or pool, so we’ve found an added advantage is that the service charges are much lower than many of the other developments along this stretch of the river. there are, however,

several excellent gyms within easy walking distance and there’s communal cycle storage in a ground floor room. our allocated parking space in a secure underground car park is owned rather than rented so we avoid another common cost.

visitors are always astonished by the apartment. but the thing they find almost as surprising is just how quiet the area is. despite having the bars and restaurants of butler’s Wharf only a few minutes' walk away, bermondsey Wall West could be in a different world, and at night a real sense of tranquillity descends. When we do head out though, it’s great that we can easily stroll to places like borough market or hop on the Jubilee Line and be in central London’s

shops and parks in just a few stops. We love the apartment and the area. We really do see ourselves retiring here in the long term but right now my work, coaching senior executives in blue-chip businesses, is taking me away more and more so it makes sense to rent it out.
