MARKET REVIEW
ROY SANBORNMLS#4442006
ationally, the residential real estate market experienced a strong year in 2015 with home sales high and home prices continuing to rise and that trend continued into Q1 2016 (although Q1 is historically a lighter
volume time period for real estate sales).
There are a number of key trends that will continue to drive the housing market for the remainder of 2016: Growing rental rates and moderate home price growth should mean more people looking to buy in 2016. Mortgage rates will rise, which should also help boost number of buyers. Inventory is expected to remain very tight.
Demand for for-sale housing will grow and will continue to be dominated by older millennials, aged 25 to 34. This demographic has the potential to claim a third of home sales in 2016 and represent 2 million home purchases.
Two other demographics will also be dominant forces on the buy side but will also be a key part of providing the necessary inventory on the sell side. Gen-X is in prime earning years and thus is also experiencing improvements in their economic circumstances, which include more relocations and seeking better neighborhoods for their families. Older boomers are approaching — or already in — retirement and seeking to downsize or lock in a lower cost of living. Together, these two generations will provide much of the suburban inventory that millennials desire to start their own families.
N
Supply will also improve as a result of additional growth in new construction and particularly in more single-family construction. The growth will be in more affordable price points, which will help bring down the average new home prices and average size of new homes, which have grown dramatically so far in the recovery as builders principally focused on the move-up, luxury, and active adult segments. Mortgage rates should also begin their long-anticipated ascent as the Federal Reserve attempts to “thread the needle” on influencing rates up without negatively impacting economic growth. The increases in mortgage rates will likely be lower than the increases in short-term interest rates created by Fed policy as global weakness and a strong dollar limit more pronounced movement in long bonds. Mortgage rates will also be volatile, moving up and down by day and week, similar to how we’ve seen the market in 2015, but the key difference will be a more pronounced longer trend towards higher rates.
The move up in mortgage rates should be a net positive to the market as fence-sitting sellers and buyers begin to understand that rates are moving higher and decide to jump into the market while they remain at such historically low levels. The final key trend is that rents will rise more rapidly than prices, adding to the already burdensome level of rents that exist in more than 85 percent of the markets in the country. In the near term, this reinforces the consumer’s decision to buy, but higher rents also start to negatively impact the pipeline for future purchases by keeping renting households from saving towards a down payment.

The first quarter tends to be a relatively slow time period for the luxury market and 2016 proved to be no exception with modest sales volume. Historically the market picks up as the weather gets warmer during the Spring and Summer time period.
The luxury market continues to be primarily a buyer’s market due to a relatively large supply of inventory, resulting in many homes staying on market for a prolonged period of time before finding a buyer. Pricing appropriately given the market dynamics is critical and many sellers have had to lower their price expectations as buyers look to negotiate the best price possible.
Four Seasons Sotheby’s International Realty continues to be the number one ranked firm in in the luxury market with the most total sales in units and dollar volume combined within Vermont and New Hampshire in Q1 2016 for the $600K+ and $1MM+ price points.
THE LUXURY MARKETS IN NEW HAMPSHIRE AND VERMONT
NEW HAMPSHIRE
New Hampshire is expected to have another great year with some experts predicting 2016 will be the strongest market in nearly a decade and are projecting at least a 5% increase in sales over 2015. Single family homes we’re up 11.6% percent in 2015, while Condo sales rose by 15%. The median sales price for single-family homes also rose 5% over the previous year to $240,000. Additionally, the state’s economy is poised for continued growth in 2016, driven largely by the housing market and lower energy prices, according to the state’s leading economists.
VERMONT
Sales were up 7.4% in 2015, which marked the 5th straight year of growth and Q1 2016 continued that trend with a nice uptick in terms of activity. However, pricing remained relatively flat and remains a concern with most experts projecting flat to modest increases again in 2016. Pricing your property appropriately given the market dynamics is more important than ever to get it sold in a timely manner. Vermont’s underlying demographics, with no population growth in the prime home buying age groups, suggests that Vermont’s housing market will remain flat to modest growth. There certainly won’t be any increase in sales or prices due to people moving to Vermont in the short term.

“Diane Armstrong sold our Burlington condo for us last week. The deal was a bit complex and required close attention and extraordinary persistence. Diane did both gracefully and cheerfully. She kept us informed at every step in the process. There were no mysteries, ambiguity, or real estate razzle dazzle. Diane has a keen intelligence, is unfailingly agreeable, and pays attention! She does not drop the ball!

“Adam is a strong asset to the Southern Vermont realty market. He is very familiar with the marketplace. Marketing efforts were top notch and we definitely felt he understood the many plusses of our home and property. We had consistent interest from prospective buyers as a result of using Adam and would go back to him should we return to the area. He would probably say that we were proactive in reaching out to him during the showing phase. He was right on top of all negotiations and the closing, and went above and beyond to ensure buyers had successful seamless transition into the home.”

“We highly recommend Lisa Bora Hughes without reservation to anyone seeking the services of a quali-fied real estate agent. When selling our home, Lisa remained in constant contact throughout the entire process providing guidance along the way. She responded to all of our questions quickly and is very knowledgeable, dedicated to her profession and a pleasure to work with. Best of all, she has a great sense of humor! All in all, she made the process of selling our home go as smoothly and quickly as possi-ble. We are fortunate to have had Lisa as our agent and would highly recommend her. Thank you Lisa for a job well done and for being there every step of the way!”

“I worked with Karen for a number of months on the sale of my home. The timing of the sale, relative to the market, was not the best and Karen worked tirelessly to show the property as often as possible. I was an out of state client and unable to deal with a lot of the issues that came up while the property was listed and Karen handled everything. Always receptive to suggestions, very responsive and attentive to my unique situation. I would work with Karen again and highly recommend her if you’re selling your home.”

“Margie was wonderful to work with. She was constantly in touch with us through every part of the process of selling our home and always very responsive if we had any questions. Once we accepted an offer on our home, Margie got us through each step with ease and worked with us through a very stressful and sensitive time! We were very happy to have gone through this with Margie and appreciated all of her help and effort to get us into our new home now.

At Four Seasons Sotheby’s International Realty, our New Hampshire and Vermont roots run deep. As a company that is both homegrown and historied, we are solidly invested in our communities and in the people who live in them. Many of our agents are second, third and even fourth generation natives.
To us, New England is more than a place – it’s a way of living, of enjoying life fully. Whether a native to Vermont or New Hampshire or a longstanding transplant, our own stories begin with a love of the places we live, and a passion for sharing that dream and our intimate knowledge with others.
