WELCOME TO THE WORLD OF FINE & COUNTRY

Our bespoke approachFine & Country understands moving home is one of the most important decisions you make; your home is both a financial and emotional investment.

We understand that exclusive properties require a bespoke approach to marketing and we take the instruction to sell your home as a privilege, an honour and a serious commitment.

Our process takes a lifestyle approach to the promotion of property, focusing on vendors’ comments to highlight personal characteristics that show a home, rather than simply a house. This is presented together with efficient sales management and an attention to detail befitting an ‘upper class’ estate agency service.

Fine & Country – the power of over 300 locations, the strength of the brand and the flexibility, understanding and knowledge of independent businesses.

Fine & Country agents combine the best attributes of independent estate agency with a specialist brand and powerful marketing capability.

“A REFRESHING APPROACH TO SELLING EXCLUSIVE HOMES, COMBINING INDIVIDUAL FLAIR AND ATTENTION WITH THE LOCAL EXPERTISE OF INDEPENDENT ESTATE AGENTS TO CREATE A STRONG INTERNATIONAL NETWORK WITH POWERFUL MARKETING CAPABILITIES.”

“INSTRUCT A FINE & COUNTRY AGENT, THEN SIT BACK AND RELAX AS YOU WATCH A COMPREHENSIVE MARKETING STRATEGY SPRING INTO ACTION ON YOUR BEHALF.”

ProfessionalismEvery Fine & Country agent is a highly proficient and professional independent estate agent, operating to strict codes of conduct and dedicated to you. You will benefit from their local knowledge, experience, expertise and contacts – their businesses are dependent upon successfully selling your property.

Every Fine & Country agent is a member of a redress scheme – in the UK agents are either members of The Property Ombudsman or the Royal Institution of Chartered Surveyors.

Widespread marketingThe more valuable a property, the smaller the number of potential purchasers. As such, we understand the need to market your property further afield and have created a marketing strategy to target the suitable geo-demographic profile of potential purchasers.

In today’s market the mobility of buyers is greater than ever and could come from, quite literally, anywhere – through local and regional marketing, national media or, increasingly, internationally through our growing global network and extensive worldwide marketing.

“FINE & COUNTRY IS A NATIONALLY AND INTERNATIONALLY RECOGNISED BRAND WITH OVER 300 LOCATIONS THROUGHOUT THE UK, FRANCE, PORTUGAL, SPAIN, SOUTH AFRICA, NAMIBIA, WEST AFRICA, DUBAI, IRELAND, EGYPT, HUNGARY AND RUSSIA.”

A major strength of Fine & Country is the powerful ability to market property properly on a local, regional, national and international level.

Media exposureHaving analysed the demographics of the average Fine & Country purchaser, we have selected the most comprehensive exposure within the media landscape. We have the power to enjoy strong profiles in a range of national media such as The Sunday Times, The Saturday Telegraph and the Evening Standard, together with seasonal advertising in Country Life, Country Illustrated, Horse & Hound and the Condé Nast range of publications.

“OUR MEDIA BUYERS HAVE TARGETED NATIONAL PRESS CAMPAIGNS, AIMED SPECIFICALLY AT OUR CORE FINE & COUNTRY AUDIENCE OF PROPERTY BUYERS.”

Presenting your property professionally to the widest possible audience enhances your chances of achieving the best price in the shortest time.

Fine & Country brings together a wealth of experience and know-how to design a suite of national marketing options that can be tailored to suit your individual property requirements.

Lifestyle presentationPeople buy as much into the lifestyle of a property and its location as they do the bricks, mortar and dimensions of its construction.

We create property details which bring your home to life, enhancing the character and location, the areas, the amenities, facilities, transport and much more.

Vendor interviews are conducted, detailing items such as the seller’s favourite room, how the house fits their life and what they will miss most when they move – all enhancing the lifestyle to prospective purchasers.

Intelligent marketing that really shows resultsProspective purchasers require more than room measurements, they want to understand what it is like to live in the home and the surrounding environment.

Fine & Country designs details to enhance the character and location, the area, the amenities and facilities, from schooling to shopping and terrain to transport, creating a lifestyle image for prospective purchasers.

“IN ORDER TO PRESENT YOUR PROPERTY PROPERLY AND ATTRACT MAXIMUM INTEREST, WE OFFER A HIGH IMPACT SUITE OF MARKETING MATERIALS WHICH GENERATE ENQUIRIES AND VIEWINGS.”

“SOPHISTICATED, INTELLIGENT AND CREATIVE MARKETING THAT PROVIDES THE TYPE OF INFORMATION BUYERS WOULD NEVER NORMALLY SEE – IT IS A CASE OF PRESENTING AND PROMOTING YOUR PROPERTY AS IF IT WERE OUR OWN.”

Fine & Country recognise the more prestigious a property, the smaller the target market and thus the greater importance the promotional materials carry. ‘Presenting your property properly’ is not just a motto at Fine & Country but the mantra of the company.

NEWS2014 was a fine year for Fine & Country, with the opening of 42 offices, as well as the launch of a new department, Fine & Country Golf, and the creation of the Fine & Country Foundation. Fine & Country now has offices in more than 300 locations worldwide. In the UK, offices opened in areas including Bristol, Fulham, Padstow and Nottingham, and internationally, offices have opened in Russia, Portugal, Dubai and South Africa. Fine & Country’s international presence was further strengthened by the launch of Fine & Country Golf, with strategic partnerships with Troon Golf and European Tour Properties allowing for marketing and selling properties from an exclusive portfolio of elite golf developments around the globe. “The new venture represents an exciting step for Fine & Country. This is the first time we have specialised in golf real estate. We are seeing more people interested in not just buying a property but buying their dream lifestyle,” comments Robert O’Brien, Head of Fine & Country Golf. Fine & Country has also grown in terms of its charitable endeavours. The Fine & Country Foundation was launched to help combat one of the largest social issues in the UK – homelessness. Malcolm Lindley, Managing Director of Fine & Country and a Trustee for the Foundation has set a goal of raising £1,000,000 in the first year.

A fine year

“We as a network have a social responsibility to help others and by combining the charitable efforts within the network, we can achieve great things,” Malcolm explains. Fine & Country has even bigger plans for 2015, with exciting new developments already in the pipeline.

Fine & Country are extremely pleased to announce the opening of Fine & Country Chiado in February 2015. Located in the heart of Lisbon, Fine & Country Chiado joins the network of estate agents in over 300 locations worldwide, representing the brand’s expansion in Portugal.

The new office specialises in the marketing, promotion and sale of luxury residential and tourist real estate in the areas of Greater Lisbon and Cascais and Estoril. They also focus on the promotion of the Portugal Golden Residency Permit to non-EU

Portuguese plansnationals who are required to purchase a property in excess of €500,000 to qualify. Fine & Country Chiado, Lisbon deals with the luxury end of the market in Chiado, Principe Real, the Baixa and Lapa. This includes individual villas and penthouse apartments ranging from €1,000,000 – €4,000,000, all within easy reach of the historic centre.

Owners of the business, Charles Roberts and Nuno Durão, are launching the office in the wake of two successful years for Fine & Country Portugal. “The market has been very good for the past two years. This was primarily driven by the Golden Residency Permit and Portugal’s Non Habitual Residence Tax Laws that permit foreign applicants to have zero taxation on their pension and investment income,” says Durao.

“The Fine & Country brand is becoming more established in Portugal every day with large offices in Estoril, Lisbon and three offices in the Algarve. We are moving our Lisbon office to bigger and better premises due to the success of the brand. We hope to be opening yet another new office in Comporta (Blue Coast), south of Lisbon, in March 2015 and a second Lisbon office in the latter half of 2015,” adds Roberts.

Foundation achievements

Property predictions for the coming year can be confusing, packed with mixed messages, but 2015 is shaping up to be a promising year, especially for those of us with pension funds in the UK. With new legislation in April 2015 providing the opportunity to release your pension early, property is the perfect way to invest and see returns.

From April this year, the UK Government legislation will allow you to access your non-salary pension before retirement, presenting the perfect opportunity to invest in the lifestyle you deserve. The reality that 25% of the total cashed-in pension will be exempt from tax gives you more money to invest. An added benefit is that you don’t have to be retired to access your full pension. Anyone over the age of 55 will qualify, even if you are still in employment and earning a salary.

Investing in a second home either in the UK or in sunnier climes, offers both personal benefit and potential further income through rental returns. As with any decision to invest in real estate, do your research to ensure the property will be fit for purpose. A second home will be a rewarding way to spend your pension, and if you do your research right, it will be stress free too.

With offices across the globe, Fine & Country can help you invest you retirement money in a property to suit your lifestyle.

Preparing for polo

Reflecting the goals of the Fine & Country Foundation, a team of eight staff from the Fine & Country Park Lane Head Office took part in Centrepoint’s annual Sleep Out event on 6 November. The event gives those involved an insight into some of the realities of homelessness, including the cold, damp, noise and sleep deprivation in a fundraising exercise that saw the team raise more than £3,000. Centrepoint will use these funds to support young homeless people in the UK and provide housing, education, healthcare and life skills. In addition to the sleep out, the annual Cambridge Christmas Carol Concert, organised by Fine & Country Cambridge, raised more than £1,500 for the Fine & Country Foundation. The money will be shared between three local homeless charities; Wintercomfort, Emmaus and Jimmy’s Cambridge.

The event was held on 8 December at the Cambridge Union Society Debating Chambers. The concert was sponsored by local businesses including Beauwater, Langham Press and Marshall, and Fine & Country Cambridge served guests complimentary mince pies and mulled wine as part of the festivities. The Cambridge Christmas Carol Concert is now in its third year. More than 200 people attended

to enjoy the musical talents of the Fairhaven singers. Under Musical Director Ralph Woodward, the well renowned choir sang a range of traditional Christmas carols including ‘Once in Royal David’s City’,‘O Little Town of Bethlehem’ and ‘O Come, All Ye Faithful’.

IN THE MEDIEVAL ENVIRONS OF THREEKINGHAM, HORSES ARE NOT OUT OF PLACE. MICHAELA WHITE EXPLORES A SUPERB EQUESTRIAN PROPERTY IN LINCOLNSHIRE.

SPLENDOUREQUESTRIAN

The village of Threekingham lies in the North Kesteven district of Lincolnshire, a short hop south of Sleaford. Past the historic Three Kings Inn – a quintessential old English pub in traditional style – is the turn off that will take you one step closer to what could be home.

Cantering down a long driveway, secured by an electric gate with keypad, you will be fl anked by paddocks which lead to an ample parking area and courtyard with offi ce premises, three stables, a feed room, a tack room with shower and kitchen facilities and a double garage with adjoining high bay horse box or lorry storage.

The property that lies before you is Walnut House, a sympathetically restored and extended period home that provides fl exible family accommodation over two fl oors. The detached fi ve-bedroom house has retained many of the original sections as well as much of its character, beautifully enhanced by high quality fi ttings throughout.

There is an abundance of oak throughout the property from the oak skirting boards and solid oak fl ooring to internal doors and an attractive staircase spanning the two fl oors. A particular feature is the dining–kitchen area which incorporates an extensive range of units with an oil-fi red Aga cooker and exposed rafters to the ceiling. Incorporated within the kitchen is a walk–in storage area with an open Gothic entrance and feature windows.

The ground fl oor is dominated by living space and is bright and airy with an abundance of windows and a skylight. This fl oor comprises a vestibule, drawing room, reception room, sitting room, study, rear hall, kitchen and dining room, utility room, shower room and a conservatory, with Gothic style windows and a ceramic fl oor that overlooks the patio.

E Q U E S T R I A N P R O P E R T Y

There is a rear porch, providing a place of respite on those lazy summer evenings, along with the flagstone patio area and lawned garden with mature walnut trees and a vegetable patch.

The lounge is a cosy family haven, with an open brick fireplace and inset beam window to the rear aspect. French doors open into the conservatory. The sitting room is also a warm space, with dual aspect windows and another fireplace – stone this time –with an inset log burning stove. This is where the main staircase lands. A further log-burning stove can be found in the snug, set on a York stone hearth.

Upstairs are the bedrooms and two superb bathrooms including an en-suite to the master bedroom. This feature bathroom has a corner shower with mermaid panelling, a Jacuzzi, a pedestal basin and is mosaic-tiled. Just like this bathroom, every aspect of this property is superbly presented and finished to a high standard. A separate staircase leads to the final bedroom, which features French doors with a balconette overlooking the garden for Romeo and Juliet moments.

Beyond the main house are two outbuildings. One contains the heated tack room, while the other generously proportioned space houses the purpose built office spaces, a games or conference room and a host of first-rate equestrian facilities.

These include a 40 x 20 manège, two stables, a store room, feed room and boot room. Horses are not the only mode of transport here. There is a double and single garage with an additional open-fronted three bay car port. The property is situated in gardens and paddocks which extend to around 4.3 acres overall.

Your horses will thank you for this extensive acreage – as will your family. The fresh air, the greenery and the quaint village offer an idyllic lifestyle.

About the AreaFrom Peter Mills, Partner of Fine and Country Doncaster and North Nottinghamshire:

Threekingham is a small, rural Lincolnshire village surrounded by open countryside offering a wide range of country pursuits including fishing, shooting and riding. The village has a popular public house, The Three Kings, with a long history connecting it to King John, King Henry VIII and Dick Turpin. The Saxons and invading Danes fought a bloody battle nearby around 870AD, and the original St Peters church is believed to have been built by King Canute on the site of one of his battles.

Now a much more peaceful settlement, the village offers the commuter good road connections provided by the A52 and A15, which cross around a mile to the West. There is also an excellent main line rail connection from Grantham (12 miles) into London Kings Cross Station which takes from 65 minutes.

GOLF IS ABOUT FAR MORE THANHITTING A BALL AROUND A COURSE,AS THE BEST GOLF RESORTS IN THE WORLD ARE AWARE. DANIEL PRICE EXPLORES PGA CATALUNYA RESORT, ARGUABLY ONE OF EUROPE’S FINEST

Golfers are always striving to do better and whether they admit it or not, the game of golf is all about reaching the ultimate goal: perfection. For some, it's as simple as obtaining the right equipment, whether it’s that new design of putter which will make the difference on the green, or the ball which will carry those few extra, precious yards. Fashion is taking on extra signifi cance, with professional players touting their own brands. Looking the partis almost as important as playing a round, with golfi ng attireoften the topic of conversation on the 19th hole. That beingsaid, what is the relevance of this, if the golf course and facilitiesdon’t match the components of the golf bag? Step forward PGA Catalunya Resort.

Located a mere 50 minute drive from the vibrant Catalan city of Barcelona and the delectable dining experiences of Girona, is PGA Catalunya Resort, a European Tour Destination belonging to the exclusive European Tour Properties network of world class golf venues. The destination’s two critically acclaimed golf courses, one of which is recognised as Spain’s Number 1 golf course by infl uential website Top100golfcourses.co.uk, were designed by European Tour stalwart Neil Coles MBE, and former Spanish Open winner, Ángel Gallardo, who is also Vice Chairman of The European Tour’s Board of Directors. Comprising outstanding practice facilities, a state-of-the-art clubhouse, luxury accommodation and two magnifi cent championship golf courses, PGA Catalunya boasts everything the discerning, modern day golfer could desire.

Further accolades, including the prestigious 2015 European Golf Resort of the Year, awarded by the International Association of Golf Tour Operators, serve to highlight how all those involved with the resort are working hard to ensure that PGA Catalunya Resort continues to stand out from the crowd.

“I think what makes PGA Catalunya Resort different is that it successfully brings together all the elements required for a world-class golf and residential development,” says PGA Catalunya Resort’s Chief Executive Offi cer, Julio Delgado. “Very few golf resorts can offer two established European Tour quality golf courses.” Above all else, it's the two courses themselves, the Stadium Course and the Tour Course, that are the foundation of PGA Catalunya Resort. The venue’s Stadium Course was ranked 5th in Golf World magazine’s “Top 100 Courses in Continental Europe” and was the only course in Spain during 2014 to host a European Tour event: The Open de España.

The acclaim that has been flowing the way of PGA Catalunya Resort, comes as recognition of the significant enhancements that have been made to the Stadium Course over the past 18 months, under the supervision of designers Coles Gallardo. “Having played the Stadium Course, the recent course changes have, in our opinion, further enhanced that playing experience,” comments Golf World Magazine Editor, Nick Wright, Changes on the course have included construction of seven new championship tees and the planting of 10 large cork trees to the right of the 18th fairway, which add definition and tighten the landing area. “Blend in the very obvious investment in off-course facilities and real estate and you have a world-class facility in stunning surroundings,” continues Wright.

The facilities and real estate on offer at PGA Catalunya Resort significantly add to the overall experience and when combined with the two championship courses, the result is a stunning venue for golf, relaxation, living and investment. The luxurious development features three residential areas, each designed with the surrounding landscape and natural features foremost in mind. Offering spectacular views of both courses, there are luxury villas, townhouses and apartments available to purchase for those seeking the quintessential Mediterranean lifestyle.

The exemplary facilities available at PGA Catalunya Resort come together with the courses, to create utopia for golf lovers. On-site accommodation affording great views over the golf course and the

facilities of the Resident’s Club provides further reason, should one be required, to extend a visit. The appealing menu at the Clubhouse Bistro ensures that appetising cuisine is available to suit every palate.

It’s vital that the facilities at a contemporary golf resort are not simply extensions to what is already available, but blend with it, to present one, absolute experience. The creation of the unique 2,000 square-metre chipping and putting green, the largest in Spain and the only one of its kind in Europe, is an example of how new facilities can enhance the golfing experience. “This new practice facility was a deciding factor in world-renowned putting and short game coach Dave Pelz’s decision in making the venue home to his first Spanish Golf School,” says Delgado. “In addition to a full-service Academy fitted with state-of-the-art teaching equipment, Ryder Cup star Sergio Garcia opened his first Junior Golf Academy at PGA Catalunya Resort in 2012.” This highlights how new facilities can enhance the golfing experience and why PGA Catalunya Resort continues to evolve their already impressive offering.

Turning thoughts towards the future, Delgado says, “Whilst we are proud of what we have achieved, we know we are just at the beginning of a very exciting journey, and look forward to many more milestones to come.” This is the essence of what makes PGA Catalunya Resort a thriving golf resort. An envious location close to the beaches of the Costa Brava, two stunning yet challenging golf courses, premium golfing facilities and a high quality of lifestyle blend seamlessly together to make PGA Catalunya Resort the best that Spain, and perhaps all of Europe, has to offer.

The focus and drive of all involved mean greater things are still to come. That thought alone, is enough to make PGA Catalunya Resort a regular destination for any aficionado, whatever their standing in the world of golf. “We are extremely proud of the recognition the venue has received in recent years,” says Delgado. “Of course, PGA Catalunya Resort has also been selected by The Royal Spanish Golf Federation to be its nominated venue as part of Spain’s bid to host The 2022 Ryder Cup.”

It is clear that in the pursuit of golfing perfection, PGA Catalunya Resort is making an impact. Spectacular courses, luxury residences, and remarkable facilities make this a golfing must.

WATERSIDE Wow Factor

The

Maidstone, the county town of Kent, lies a mere 32 miles to the south east of London. The River Medway runs through the centre of the town linking Maidstone to Rochester and the Thames Estuary and paving the way for several exceptional waterfront properties. The historic town hosts some pretty spots, given the surrounding High Weald countryside.

On the south-westerly rural fringes of Maidstone sits a striking home, located within a picturesque valley, which is itself within a protected conservation area. It doesn’t get much more charming than this.

The property is a Grade II Listed former working watermill that is now a beautiful family home set in an idyllic position next to its own mill pond and stream. The working water wheel no longer operates the mill itself. Instead, it generates electricity that feeds into the national grid and provides a year–round income.

CLOSE TO MAIDSTONE IS A SOMEWHAT UNIQUE WATERSIDE PROPERTY. IT’S NOT COASTAL, NOR ON A RIVER, BUT INSTEAD, THE FORMER MILL BOASTS A MILL POND AND FUNCTIONAL WATER WHEEL. MICHAELA WHITE HEADS TO KENT.

Currently, the property is confi gured with six bedrooms and generous reception rooms. The fi ttings are modern, yet sympathetic to the original use of the mill. In several areas of the home, original elements of the mill’s machinery have been incorporated into the decorative fi nishes, resulting in a unique, and somewhat spectacular, character-fi lled home. Flagstone fl oors complement the white walls which incorporate timber beams from the old mill. The neutral colours ensure the character elements blend in, yet are feature items in their own right. Wherever you turn, you will be reminded of the history of the property, which now provides comfortable, convenient living, both indoors and out.

Externally, the property is simply stunning. The mill pond sits at the southerly aspect of the mill, with the cleverly positioned decking area providing the best views, although a row of dormer windows also overlook the water. The water wheel is fed by the mill pond via a controllable sluice. Once the water cascades over the wheel, it reforms into a stream, which elegantly divides the front garden before leaving the property to continue its meandering journey down the valley.

To the side of the mill pond is a large grass area and bank that forms the side of the valley. This area can be accessed from the rear of the detached garage block.

The garaging itself is formed via two adjoining double width bays, both with powered doors, providing ample parking and storage.

Tastefully decked out, with high quality finishes, the former mill is exceptional. It provides serene living in a lush, waterside environment, yet it’s only a short drive to the conveniences of central Maidstone.

About the Areafrom Chris Doe, Branch Managing Partner of Fine and Country West Malling

This wonderful home is located in a stunning position within the picturesque Loose Valley conservation area, on the south east rural fringes of the county town of Maidstone. Maidstone itself continues to draw buyers from far and wide, no doubt attracted by its excellent amenities and superb transport links to the capital and the continent. Kent remains the country’s stronghold for grammar schools, four of which are found within the town itself. Private schools for young children through to secondary age are also available. This combination of factors has led to the Maidstone region consistently seeing above average increases in property values. This trend is set to continue throughout 2015 with demand already outstripping supply. Hayle Mill Road,Maidstone, KentPrice Range: £1,100,000 - £1,250,000Call : 01732 222272
