Air
A short drive to the north of Findlay, Toledo Express Airport has become an emerging participant in the global distribution network. Toledo Express has been home to regularly scheduled air cargo activity to and from Canada, Mexico, Australia, Europe and the Middle East. As a well-established domestic hub with increased international connectivity, Toledo Express Airport is well positioned to function as an inland port and an alternative to congested air cargo gateways. The 10,600 foot runway at the airport accommodates a full mix of all-weather cargo operations including 747s. Toledo Express has direct access to the Ohio Turnpike and Interstate 475 and U.S. Route 23.
Transportation
Findlay and Hancock County have a central location in Northwest Ohio which allows for convenient access to some of the largest metropolitan areas within the Midwest and United states. The region has access to multiple means of transportation, which provides unique set of logistics options for moving products or supplies anywhere in the world.
Road
Findlay central location is highlighted by the fact Interstate 75 runs through the city. This allows for fast connections to other interstate arteries such as Interstate 70, Intestate 80 and Interstate 90. Findlay also lies within a 4.5 hour drive of Chicago, Indianapolis, Detroit, Toledo, Cincinnati, Columbus and Cleveland. This accessibility is a vital reason some of the most well-known and established companies in the country have established their distribution network in the area, such as Best Buy, Lowe’s, Kohl’s and Whirlpool.
Rail
Seven miles north of Findlay along Interstate 75, CSX has completed an intermodal rail yard as part of the National Gateway Project. The terminal handles over 30 trains per day and has a yearly throughput capacity, including block swap and lifts, of close to two million containers and trailers per year. The new facility has been hailed for its use of cutting-edge technologies and green design, including ultra-efficient electric cranes that lower emissions, optical scanners that reduce truck idle times and automated car tracking technologies and remote switches that increase operational efficiency.

Findlay, Ohio market overview
Located in Northwest Ohio, the city of Findlay is at the county seat of Hancock County, Ohio. Findlay is the second largest city in northwestern Ohio, with a population of approximately 41,000. Located about 50 miles south of Toledo, Findlay has a diverse economic base, mixed with manufacturing, professional services, retail and educational sectors. The city’s central location and proximity to several major population bases drive its diverse economy and contribute to the stability of the surrounding area. It is one of the few cities in the region that continues to show growth and has been designated a “dreamtown” by Demographics Daily. The county’s unemployment rate is four percent according to Findlay – Hancock Economic Development, which is tied for fifth-lowest in the state, and is roughly 1.5 percent below the state average.
Economic overview
Findlay and Hancock County have an exceptionaly diverse economic composition that allows for a wide-range of businesses to locate in the area and take advantage of the pro-business environment and able workforce. This is driven in part by the Foreign Trade Zone status that the Findley / Hancock County Chamber of Commerce has established, allowing a multitude of foreign and domestic-based companies to establish operations in the area that are productive for their business and the community. Both the city and the county are coming off a record year in which the number of companies announced or completed major development projects, yielding job creation in the thousands. In 2014, Findlay, Ohio ranked as the “Top Micropolitan Area of the Year” according to Site Selection Magazine. With 20 corporate facility investment deals, Findlay ranked No. 1 among all 576 micropolitan areas in the country. The three largest investments in Findlay last year came from McLane Co. Inc., a Texas grocery supplier, which announced it would spend $119 million on a distribution center. Marathon Petroleum Corp., ranked No. 25 on the Fortune 500 list last year, embarked on an $80 million expansion of its downtown headquarters, and Cooper Tire & Rubber Co. moved ahead with a $40 million project to build a global technology center next to its local headquarters. In addition, Findlay Ohio is home to Blanchard Valley Hospital, which was named in the Top 100 hospitals in the United States in 2011.
Notably, the State of Ohio claimed the second place spot in the 2014 Governor’s Cup with 582 projects, up from 480 projects in 2013. The state has won the Governor’s Cup six times in the last nine years, and placed second four times. The total qualifying investment in Hancock County in 2014 totaled more than $280 million, with 1,597 new jobs and more than 1.6M square feet of new space according to Findlay’s Hancock County Economic Development.

Notably, Findlay benefits from The Community Foundation, with assets of more than $80 million, 70 percent of which is unrestricted. This foundation annually provides over $2 million in grants to the benefit the local community. The Foundation has become a valuable alternative funding resource for community programs and organizations which address problems to be solved or opportunities to be seized in the local area.
