CapacityWright-Ryan Construction has a dedicated Preconstruction Dept. consistingof a Director and three estimators. The individuals in our PreconstructionGroup have each worked in the design/construction industry in different capacities – Architect, Project Managers, Superintendents, Field Carpenter.Our depth of first-hand experience in design and construction allows us tobring cost effective solutions to the preconstruction process, and to developaccurate and comprehensive estimates, at every stage of the project. ThePreconstruction team for the Thomas Library project will be led by CordeliaPitman teamed with Rick Bergeron, our Senior Estimator. Cordelia and Rickare currently working together on a residential project in Portland and aperformance space project in Portsmouth. They have worked together successfully as a team for the past five years, and have plenty of capacity tofulfill the preconstruction schedule the library has laid out.Preconstruction ApproachEssential to a successful project are the ability to ask the right questions andlisten carefully to the answers. This begins in the preconstruction phase ofyour project and carries through for the life of the building. The goal of the preconstruction process is to explore, test, and ultimately define the scope and budget for the project. To accomplish this, the highlyexperienced Wright-Ryan preconstruction team will utilize preconstructionanalysis tools, schedules, and preconstruction meeting minutes. By updating these tools, and keeping them synchronized, we can understandhow each new concept affects the schedule and budget, and thus evaluatethe merits of that idea. The hope here is also to be building a “project memory” so that down the road it is easy to understand how and why decisions were made, and to not waste time revisiting old ideas.As the project moves through the preconstruction process, Wright-Ryan’sstrong relationships with local subcontractors will help us to add value tothe project. We will be able to have sub’s give us feedback on various ideas. During the preconstruction process the Estimator, Project Manger and the Superintendent are actively involved in the project. Cordelia Pitman, Director of Preconstruction Services, will keep everybody on task via theabove described tools and the meeting minutes. This coordinated and collaborative approach to precon leads to a seamless transition into theconstruction phase, insuring that nothing falls through the cracks.

Construction ApproachThe mission of the construction team is to faithfully execute the plans, budget and schedules developed during the pre-construction phase and adapt as necessary to address current needsand changed conditions. Among the primary tasks during the construction period are the following:• Issue all subcontracts and purchase orders• Manage and process all required submittals• Maintain all logs including submittals, RFI’s, and change orders• Execute the safety plan addressing needs of occupants, workers, and the public• Maintain indoor air quality• Produce regular schedule updates (minimum of monthly)• Monitor and coordinate daily activities on the jobsite• Conduct weekly subcontractor meeting to review schedule and ensure all work is carefully coordinated. Produce a detailed 5-week look-ahead schedule• Conduct regular owner’s meetings including a monthly requisition meeting to help monitor and ensure budget stays on track• Provide monthly requisitions including complete backup materials • Work with Owner and Architect in developing the punch list prior to Substantial Completion. Oversee the completion of this work• Manage inspections by regulatory agencies• Obtain Certificates of Occupancy as required• Maintain a complete set of as-built documents for Owner’s records• Assemble and submit complete owner’s manuals with all required operating instructions & warrantiesIn-Kind DonationsWe work with community, civic, and non-profit organizations regularly and we ensure that their pro-gram goals are met. PROJECT MANAGER - RODNEY COLLARDContinuity between preconstruction and construction is critical to project success.Rodney will be highly involved in the preconstruction process and available to youright from the beginning. He will be the point of contact for the Owner & Architect.This continuity of service from the preconstruction and design phase through the construction phase ensures greater accountability, responsive service, better communication and better value for the Owner.Project Experience: Elm Terrace, North Street School Apartments, Press Hotel, Waterville Police Station,Southern Maine Agency on Aging, InterMed Interior Fit-Up, Mount Blue CampusSITE SUPERINTENDENT - BEN JAMOYour Site Superintendent will conduct constructability reviews and will be involvedin preconstruction planning and scheduling. Once construction starts he has sole responsibility for day to day activities at the site while conducting business with theproject manager. All communication between the Owner and the on-site construction team flows through the Site Superintendent. He will be in daily contactwith key client personnel, addressing any and all issues that arise. Using the master schedule as a guide, the Site Superintendent conducts a weeklyschedule, logistics, and safety review with all subcontractors. During the meeting hereceives valuable input from the subcontractors and guides the team to achieving acoordinated effort. At the conclusion of this meeting he issues an updated detailed 5-week look ahead which provides a detailed daily description of work activities ineach area of the facility. This schedule serves as a basis for communication with thestaff and for updates.
