True professionals have the right equipment to perform the work for which they were hired. Sounds simple, and it is.

If a man is only as good as his tools, and the quality of our homes is only as good as the subcontractors we hire, then we better hire some good men with some good tools.

No builder would knowingly hire a subcontractor with old ladders with the feet broken off, tattered extension cords, saws with raggedy old blades or any rigged tools with some of the manufacturers’ designed-in components broken off.

Or would we?

If a builders stands on his job site and watches the people he hired trying to do their work with old, broken down equipment, then guess what Sergeant Schultz, the “I know nothing” approach to safety translates itself throughout the quality of the home.

The builder sets the standard for professionalism on the job site. There are lots of ways to set that standard. We expect our subcontractors to have the proper insurance, to arrive on the agreed day with experienced crew members and the proper equipment to work efficiently, and to leave the job clean when finished.

I have found a direct correlation between the professionalism and preparedness of our subcontractors and the quality of the home built. The best subcontractors know how to do their job, and they know what they need in order to do the job well. Hire true professionals

and safety is easy, it comes naturally.

I can give personal testimony to this fact. When these horrific events occur, not only is it very expensive, but also ruins someone’s life. When worst happens, one has to ask himself if everything reasonable was done to prevent the accident. If you are Sergeant Schultz, the answer is NO.

At Trendmaker, where I work, we promote a culture of safety, a culture of common sense. We expect our subcontractors to be as professional about their careers as we are about ours. If they use a ladder to do their work, then the ladder should have both feet on it and be in good condition. If they are painting, then they should use the appropriate breathing mask for a painter. If they are cutting brick with a masonry saw, then they need to wear protective eye wear. If they are going to climb 20 feet in the air on scaffolding and load it with 1,000 pounds of brick, then the scaffolding should be erected correctly.

We not only expect the subcontractor to work professionally, but if we see them doing otherwise, we speak out and tell them. Our subcontractors are gaining understanding of this,

and every day it gets a little bit easier to have clean and safe job sites.

I b e l i e v e s a f e t y is an indicator of p r o f e s s i o n a l i s m , and I believe that professionals build better homes. It is just that simple. It’s just common sense.

On Tuesday, January 10, Dr. Mark G. Dotzour, chief economist for the Texas A&M Real Estate Center, offered a homebuilder’s

perspective on the economy at GHBA’s annual Forecast Luncheon. Nearly 700 members were in attendance to learn how global and national trends are influencing the normal growth and prosperity of the Texas economy.

Dr. Dotzour summarized his economic model stating homebuilding is likely to increase modestly in 2012. The Houston landscape facilitates such growth due to our quality job growth, low mortgage rates, affordable houses, sustained rent increases in apartments, and foreign investors buying homes to park money in America.

He further emphasized a need for the business community to assess what he calls ‘exogenous shocks’ hindering an economic rebound. At this stage in the recession, Americans should be seeing substantial job growth and a robust recovery, Dotzour explained. But this is not the case.

Dr. Dotzour articulated that it’s agreed that an area lacking in the economy is single-family housing, and in particular new residential. Construction

jobs from residential housing are a key trigger for an economic rebound.

“Everyone agrees that it’s housing,” he said, “but no one wants to do anything about it except modify delinquent mortgages.” He explained that it’s the only plan that has been in motion and it hasn’t been successful and doubted any future success.

Exogenous shocks come out of nowhere. No one can plan for them, and they have unknown repercussions, Dotzour explained. Under stable conditions you can plan, execute and profit. “Our Congress’s job is to create an environment for business that is stable,” he adds.

“And what happens when you live in an environment where there are continuous exogenous shocks?” Dr. Dotzour asked. “Nothing, and you hoard cash.” Currently there is $2 to $3 trillion in business balance sheets.

Profits are up and the Houston region is boasting job growth, cheap mortgage money and positive home price appreciation. (There is no price appreciation but no declines either and no declines on the horizon.) This provides a strong

economic outlook. And according to Dr. Dotzour’s economic model, he says he should be telling the building industry they would be selling enormous amounts of homes in 2012.

“But the economic reality is that we have created an environment of lightning bolts in Washington, D.C. that are scaring people off, and the economic models aren’t working so well right now.”

He then outlined an agenda of things demanding the attention of the building industry that limits the construction of new homes.

Mortgage lenders have voiced fear of penalties and misunderstanding under the Dodd-Frank laws as reasons for holding loans even though buyers qualify. Under normal conditions, individuals with an FHA minimum FICO score of 630 qualify for loans. However, most banks are only giving loans to individuals with a FICO score of 730. Under the Dodd-Frank, if the bank makes a $50,000 to $100,000 FHA loan that goes bad, the FHA can fine the banks up to $30,000.

“That means there are a lot of people with a little impaired credit who are not getting a loan who could do it by the guidelines,” said Dr. Dotzour. “The trick is finding out how to get some of these land mines out of the system so that we can at least sell

houses to people who are qualified to buy them.”

Right now, he explained, the Federal Reserve only knows how to keep making rates cheaper. “The problem is, with all of those lightning bolts and uncertainties, you can have interest rates at one percent and I’m not sure people would buy a house right now,” said Dr. Dotzour.

"The cool thing is only 11 banks out of 587 in the State of Texas are now over their limit of their capacity to make real-estate loans,” said Dr. Dotzour. “That is the best good news you’re going to hear today, because you must have capacity.”

However, in order for the building industry to start building homes again we must address our huge excess of 4.5 to 6 million homes that need to be foreclosed on or purchased by investors for rental property. Dr. Dotzour said our government would do us a favor by clearing the housing market by incentivizing the purchase of foreclosed homes such as they did in the early 1980s. “Until your government cleans up the foreclosed housing market in this country, no one is going to want to buy a house," he added.

why we are not in a big economic recovery, and must be addressed before we can grow and expand in this country. “It is up to the men and women who represent you in Washington D.C. to create an environment that will allow for businesses to thrive and compete in a global economy," he emphasized in closing. The strength of the association is a direct reflection of its leadership. As

we look forward to 2012, GHBA would like to introduce you to some of its key members—the incoming board of directors. These professionals come from all sectors of the building industry. Together they volunteer countless hours to the association, helping shape policy, drive growth, and lead the charge for education and advocacy.

tony boilekTony Boilek is the account executive fo r t h e S h e r w i n -W i l l i a m s P a i n t Company, Houston Homebuilder Market. Having worked for the Sherwin-Williams Company for 22 years,

he is accomplished in store management and outside sales. His current job title allows him to be focused on market specific products, marketing and training programs for Houston and Texas area homebuilders.

Tony has been involved with the GHBA for 10 years. During that time he has had the opportunity to serve on a variety of committees and boards including: Education Committee, Ambassador Committee, Green Building Committee, HomeAid board of directors (5 years), Bay Area Builders Association, GHBA Executive Committee (2012), and GHBA Associate Leadership board (current president).

Tony’s involvement with the GHBA has allowed him to be not only successful in the business world, but more importantly in the development of lifelong relationships with those in this great organization.

Tony and his wife Julie are blessed with five children (yours, mine and ours): Heather, 25; Amber, 23; Taylor,19; Brittany,16; and Ryan, 7. The Boilek family remains active in church, community and with the attitude that, “We only go around once so make the best of it.” Sports is a big part of the family including NASCAR, football (Roll

Tide Roll #1), S.E.C., the Texans and fishing. The Boilek family makes their home in Quail Valley, Missouri City Texas.

supporter of the Houston Livestock Show and Rodeo (HLSR), sitting on the Rodeo Group Ticket Sales Committee for 18 years and serving on the Armed Forces Committee for the last three.

Mickey pizzitolaMickey Pizzitola is co-founder and co-president o f Tr i u m p h H o m e s, a production builder active in several master planned communities in the greater Houston

area. Prior to founding Triumph Homes, Mickey served as the South Texas region president of Meritage Homes Corporation. When originally hired by Legacy Homes in 1998, the Houston division was in a start-up mode. During his tenure, he grew the region from one community and 40 sales in his first year, to 46 communities and sales of 1,650 units in 2006. Mickey

successfully managed the integration of Hammonds Homes Houston operations as a result of this 2002 acquisition by Meritage Homes. Prior to working for Meritage Homes Corporation, Mickey was the founder and president of Legend Home Corporation, the division president of the Northwest Division for Royce Homes, the division manager for Trammel Crow Company, and an area production manager for Westbury Homes.

Mickey has been a member of the GHBA since 1988 and served as the association’s president in 2002.

Jim WyattJim Wyatt, MasterBrand Cabinets, has been active with the GHBA for several years in many capacities.

“I have found the time

to be both fulfilling and rewarding to me, not only professionally but personally as well,” he says of his membership.

Jim is currently a member of the Volume Builders Committee and was also a 2011 Executive Committee appointee. A past president of the Associate Council, he currently sits on the board and also chairs the council’s annual Barbeque Cookoff Committee.

He was a Custom Builders Council board member in 2009, and has been an active member of HOME-PAC for several years. He also enjoys volunteering time helping with membership drives and attending events from SMC networkings to RMC functions.

“ I am truly passionate about my involvement with the Associate Council, Volume Builders Council and the Executive Committee, and am honored to continue in a leadership capacity in 2012,” he adds.

Chesmar homes and newQuest properties team up for 2012 benefit homes project

BENEFIT HOMES PROJECT"Home for Good"

Chesmar Homes and NewQuest Properties are preparing to break ground on the first Greater Houston Builders Association Benefit Home for 2012.

The Benefit Homes Project (BHP) is a charity sponsored by the GHBA.

Chesmar Homes will be constructing its 3,400 sq. ft. Apollo Plan in the NewQuest community of The Reserve at Brazos Town Center in Rosenberg. This is the fourth home that Chesmar Homes has built for the Benefit Homes Project.

“Chesmar has been a huge supporter of the GHBA and this fundraiser,” said Don Klein, president of Chesmar Homes. “I began my involvement with the fundraiser with the first home we built. From there, I became the Benefit Homes Project chairman and the entire Chesmar team stepped

up to help without hesitation. They also contributed their time during the years we didn’t build a home, a true reflection of their shared vision that defines the Project. We are looking forward to working with NewQuest in their growing community, The Reserve at Brazos Town Center.”

Each year two luxury homes are built for the Benefit Homes Project with materials and services that are donated by GHBA members. The homes are sold at market value and the proceeds are donated to four worthy local organizations—Texas Children’s Cancer Center, the Alzheimer’s Association, HomeAid Houston and your very own Greater Houston Builders Association. Since the Project began 32 years ago, more than $7 million has been raised. Chesmar Homes is donating the construction management and NewQuest Properties donated the homesite.

Chesmar homes

Chesmar Homes began sales in August of 2005 with only five home plans. The home offering was a starter entry into a market on the brink of difficulty. Under veteran industry professional Don Klein's leadership, the company has grown to include sales of six product series with more than 45 home plans. The homes range in price from the $150s to the $350s, in 15 communities all around Houston. The company also introduced a Central Texas division in 2009 based in San Antonio.

Chesmar, an Energy Star builder since inception, has become recognized for building high performance into its homes, calling it new home MPG [Modern Design - Performance Guaranteed - Green Certified]. Each Chesmar home undergoes at least 12 third party inspections to achieve the Energy Star 3.0, as well as Environments for Living-Platinum, and Green Certifications.

Locally owned Chesmar Homes recently celebrated its 2,000th closed home, received two GHBA Houston's Best awards and was ranked among the top 100 builders in 2011 by Builder Magazine.

The Reserve at Brazos Town Center is a master planned, 546-acre development, with approximately 3,200 feet of frontage on Highway 59 in Rosenberg, Texas.

The Reserve at Brazos Town Center is a “Life Essential Town Center” integrating 100 acres of retail with approximately 620 high-end multi-family units, 150 townhomes, 251 patio homes, 443 single family homes, and a medical/professional office park—all interconnected with parks, trail systems, lakes and fountains.

HomeAid Houston was joined by Legend Homes/Princeton Classic Homes at the ceremonial groundbreaking of a 7,400 sq. ft. residential facility to be built for Gracewood. The facility, located at 1617 Elmview Dr., is the third and final home, completing the campus. Gracewood, a charity of Children at Heart Ministries, provides housing for mothers and their children who need a safe haven from crisis situations. The new home will include housing for five mothers and their children as well as administrative, support services and counseling offices.

After an inspirational gathering at the site that included the Legend Homes/Princeton Classic Homes and HomeAid team as well as representatives from Gracewood, GHBA and numerous vendors and guests, gold shovels marked the site in tribute to the upcoming construction.

Representing Legend Homes/Princeton Classic Homes were Scott Bauer, president and Ernie Lambert, project manager. HomeAid representatives included Parke Patterson, president; Bette Moser, executive director; Will Holder, GHBA president. Charities were represented by Children at Heart Ministries’ Jerry Bradley and Todd Roberson; Gracewood’s Don Forrester and Debbie Rippstein; and Masa Studio’s Mark Atkins, project architect. Also attending were staff and board members from HomeAid Houston and Gracewood. Guest Cindi Adams sang a spiritual song prior to the groundbreaking.

“The groundbreaking ceremony has been a much anticipated event for the whole team,” said Parke Patterson. “Legend Homes, the builder captain, has been ready to launch this important project since the first day they committed. Their

entire operation has shared the same dedication and vision that is the HomeAid and Gracewood mission.”

The two existing homes on the Elmview - Gracewood campus were also built through HomeAid Houston with partner MHI. Through Gracewood, mothers also receive counseling services and help in obtaining educations and jobs. Construction is scheduled to begin in February.

Can your customers find you? For a buyer, trying to find a new home builder—where they are building new homes, and what they

have to offer—is a little like trying to find a needle in a haystack. You know your perfect home is out there, but just don't know where to start looking.

Many builders are already aware of the Houston Association of Realtors (HAR) Multiple Listing Service (MLS) and use it extensively. But for many, this option may have been overlooked.

You might think, "I already have my own website. Why use MLS?" That's a great place to start, but why not piggy back on a site that consumers and Realtors already use extensively to increase your exposure, and drive even more traffic to your site?

MLS is one of the most cost effective and easiest ways for builders to gain the exposure. Unless your prospects just happen to drive by your new homes that are being built, what better way to use the power of Realtors and their expansive network to help drive the sales of new homes in their communities?

It is only natural for Realtors to promote these new homes and the builders to their clients. The MLS is a 24 hour marketing system that requires little maintenance and is visited by millions of consumers yearly.

You see and hear it all the time—builders want the help of Realtors to sell their homes. But if Realtors or the consumers do not know that these builders even exist or that these homes are being built, then

everyone is missing out. MLS can increase your exposure dramatically.

Give us some CreditAs Realtors, when we sell a new home, we like to get credit for the sale. Builders not participating with MLS, but who have had a Realtor bring them a buyer, are missing out on a opportunity to give that Realtor credit for helping sell the home, since the credits are published on MLS. Builders will not only benefit from more exposure and potential sales, it will also benefit the Realtors who promote these builders.

Realtors tend to have an ego and like to be praised. Showing the sale of a home on the MLS is a great way for these builders to stroke those egos and build relationships that will last and benefit the builder as well.

Working together through HAR and placing new homes for sale on MLS is a recipe for success for all those involved. Builders who are already participating on the MLS know the huge exposure it brings to them, and realize it’s a great marketing tool to help promote their product. Builders that are not participating could be missing out on one of the most inexpensive and easiest ways to market their homes to consumers as well as build long lasting relationships with the Realtors who sell their homes.

I encourage any builder to check out what HAR has to offer and how it can help promote more new home sales.

Hughes Corporation Benefit Home located in Bridgeland’s Lakeland Heights sold with net proceeds over $200,000. David Weekley Homes and The Howard Hughes Corp. presented checks to the GHBA and each Benefit Homes charity in the amount of $46,073.55.

• With the sale of the David Weekly Homes / Bridgeland Benefit Home the 31-year Project reached the milestone $7 million donated to our local charities.

• In October, the Remodelors Council (RMC) monthly luncheon featured a panel of RMC past presidents, who shared their expertise and insight on marketing in real time, closing the sale with systems and creating more referrals using current clients.

• Mainland Custom Marble, Colt Industries and Earthcare Management joined together to host a “frightfully”

Custom BuildeRs CounCil • In October, nationally-recognized

speaker Beverly Koehn spoke on developing customer loyalty and shared copies of her book Loyalty is Love.

• The Custom Builders Council closed out the year with another successful GHBA Product Expo in November.

• In November, the Montgomer y County Builders and Developers Division welcomed Mike Inselmann of Metrostudy at the annual forecast luncheon in The Woodlands.

assoCiate CounCil • More than 1,000 were in attendance at

the Annual BBQ Cookoff in November, with 25 teams competing for best beans, chicken, beef, pork and wild game.

• The Adopt-a-Family Project in December spread holiday cheer to 51 families adopted by GHBA member companies and individuals, as well as by several of our councils, committees and GHBA staff. Santa made a special appearance to help hand out the gifts to the families.

sales & maRketing CounCil • Round Two of SMC’s "Battle of the

Builder’s" competition kicked off in October. Belt-holder Ashton Woods Homes was out for a repeat win. But after slugging it out with Partners in Building, Grandview Builders and Legend/Princeton Classic Homes, they went down swinging to the new champ, Partners in Building! This round of competition had

a “Wheel of Fortune” theme and our builder teams answered some serious questions. Thanks to Factory Builder Stores and Chef Scotty for the great venue, delicious food and first class hospitality.

• The final SMC networking event of the year was held in November at Block 8 Wine Co. The evening was made even better by all the campaigning that took place among those vying for a spot on the 2012 SMC Board. These were some serious campaigners and there was some great debating on the housing market going on as well. We rounded out the evening by announcing SMC's new board members. Thanks to all of our members who so generously donated to our SMC adopted family.

• The 2012 SMC board was sworn in by newly elected GHBA President Will Holder at the Installation Luncheon at Guadalajara Restaurant. Holiday cheer was spread by the Johnnye Barrera, graphic designer extraordinaire, who presented each of the board members with a lovely Christmas gift.

Education • Ten people took the Certified Aging-in-

Place (CAPS) classes in October. There were a total of 82 attending classes and seminars in the last quarter of 2011.

Government Affairs • At the local level, GHBA members

testified to Houston City Council members to extend the “urban boundary," as defined in Chapter 42 of the Development Ordinances, from 610 to Beltway 8. This change would make development and redevelopment of vast amounts of property more affordable. Other changes concern parking in townhome developments. The new council will review the ordinance after forums are held with the Super Neighborhoods.

• In December, Houston City Council approved the ordinance amending the City of Houston Construction Code by adopting the 2009 International Energy Conservation Codes (IECC) with local amendments as the Houston Residential Energy Conservation Code. The ordinance includes a provision for Public Works and Engineering in 2012 and 2013 to submit for placement on the Council Agenda a proposal to increase the percentage of the Houston

Residential Energy Conservation Code an additional 5 percent.

• The Volume Builder’s Committee held an instrumental meeting in alleviating the huge metal and copper theft issue in the region. At the table included representatives from Harris County Sheriff’s Office, Lieutenant Jeff Stauber and Sergeant Fredrick Persons; and from the Houston Police Department, Chief George Buenik, Lieutenant Sam Kennedy and Sergeant Mike McGinty. The committee and GHBA are continuing efforts to work with the county commissioners to garner enforcement at the county level.

• OSHA Fall Protection Regulations are being enforced all around the country and state and now in Houston. Please visit ghba.org/political-advocacy/osha.html for the most current educational documents and helpful tips.

Green Built Gulf Coast • The GBGC program continues to gain

momentum with builders, remodelers,

and associates joining. The number of homes certified surpassed 2,000, a 600 home increase in the last three months.

• After many legal hurdles, GHBA received the coveted copyright to the program.

HOME-PAC • GHBA’s political action committee

(HOME-PAC) was busy after their candidate interviews and overseeing the City of Houston election results. HOME-PAC supported Ellen Cohen of District C, Mike Laster of the new District J. and Jerry Davis who won the seat in a District B run-off. Council members who were friendly incumbents that we supported and won re-election include: Wanda Adams in District D; Mike Sullivan in District E, unopposed; Al Hoang in District F; Oliver Pennington in District G; Ed Gonzalez in District H; James Rodriguez in District I; Stephen Costello in the At-Large 1 seat; Melissa Noriega in At-Large 3 and C.O. Bradford in At-Large 4.

We are approaching the time of year where we rally our teams to

celebrate the success of on-site sales professionals at the SMC’s annual Million Dollar Circle Awards. The event will be held from 6:30 p.m. to 9:30 p.m. on Tuesday, February 21, at the Omni Houston Hotel.

Houston experienced a six percent increase in housing starts in 2011, which will set the tone for a festive evening! Million Dollar Circle Awards honors on-site sales professionals who have closed more than $1 million in new homes last year, and also recognizes sales managers for their teams’ total sales.

This event is a great opportunity to celebrate those professionals who make things happen in the sales offices, and brings teams together for a night of camaraderie. We often find ourselves too busy to stop and recognize the success

of others, but it is important to credit the professionals in our industry for their extraordinary accomplishments.

Nominations are due February 14 and forms will be distributed by GHBA via email. The cost to attend the Million Dollar Circle Awards is $65 for award recipients and $60 for those having dinner only. Award recipients receive a personalized certificate to display at their office and will be recognized this fall at the annual Houston’s Best Awards.

to be leading what, in my observation for the last 15 years, is one of the most respected and professional organizations in the building industry today. Our group is comprised of a dynamic fellowship of entrepreneurs and professionals driven to not only better ourselves but also our fellow competitors and associates through education, public awareness, and by continually holding each other to higher standards and accountability.

SAM doesn't jump on the bandwagon; SAM is driving it! People know they can rely

on SAM, because SAM gets things done. In 2010 a program to recognize our extraordinary Associate members was developed. Associates make up about two-thirds of the GHBA membership a n d t h r o u g h e x t r a f i n a n c i a l commitments from sponsorships, they finance a large portion of the advocacy and ongoing work on behalf of the housing industry.

The new SAM program highlights the Associate members who are Grand ($10,000) or Premier ($5,000) Sustaining Associate Members. This recognition is exclusively for financial contributions made by ASSOCIATE members on an annual basis, and is limited specif ically to event sponsorships, advertising in Houston Builder magazine, and advertising on the GHBA Web site or e-newsletter.

Each year GHBA publishes a Marketing Guide for the upcoming year. All types of sponsorship opportunities are listed in the guide. Any associate member whose financial contributions through sponsorships and advertising in the magazine or online reach $10,000 or more during the year will become a Grand Sustaining Associate Member. Any associate member whose contributions reach between

$5,000 and $10,000 during the year will become a Premier Sustaining Associate Member.

The BABA board of directors is dedicated to expanding its membership in 2012

and increasing the attendance of local builders and remodelers at monthly meetings and events.

We will focus our recruitment efforts specifically on the builders, remodelers and associates from Galveston Island. The former association that once served the area is now defunct. In its absence, those businesses are left without the advocacy, education and services provided by local, state and national builder groups.

In order to reach out to and recruit these businesses, BABA plans to hold its April luncheon in the Galveston area with a presentation from Craig Roll, a leading expert on windstorm construction. Furthermore, the annual networking social event known as the Fall Fling is also planned in Galveston in September. Members of the old Galveston association will be invited, so we encourage all of our BABA members to support these events

and help us put a good face forward to recruit, recruit, recruit!

The Bay Area Builders Association, a division of GHBA, is committed to providing local builders with important information affecting businesses in Brazoria and Galveston counties. The board meets on the first Tuesday of every month, followed by an informative luncheon open to all area builders and associate members featuring speakers or panels who bring the latest updates on everything from economic forecasting on lending, forthcoming legislative mandates to Bay Area building code changes.
