Roofing Assessment Report:
Ganado Primary School Hwy 264 & Navajo Route 1 Ganado, AZ 86505 Building 1004 Ms. James, Per our agreement WRECORP conducted a roof assessment on February 13, 2020 of the above listed facility. The objective of the roof evaluation was to determine the viability of the existing roof systems and to note any and all deficiencies and provide recommendations for restoration or replacement. The report includes photographs, core samples, and moisture readings to document our findings. Buildings consists of the following: SFB-1004 Roof Assessment Summary: Single Ply Roofing - SFB-1004 - Roof Section 1 & 3 The age of the TPO single ply roof system is estimated at 13 years per the renovations listed on the SFB website. Minor leaks are reported beneath the TPO single ply roof sections at this time. Leaks are most likely due to deteriorating penetration sealants. The TPO single ply membrane is mechanically fastened over 1 layer of 1/2" Densdeck over 2”polyisocyanurate insulation over vapor barrier over 3/4” gypsum board over the metal deck and is approximately 10,262 square feet The current life expectancy of the single ply roof system is 8-10 years. Metal Standing Seam Roofing – SFB-1004 – Roof Section 2 The age of the metal standing seam system is estimated at 27 years. The metal standing seam panels are installed over asphalt underlayment over a sloped metal deck and is approximately 70,605 square feet. The asphalt underlayment is near the end of useful life. Systemic leaks are reported beneath the metal standing seam roof sections at this time. The current life expectancy of the single ply roof system is 1-2 years.
Fiberglass Skylight System– SFB-1004 The age of the fiberglass skylight system is estimated at 27 years. The fiberglass panels are aged and appear to have damage from hail strikes. The current life expectancy of the fiberglass skylight system is 1-2 years. Approximately 3,718 square feet
