,I ~ I if'TERMS & CONDITIONS FOR RENTING OF OUARTERS TO RETIRED BSNL/D'OT EMPLOYEES.

1. Monthly rent for the quarters shall be paid in advance on or before 5th of every month. In addition toit, the tenant shall also refund monthly water and service charges. Rent and .the charges for the firstmonth shall be paid in advance before allotment of the quarters. Electricity charges, as per actuals, willbe paid by the tenant directly to the Electricity Department under intimation to the concerned SDE(Elect) BSNL. If the rent or any other dues remain unpaid upto 15 days from the due date of payment,an interest at the rate of 12% per annum for the period of delay calculated on'day-to-day basis shall be:charged. Such interest shall be compounded on a monthly basis. If the rent'ouany other dues still 'remain unpaid ~Pto 45 days.from the due date ofpayme~t~ the accommodatior will be deemed to be 'under unauthonzed occupation of the tenant from the ongmal due date of payment.2. The accommodation will be leased out to retired employee for the applied period or maximum 2years with the condition of either side's two months notice for vacation. The-minimum lock in periodfor occupancy shall be of three months. Tenants shall deposit interest free Security Deposit equivalentto three months rent and minimum one month advance. rent before taking possession. Such tenantsshall also have an option to provide the guarantee of one serving BSNLlDoT employee who is not due;for retirement within six months after the allotment p6tiod, in which ca~~ hel:Security Deposit can be .waived off.

3. The tenant shall be bound by all the rules and regulations which flIel applIcable for allotment ofBSNL accommodation in the normal course reg~(ling conduct, shciring, payment of water and 'electricity charges etc. :.. I

4. Only minimum maintenance of the quarters, will ~e done by BSNL1and 'any material replacement,therein will be borne by you. However, no additionLa,lterationldamage 'etc. to the existing structure ofthe quarters shall be carried out by you. The major:r~pair, if required, shallbe done by BSNL at yourcost to be paid in advance. Further, on vacation you 'shall handover the, allotted quarters in the samecondition as it was handed over to you and if any ~~ages barring ri9fF~1~~ear & tear is found, thesame shall be rectified at your cost. . . -~:5. In case this accommodation will be required forallotment to any wOf,king BSNL employee. Thetenant shall be required to vacate the quarters on issued of two mont~s:n6ti9,e for vacation. No appealagainst such notice will be entertained. If the quarter is not vacated in ;~fores,aid notice period you willbe liable to pay Damage Charges for such period at twice the normal rent, of such quarters for first fourmonths and four times the normal rent of such quarters thereafter. Interest @ 12% per annum (to becompounded monthly) shall also be charged on the due amount. This shall be without prejudice toother actions for eviction, disconnection of utility connections, etc. to be taken by the BSNL. Anyamount remaining due even after adjusting security 'deposit shall be' -tesqvered from salary of th~tenant/ Guarantor of the tenant or from the tenant through all availablemeans including legal actions. i .

6.Thx allotted quarters shall be for the use of [mmediate family members of the tenant i.e.wife/children and their spouses and parents only. No. sub-letting of rented-out accommodation shall beallowed. The tenant shall not derive any financialbenefit in lieu of the fllotment. In case of anyviolation, the tenant shall liable to vacate the quarters 'immediately on issue of written notice by theEstate Officer. Decision Ofthe Estate Officer in this regard shall be final and binding.7. The tenant shall be responsible for all the acts/on{isJsions of his ab6ve mentioned family membersoccupying the accommodation. Any illegal activity ,9 any nuisance to neighbours may render himineligible for allotment and may lead to termination' of lease without\p~ej~dice to any other actio:deein1d fit by BSNL. ..';: :il: 11 .• 1
