Inspector Comments/Recommendations: Two story duplex in mostly good overall shape, but various repairs needed, see report for details.

*Appears Serviceable Comments: Foundation looked fine. Keep the foundation vents open in all but the coldest weather as needed for best crawl space ventilation. Vent wells are recommended at all foundation vents at or below grade.

Siding: T-III Plywood All Sides Viewable, More Than One Story

*Repairs Recommended Comments: Some weathered siding noted in various areas, mainly just be aware of it. Some rot noted in the bottom of the T1 11 siding adjacent the front of unit 4931 and along the driveway side of unit 4931, and rot noted in the trim of the garage bay doors of 4931 & 4941, and some rot noted in the bottom trim of unit 4931 garage man door, consult a licensed contractor for full assessment and repairs needed. Some broken trim work and exposed fasteners noted above the entry door of unit 4941, repair as needed. There is some wood debris and planter boxes up against the siding in various places, this also limits access to the siding, so there is a potential for hidden damage, consult a licensed contractor for assessment and repairs needed. Also, see picture pages for those details. Otherwise, the siding still appears to be functioning as intended. Note: Siding is viewed from ground level.

*Repairs Needed Comments: Broken glass noted at the garage window of 4941, consult a licensed contractor for full evaluation and repairs needed. 1) Note: Due to weather and light conditions, Integrity makes no guarantees that thermal seals are in tact on windows. 2) Note: Although it is not required, Integrity recommends that all open-able windows have child proof safety locks installed to help prevent people (especially children) from falling out of windows. *Repairs Needed Comments: The galvanize gutters are quite dirty, and they are rusting through in different places, and some of the downspouts are damaged and dont extend into the drains properly, and some broken piping noted at the inground drain system for the gutters, the gutter system appears to need replacement, consult a licensed gutter contractor for full assessment and repairs needed. The inground drains appear to extend out to the street, but they most likely will need to be cleaned, and they are damaged in places, see plumber for full assessment and repairs needed. Note: Gutter drainage not tested for proper operation

Otherwise, the crawl space checked out fine, overall, no rot or wood destroying insects noted at the time of inspection.

Report Summary: 1) Some rot noted in the bottom of the T1 11 siding adjacent the front of unit 4931 and along the driveway side of unit 4931, and rot noted in the trim of the garage bay doors of 4931 & 4941, and some rot noted in the bottom trim of unit 4931 garage man door, consult a licensed contractor for full assessment and repairs needed. 2) There is some wood debris and planter boxes up against the siding in various places, this also limits access to the siding, so there is a potential for hidden damage, consult a licensed contractor for assessment and repairs needed. 3) No access into unit 4941, so the interior, attic, garage, crawl, were not able to be inspected, consult owner and or management company for access, than inspect as needed.

Scope of Inspection Survey - Integrity Home Inspections, Inc. agrees to inspect the readily accessible and visible area's for Wood Destroying organisms. Inaccessible area's will NOT be inspected, such as, but not limited to, insulated sub-floor framing, below carpet or floor coverings, behind owners belongings, furniture or appliances, wall voids or any other area that was obstructed or blocked in any way.

Picture 12 - Some of the plywood roof sheathing seams have a little bit of a bow in them, just be aware of it. Otherwise, the attic appeared to be in good overall shape as viewed from the access opening.

Picture 13 - In the substructure crawlspace of 4931 there is some wood debris on the ground it should be removed when convenient. There are stains from past puddling water in unit 4931 crawl but no standing water anywhere in this crawl, at this time, it is possible that the failed and blocked gutters and inground drain system may have been the source of the aforementioned puddling water, just be aware of it; monitor.
