Peter MacLellan, AACI, P. App Peter Maclellan has 42 year career in the appraisal industry incorporates experience in public and private sectors across Canada including 17 years as Chief Appraiser for Nova Scotia Assessment Services. Peter has been a long established promoter of education and mentoring in the assessment and appraisal industries and currently represents educational committees with the Appraisal Institute of Canada, Instructor with UBC – Sauder School of Business and many years of national and international experience instructing, teaching and mentoring with the Appraisal Institute of Canada (AIC), International Property Tax Institute (IPTI), Institute of Municipal Assessors (IMA), International Association of Assessors Officers (IAAO) , assessment authorities and others. Peter is a Fellow with the Appraisal Institute of Canada.

• Framework of the appraisal process crafting a well written short narrative appraisal report.• Accurate disclosure of limiting conditions and significant value impact factors relevant to the analysis.• Diligence of critical thinking, research and analysis relevant to the application of the property

description, zoning analysis, highest and best use as well as the 3 traditional valuation approaches [cost, income, anddirect comparison].

• Tools, tips and techniques to support and justify opinions resulting in a well-written and concisereport.

• Production of a short narrative valuation report for review by an experienced valuator, an arbitratoror uninformed non-appraiser reader/client meeting typical professional standards and a reasonable appraiser’s test.

A common theme in the appraisal/assessment industries is the ever increasing requirement for detailed analysis in support of opinions of value while gaining efficiencies with reporting. A productive short narrative valuation report applies appraisal theory in a well substantiated convincing analysis justifying the numerous decisions made. Peter, in a learning environment, will provide the participants the opportunity to acquire techniques employing appraisal theory, in narrative format, utilizing convincing analysis and justifying the copious decisions made in the report. Appreciating the synergism of standardization of format, critical thinking, and individual flexibility this seminar will address report writing including:
