Executive Summary

EAPH is a majority black-women owned investmentcompany as defined in terms of the Broad-Based BlackEconomic Empowerment Act as a QSE (Qualifying SmallEnterprise) with 47% Black women-owned and 80%owned by Black individuals. The Company was establishedin 2006 as part of a 10 year ring-fenced B-BBEE transactionand as such, could not be used to leverage any furthertransactions.

During 2015 and 2016, when the investment could berealised, the current Shareholders elected to remaininvested in the company and pursue transactions in thebroader property arena. The company has been activelytrading and investing for the past two years with businessexpertise, skills and experience predominantly in theSouth African commercial property environment and has astrong balance sheet.

Strategic Vision

Our vision is to be the black women empoweredpartner of choice, through the adding of business skillsand property knowledge required for the company togrow steadily with a diverse range of investments inthe property sector.

Our operational and investment focus is oncommercial property. We look for investments thatrepresent both strong capital growth and sufficientyields to cover the debt funding. The direct propertyfocus is on single tenanted, AAA grade long term saleand lease-backs on properties that are in goodlocations with strong and stable tenants.

Mzamo Vilakazi

Mzamo Vilakazi is a property executive with close on20 years’ experience. His former positions includeExecutive of Rebserve Ltd; Atterbury Property Group;CEO of Attcorn Developments (50% - 50% Jointventure with Atterbury); Director of Attfund’s formerBEE partner and Chairman of Resilient’s listed BEEpartner, Eagle Eye.

Mr Vilakazi has a certificate in International Relationsfrom Canada, a Social Science Degree from UCT CapeTown. Certification in Business Project Managementfrom Wits Graduate School of Business. Currentlybusy with a Master’s in Business Administration fromWits Graduate School of Business

Lynette FinlayLynette Finlay, is CEO of Emerging African Property Holdings, a Non-ExecutiveDirector of Growthpoint, the largest listed property company in South Africa,Chairman of the Audit Committee and member of the Property and InvestmentCommittee, the Social Ethics and Transformation Committee, the Chairman’scommittee and the nomination committee. She was previously CEO of Finlayand Associates, a Property Management company for 32 years, which inter aliamanaged a commercial portfolio in excess of R7bn, developed the Hyatt Hotelin Johannesburg and several office blocks and shopping centres countrywide.The Company was sold to Broll Property Group in 2015.

Whilst CEO of Finlay and Associates, Lynette also started Finlay Mall Leasing, aspecialist retail leasing company, specialising in rural shopping centres, until itwas sold, and owned and ran several businesses including a restaurant, EventsCompany (specializing in business related events and raising money andawareness for orphaned children), an International Children’s clothing franchiseand a security, cleaning and garden services business.

Ms Finlay was the first women president of SAPOA (South African PropertyOwners Association), a founder of the Women’s Property Network, a BoardMember of the Property Services SETA, Chairman of the RosebankManagement District, Executive Vice Chair in drafting the Property Charter. Co-founder of Nurturing Orphans of Aids for Humanity (Noah) which cared for over100 000 orphaned children. Lynette won the Inyathelo award for women inphilanthropy. Received a merit award for most influential women in businessand Government. Winner of the first “5 Star Women Award” awarded towomen in the property industry.

Nonkululeko NyembeziNonkululeko Nyembezi has served as an independent non-executive director on numerous boards in both the public andprivate sectors. She currently serves as Non-Executive Chairman ofthe JSE (Johannesburg Stock Exchange) and Alexander Forbes, andNon-Executive Director of Old Mutual plc and Macsteel GlobalS.a.r.l.

Nonkululeko Nyembezi is the CEO of Ichor Coal N.V., aninternational mineral resources company focusing on coal miningin South Africa. She was previously CEO of ArcelorMittal SouthAfrica, the largest steel producer on the African continent andsubsidiary of the ArcelorMittal Group, which in turn is the largeststeel producer in the world.

Prior to that, she served as the Chief Officer of Mergers &Acquisitions for the Vodacom Group and before that, CEO ofAlliance Capital, then local subsidiary of a New York based globalinvestment Management Company.

Ms Nyembezi has a B.Sc. Honours degree in electrical engineeringfrom the University of Manchester Institute of Science &Technology and a Master’s degree in the same discipline fromCalifornia Institute of Technology. She also has an MBA from theOpen University (UK).

Kgaogelo MamaboloKgaogelo Mamabolo has 18 years’ experience in the Property industry andis currently Non executive director of EAPH, Non executive Chairpersonof Avidity Group and Investment committee member of Summit Africa.She was previously Asset Manager for STANLIB Direct Property for theSTANLIB Africa Direct Property Development Fund and the Liberty Groupproperty portfolio. She was Head of Unlisted Properties at LibertyProperties, prior to the Asset Management arm of Liberty Propertiesmoving to STANLIB. She previously headed up the Research department atthe Investment Property Databank (SA) and was Property economist andsenior researcher at Viruly Consulting.

Ms Mamabolo is Past President of the South African Institute of BlackProperty Practitioners and Past National Councilor for the South AfricanProperty Owner’s Association and the South African Council of ShoppingCentres. She is member of the International Council of Shopping Centre’sSub-Saharan Africa Advisory Board and ex Board Member of the PropertyCharter Council and current Research committee member. She has alsochaired the Board of the Braamfontein Improvement District. Kgaogelowas in 2013 seconded to the National Department of Public Works’ toassist with their Business Case for the Implementation of the PropertyManagement Trading Entity. Ms Mamabolo has a BSc Honours in Townand Regional Planning from the University of Witwatersrand; a SeniorManagement Development Program Certificate from the University ofStellenbosch Business School and Program for Leadership DevelopmentCertificate from IESE Business School, Barcelona.

Maurice MdloloMaurice has over 20 years experience in propertydevelopments, property investment, management, leasing,acquisitions, disposals and project management including thefollowing:

• Non Executive Director of EAPH

• Non Executive Director of Rebosis

• Maurice served as Managing Director of LibertyProperties.

• He is the former CEO of Akhona Broll Properties and

• The former CEO of Motseng Marriot Property Services.

His other roles included;

• Senior manager of real estate for Woolworths Limited

• Senior manager of properties at Eskom and Caltex Oil.

• He also served as a Non Executive Director of the SouthAfrican Council of Shopping Centres and at SynergyIncome Fund Limited.

He holds a degree in Business management and Economicsfrom the University of South Africa and various managementcourses from the University of Stellenbosch Business School.
