    As stated in this column at the end of 2011, we are still in the economic doldrums in much of North America and the western world. Construction reports indicated that last year, the fifth consecutive, closed out reflect-ing a decline in the dollar value of U.S. con-struction starts. McGraw-Hill Construction pre-dicts the final numbers will show the U.S. dollar value for new construction starts drop-ping 4% below those of 2010. And, for 2012, it is predicted that the market will be relatively flat, with overall recovery not coming until 2013 or 2014. This news will cause domestic elevator companies some degree of conster-nation, yet, for major multinational companies and component suppliers geared up to export equipment overseas, the outlook appears to be better.

    According to the Council on Tall Buildings and Urban Habitat, 90% of the worlds tallest buildings currently under construction are out-side the U.S. With numerous skyscrapers being built in Asia, the overseas high-rise elevator market will be quite busy during the next few years. (See Table 1)

    The construction outlook north and south of the U.S. is a bit better. This became evident to me during a trip to Montreal in September, where it was apparent that construction activity was quite good. According to a recent elevator-industry statistical report presented during the Interlift Technical Forum by our South American Correspondent Carmen Maldacena, what she has previously referred to as The Sleeping Giant (south of the U.S. border) is in the process of awakening.

    Maldacenas latest statistical study indi-cates that during the next four years, through-out the 17,820-km2 South American continent in which almost 400 million people live, there will be a 48.6% growth over the number of new elevators produced in 2010, with a huge peak occurring in Brazil.

    From an international perspective, we can say that with the exception of some parts of Europe, our industry should fare well during the coming years. Although no major new construction growth is predicted in the U.S., the large number of existing elevators ripe for upgrade should, as has been the case during previous economic downturns, help our in-dustry get through 2012.

    According to the latest edition of The Insider,[1] there are an estimated one million elevators in operation in the U.S. and Canada, 50% of which are more than 20 years old. Al-though these units may still operate well, with elevator energy usage representing as much as 5% of a buildings total energy pro-file, there will be opportunities for elevator companies and equipment suppliers to pro-vide energy saving systems throughout the coming years, especially since the current emphasis is on the need to use energy as effi-ciently as possible. A 500,000-unit potential upgrade market is very good, and the en-ergy-saving elevator and escalator systems now available to building owners could re-duce their facilities energy costs and green-house-gas emissions. While building owners and managers may not immediately think of elevators and escalators when seeking ways to reduce their energy consumption, these

    building transportation solutions can play an important role in greening a facility.[1]

    Another interesting statistic relates to the number of new elevator installations vs. the retirement of existing units. The results of such a study developed by Credit Suisse are included in the following section of this years Source and have been excerpted from a full global elevator industry study that is available at www.elevatorbooks.com. It is noted in this study that during the years of 2006 through 2010, while 5% of the existing number of elevators worldwide had been added to the exist-ing elevator inventory, 2.5 % of the existing inventory were also retired from service. This has resulted in the net addition of elevators during that time period of somewhere between 225 and 250 thousand units into the existing inventory. If this trend continues during the next five-year time period, and there is no reason for us to believe it shouldnt, we can expect a steady growth in the elevator market in the coming years.

    While we cannot say that the near future for our industry will be bright all over the world, we can say there will be many busi-ness opportunities in our industry throughout 2012. These may be new installations (as it appears will be the case in much of the Middle East, Asia and South America) or moderniza-tions as predicted for the U.S. In view of this, elevator contractors should be prepared to take on whatever projects come their way.     Within this decade we will likely witnessnot only the worlds first kilometer-tallbuilding, but also the completion of asignificant number of buildings over 600meters (around 2,000 feet) thats twice theheight of the Eiffel Tower. Two years ago,prior to the completion of the Burj Khalifa,this building type did not exist. And yet, by2020, we can expect at least eight suchbuildings to exist internationally. The termsupertall (which refers to a building over300 meters) is thus no longer adequate todescribe these buildings: we are entering theera of the megatall. This term is now officially

    being used by the Council to describe buildingsover 600 meters in height, or double theheight of a supertall (see Figure 1).

    As we started the 21st century, just 11short years ago, the Petronas Towers heldthe title of The Worlds Tallest at 452meters (1,483 feet) in height. Taipei 101 tookthe title in 2004, at 508 meters (1,667feet).Then, at the end of the decade, the BurjKhalifa set new standards at 828 meters(2,717 feet) over half a mile high. Now, withwork set to start on-site in January 2012 forJeddahs 1,000+ meter Kingdom Tower, wecan expect that in a mere two decades (2000

    1Future Tallest Criteria: Buildings included in this study are either built, under construction or considered real proposals. Projectsthat have commenced construction, but with works currently halted, are also included if there is a strong possibility of the projectprogressing to final completion. A real proposal can be considered such if it has: a specific site with ownership interests within thebuilding development team; a full professional design team progressing the design beyond the conceptual stage; formal planningconsent/legal permission for construction (or is in the process of obtaining such permission); and a full intention to progress the buildingto construction and completion. Furthermore, this research only considers projects that are within the public domain and have theconsent for inclusion from the respective client-consultant teams. Because of this multi-faceted inclusion criteria, a number of prominentprojects were not included in the study, including: India Tower, Mumbai; Triple One, Seoul; Hyundai Global Business Center, Seoul; andZhongguo Zun, Beijing.

    The Tallest 20 in 2020: Continued 2020) the height of the Worlds TallestBuilding will have more than doubled.Whatis perhaps the most interesting aspect of thestudy is that the previous worlds tallestmentioned above now barely make the list atall. In just two decades Petronas will havegone from 1st to 27th tallest in the world,and Taipei 101 just scrapes into the study in18th place. When we take into account thatnew projects not included in this study willsurely be announced and built throughoutthe next decade, one can predict that, withthe exception of the Burj Khalifa and MakkahRoyal Clock Tower, all of the tallest 20buildings in the year 2020 are not yet built(though a number are already underconstruction, see Figure 2).Where can we expect the next nucleus of

    tall building construction globally? With over1.3 billion citizens and a rapidly urbanizingpopulation, China is perhaps the countrywith the most obvious reason for buildingtall. The 10 Chinese projects show greatdiversity in location, spread across seven cities:Shenzhen (2), Shanghai (2), Tianjin (2),Wuhan (1), Guangzhou (1), Dalian (1), andTaipei (1).Much of South and Southeast Asia in fact,

    including Indonesia, India, and Vietnam seemready to become one of the next centers ofskyscraper construction. Together, the threecountries listed above represent nearly aquarter of the worlds population and yetcontain no supertall buildings and a total ofonly four buildings over 250 meters.Another significant project in this area,

    Mumbais planned 700-meter India Tower,was not included in this study as construction

    has stopped, and final completion is thereforenot predictable. However, the presence ofthese two possible megatall projects point tothe dramatic potential of this area.Five of the Tallest 20 in 2020 projects are

    located in three countries in the Middle East:the United Arab Emirates, Saudi Arabia,and Qatar.One World Trade Center Tower, in New

    York, is set to become the tallest building inthe western hemisphere in 2013. In the 2020study, the project comes in as the worlds12th tallest building.With every increase in height, there are

    energy implications in the construction,maintenance, and occupation of a building.Additionally, with added height comes lessspace efficiency, as structural members andservice cores increase to service theincreased height of the building. At whatpoint are the significant benefits of increaseddensity provided by building tall overtakenby the energy repercussions of height? Thiselusive figure is most certainly affected bythe technologies of the day. Half a centuryago, a megatall would have been consideredpossible only within a dream. It is now areality. Is it not possible that we could soonsee the emergence of a zero-energy megatall?Just as we pushed the structural boundariesof height, we must now continue to push theboundaries of environmental engineering inorder to progress the tall typology. For, asskyscrapers continue to multiply, their effecton our cities visually, urbanistically, andenvironmentally continues to increaseexponentially.
