Over the years we have grown to understand that communication is the key to making our house a home. Making a relationship work with excellence may be one of the most difficult processes in life, and it can also have one of the most beautiful outcomes. Just like how we all make a house a home differently we also all communicate differently.

Can you imagine two people taking a piece of flooring from home to home and place to place. We don’t mean a large chunk of floor but for us it was a small piece of parquet. Our unconventional but beautiful piece of flooring was our symbol of who had the ‘floor’ for communicating. It was our simple and easy visual reminder to actively listen to our partner. That simple gesture was a building block in making our house our home. What makes your house your home? How can you set up your home to be relationship friendly? Why not limit the amount of televisions, or buy a round dining room table that everyone can sit around and communicate more effectively.

Communication is key. Now how will you utilize it to its full potential?

Everything starts and ends with relationship. Relationships are the most fascinating, and sometimes the most challenging.Sometimes they cause us sadness and sometimes they cause us joy. Something really neat about certain relationships is that even when you don’t see each other, it’s like no time has passed when you do. It’s really important to connect and step right back into our relationships when we don’t see our friends and family for a while. You can do it with anyone, although it takes both people to make it happen well. Whoever is the least mature in the ability to have relationships, will actually set the tone for the relationship.

How do you make sure you’re the one able to engage in a relationship wherever it’s at? Be really happy for it in every moment that you’re together. Beyond relationship there really is no life.

When we look at investing in a property we strive to find that well chosen rental property. Equity increase? Property pay down? Cash flow? Check, check, and check. Passive income is a beautiful thing, isn’t it? And, often after going through your first Topperty projection, you’ll inevitably hear the mantra within your head: “Yeah, but renting is just too risky! I don’t want to deal with bad tenants!”

Okay, okay - we’ve ALL heard horror stories of that scary tenant who never paid rent, kicked in all the walls and let his cats use the floor as a litter box. He definitely does exist - I have relatives who rented to this ex-act guy! What people don’t share around like urban legend wildfire is the tenant I had who was tidy, polite, and paid rent on time for five straight years. ‘Cause guess what? He exists too.

Wouldn’t it be great if you could eliminate all tenant risk and only rent to the happy, well adjusted people of the world? Never have another worry about damage, unpaid rent or time suckers? I think that would be amazing. I’m still working out how to accomplish this, and once I do, I’ll let you know. In the meantime, here are three strategies that help reduce your tenant risk substantially. I’ve used these for eight years with over 30 tenants, and I haven’t had a rotten apple yet. If I did, I got rid of them so fast, they didn’t affect a thing.

Try these strategies.

#1 The Three Checks – credit check, reference check, and the gut check.

#2 The Perfect Price Point - In most markets there’s a magical rental price point where you get a, oh how do I put this delicately? I’m not saying that getting lower income properties is bad; I am saying you have a higher chance of inheriting bad apple tenants at lower price points.

#3 Act Immediately with Tenant Infractions - In order to act immediately, you must know the rules and regu-lations of your province or state - or hire a property manager who does.
