A  Gated  Community  for  Island  Living  

Realizing  the  need  for  a  gated  community  in  Haiti  that  provides  maximum  security  and  

comfort  has  not  been  met,  and  understanding  that  this  has  created  a  deficiency  in  

potential  home  buyers,  whether  in  the  diaspora  or  in  Haiti,  we  thereby,  propose  to  

build  a  new  style  of  Haitian  gated  community,  one  that  will  set  the  standard.  This  

community  will  be  known  as  Eucalyptus  Village,  and  will  consist  of  32  two,  three  and  

four  bedrooms  single  and  multi-­‐family  residences.    

Eucalyptus  Village  is  a  new  living  experience  that  provides  amenities  such  as  a  

conference  and  business  center,  swimming  pool,  tennis  and  basketball  courts  and  

more.    It  is  a  place  where  families  can  feel  safe  and  secure  and  where  business  people  

can  enjoy  work,  rest  and  play.  The  homes  of  Eucalyptus  Village  are  custom  designed  for  our  clients  needs  with  many  

optional  amenities  such  as  air  conditioning,  upgraded  kitchens  and  baths.    The  

construction  is  energy  efficient  and  built  to  US  standards.      

Electricity,  water  and  sewage  are  all  provided  by  the  Eucalyptus  Village  Association.  

The  grounds  are  meticulously  groomed  by  the  association  staff  and  24/7  security  is  

provided  by  trained  security  personnel.

What’s  in  a  Name  

The  name  Eucalyptus  Village came  to  mind  for  the  simple  reason  that  nearly  fifty  years  

ago  the  land  on  which  this  community  is  located  had  been  a  virtual  forest  of  gigantic  

Eucalyptus  trees  planted  by  the  Double  Harvest  company  during  the  1950s  and  later  in  

the  1970s.  The  eucalyptus  was  the  plant  of  choice  because  of  its  many  uses.

As  a  tropical  plant  the  Eucalyptus  has  a  natural  smell,  kills  mosquitoes  and  other  

harmful  insects.  Their  leaves  are  used  as  medicine  to  ward  off  tropical  diseases,  colds,  

sore  throats,  fevers,  etc.  In  the  area  today  there  are  well  over  a  hundred  Eucalyptus  

trees,  a  reminder  of  how  things  once  were  before  the  destruction  of  these  trees  in  1991  

and  1995.

To  live  at  Eucalyptus  Village will  be  to  live  in  a  tropical  resort  where  nightly  life  may  

once  again  begin  in  all  quietness  and  with  everything  one  will  need,  all  the  while  

breathing  in  the  crisp  fresh  air  of  the  Eucalyptus.

Eucalyptus  Village  is  located  10  minutes  from  the  Tousaaint  L’Ouverture  International  

Airport  in  Port-­‐au-­‐Prince  and  20  minutes  from  the  National  Palace  and  the  historic  

monuments  of  Champ-­‐de-­‐Mars.    The  area  boasts  of  plenty  of  shopping  centers,  gas  

stations  and  one  of  Haiti’s  largest  supermarkets,  Delimart,  is  one  minute  away.  

Located  on  the  northwest  corner  of  Commune  Tabarre  in  Cazeau,  the  village  is  near  15  

Octobre  Blvd  on  the  corner  of  National  Route  1.    Area  beaches  are  an  easy  day  trip  so  

after  spending  a  refreshing  time  at  Baie  de  Port-­‐au-­‐Prince  you  can  easily  return  to  a  

refreshing  time  at  Eucalyptus  Village.  

Haiti  is  quickly  becoming  business  friendly  and  Eucalyptus  Village  offers  a  living  style  for

Welcome  Center  

A  welcome  center  is  at  the  center  of  Eucalyptus  Village  with  a  swimming  pool,  full-­‐sized  

tennis  court,  bar,  restaurant  and  game  room.  

Conference  and  Business  Center  

Located  on  the  grounds  of  Eucalyptus  Village  is  a  conference/business  center  

comprising  of  20  rooms  with  3  conference  rooms.  The  center  features  a  gym,  sauna,  

Jacuzzi  and  much  more.    The  business  center  provides  secretarial  services  as  well  as  

many  other  services  the  corporate  community  expects.    This  is  an  ideal  location  for  

business  people,  tourists,  church  groups,  medical  teams  and  others  to  work,  play  and

Investment  Potential  

The  housing  market  is  on  the  rise  in  Haiti.    No  doubt  Haiti  is  experiencing  a  housing  bubble  

due  in  part  to  the  tremendous  need  in  the  country.    For  that  reason,  the  investment  

potential  in  Eucalyptus  Village  is  very  promising.      The  new  homes  combined  with  the  

amenities  of  the  village  offer  a  community  environment  that  will  attract  the  Haitian  

diaspora  desiring  to  return  to  Haiti.      

Not  only  will  Eucalyptus  Village  target  the  diaspora,  but  there  is  also  a  growing  market  for  

higher  end  homes  that  the  village  will  fulfill.    One  prominent  construction  company  in  Port  

au  Prince  built  50  homes  last  year  for  a  cost  of  construction  between  $91,000-­‐$180,000  per  

home.    This  year  their  target  is  90  homes  for  a  cost  of  construction  between  $119,000-­‐

$250,000.    Eucalyptus  Village  is  strategically  positioned  to  capture  a  portion  of  this  market.

Home  by  Home  Program  

There  are  still  350,000  people  displaced  from  the  January  2010  earthquake.    Many  of  

them  still  live  in  tents  around  Port-­‐au-­‐Prince.    Country  wide,  housing  is  an  issue.    For  

example,  since  the  earthquake,  Cap  Haitien  has  grown  by  more  than  200,000  people  

creating  an  unprecedented  need  for  housing  in  the  north.    The  current  housing  solution  

does  not  help  Haiti  move  forward.    Living  in  28  square  meter  housing  like  these  to  the  

right  does  not  promote  a  rise  in  quality  of  life.  

When  you  build  a  home  at  Eucalyptus  Village,  we  will  help  build  another  home  for  a  

needy  family  somewhere  in  Haiti.    We  are  committed  to  giving  back  to  Haiti  and  helping  

those  in  need.    We  believe  we  have  a  responsibility  to  those  who  are  the  least  of  these.    

So,  we  are  committing  to  help  provide  a  home  for  those  who  are  in  need.    One  of  our  

first  projects  is  with  Haitian  Partners  for  Christian  Development  in  Port  au  Prince.    Land  

has  been  purchased  to  construct  12  homes  for  families  and  provide  them  with  a  

mortgage  that  corresponds  with  their  means.  

Our  spacious  44  square  meter  model  (above)  with  two  bedrooms  and  indoor  bathroom  

will  help  move  people  from  poverty  to  prosperity.    Building  in  a  duplex  model  helps  

promote  community  as  well.
