Re. Structural inspection at 10254 Shea Woods
It was requested that we inspect the referenced residence where cracks have formed in the
brick veneer sad sheetrock at various locations. The pu±pose for our inspection was to
determine the cause ofthe cracks and develop a repair protocoL
During our inspection on 3/01/11, we observed the following:
1. The residence is supported by a block slab with approximately four feet of
backfill placed under•the slab along the front.
2. There were cracks observed in the brick veneer on either side ofthe front
entrance. (See photos 1 and 2)3. Cracks were observed in the sheetrock adjacent to the entry hail. (See photo 3)4. Cracks were observed tile floors ofthe master bathroom. (See photo 5-7) Cracks
in the sheet rock were observed inside the master bathroom (See photo 4) andmaster bathroom closet. (See photo 8)
5. There were cracks observed in the brick veneer along the south wall ofthe
exercise room. (See photos 9 and 10) Cracks were also observed lathe ceiling ofthe exercise room.
6. Cracks were observed In the brick veneer around the garage. (See photo 13 & 14)7. In the vaulted ceiling ofthe den, cracks were observed. (See photos 11 and 12)
There are 2x8 rafters and ceilingjoists spaced at 16" o.c. over the vaulted area.

Based on our visual inspection, it is our opinion that the cracks ii the brick veneer andsheet rock were primarily caused by settlement in the soil supporting the foundation
around the front entrance, south side and around the garage.
It is our opinion that piers/pilings should be installed per the aftached sketch down to a
depth, that each piling will support apoint load of8000 lbs. Acon'tractor experienced in
this type ofrepair should be contacted to provide an estimate.-.
Once the foundation has been stabilized, the cracks in the brick veneer and sheet rock can
be repaired.

There is no immediate danger to the structural integrity ofthe residence but ifthe
foundation is not stabilized, the cracking will most likely continue.
The cracking in the vaulted den was caused by pressure from the chimney that extends
out over the roofframing. The load on the rafters is transferred to the ceiling joists whichin turn cause the sheetrock to deflect slightly causing the cracks to form.
It is our opinion that three, vaulted 2x8 ceilingjoists should be doubled and the top ofthe
joists be plated with 7/16" thick OSB to spread the load Out oVer the joists. We also
recommend that three ofthe rafters be doubled to help support the chimney load. (Seedetail on photo 15)
While we cannot guarantee that no additional minor cosmeti.c cracking will occur in the
future, it is our opinion that once the repairs noted above have been completed, noadditional structural repairs will be needed in the repaired areasas long as surface
drainage is not allowed to flow against the foundation and normal maintenance to the
residence is kept up.
This report is based on a diligent visual inspection ofthe referenced areas. No
geotechnical testing or destmctivc testing were requested or required for this report. A
complete structural assessmeit ofthe residence was not included with this evaluation.
The Engineer shall have no liability to the Homeowners or to others for the acts or
omissions ofthe Contractor or any other Persons-performing work on the project, or
failure ofthe Contractor to carry out the work in accordance with this letter, except where
specifically inspected and approvedby the Engineer and discovery ofdefect is possiblewithin the normal ability or standard ofcare for the industry.
