Facility Life Cycle

‐ The longest stage in a facility's life cycle is theoperation and maintenance phase.‐ Over 85% of life cycle costs are spent on facilitymanagement (Teicholz 2004).‐ Improvements in maintenance procedures willsignificantly reduce the overall life cycle budget ofthe building.

Maintenance Cards Program

‐ To make a building sustainable, an appropriatemaintenance program must be designed to meet thefacility's reliability and availability.‐ Maintenance programs are based on maintenancecards.‐ The performance and efficiency of the facilitymaintenance program is measured as a percentage ofmaintenance cards completed.‐ The differences in the design of maintenance cardswill give different results in maintenance performance.

INTRODUCTION

1. Equipment information

The maintenance card must contain sufficientinformation to know the equipment belonging to thecard, such as the name of the equipment, its location,the serial number, and the arrangement of theequipment at the site in case there are similarequipment.

The information of the maintenance items isincluded according to what was mentioned in themanufacturer's manual and according to what themaintenance experts in the organization see in asimple and clear explanation so that themaintenance technician can understand all theitems very clearly.

3. Handling and archiving

In the maintenance program based on thetraditional maintenance cards, the technicianreceives the maintenance card from the equipmentfile and then returns it after the end of themaintenance, given that the maintenance cards arestored, archived and referred to as needed. Thissystem is neither flexible nor sustainable, becausepapers are perishable and difficult to store andhandle.

4. Data Entry

It is preferable that the maintenance data consist of onlytwo options (completed ‐ not completed) for the ease offilling in the maintenance data and the ease of extractingit from the maintenance card. This is because thenumber of maintenance cards is very large and thismethod saves a lot of time.

5. Data collection

After the maintenance is completed, themaintenance cards are collected at the personresponsible for collecting the maintenance datafrom the paper maintenance cards and insertedinto the maintenance program, and if themaintenance cards are many, more than oneperson must be provided to accomplish this task.

They are archived electronically onthe organization server.2‐The tablet device is a smart device that has a touchscreen and contains an RFID reader and communicateswith the maintenance program through the internalwireless network of the organization.3‐RFID tags is chips containing power generationwinding , internal memory and small transmitterantennas.

In this paper I presented two innovative models for two differenttechniques for designing maintenance cards, in line with the FourthIndustrial Revolution, where all technical norms are directed towardsautomation, technology and the Internet of things. Several importantcriteria that are common to operation and maintenance organizationshave been chosen. Then evaluate the different models based onthese criteria and compare them with the traditional model ofmaintenance cards to clarify the features of each design
