Rising Rents Hurt Ownership?

The prevailing opinion is that rising rents will cause more consumers to purchase homes. This isabsolutely the case as you have seen statistics published time and time again that show it isactually cheaper to own in most areas of the country as opposed to renting. In addition, the

stats continue to show rents rising from month-to-month and year-to-year. So how could risingrents hurt home ownership?

If you are a renter, you are likely spending a greater portion of your income towards your rent. Therefore, as rents rise, it is harder and harder to save for a down payment. That is why many

Millennials are staying at home with their parents and when they move out, they are purchasinginstead of renting. But for others, it gets harder.

What does this mean? For most it means that the faster you become a homeowner, the better.Once you are a homeowner, you are protected from inflationary increases in payments as onlya small portion of your payment (taxes and insurance and association fees) is subject to annualincreases. Generally, your taxes and insurance and association fees can rise in the future, but

the major portion of the payment is comprised of principal and interest and that will not changeif the rate is fixed as opposed to an adjustable rate mortgage.

Eventually, more apartments will be built and the rent/ownership equation should even out. Fornow, we are seeing first time homebuyers starting to awaken to the fact that sooner is better

with regard to home ownership.

Even if rent increases slow down, owning is typically a better long-term decision because aportion of the mortgage payment goes to build equity (principal reduction) and again,

mortgages are not as susceptible to inflationary increases.

Prior to joining REIA NYC, I was looking for a way to break the generational cycle of“working hard.” Don’t get me wrong, I take great pride in my work but I also know there’smore to life than work. After pursuing my undergraduate and graduate studies, I thought Iwas ready to take over the world, with a nice paycheck to prove it. However, reality hit andhaving a good grades and attending a reputable school weren’t cutting it. What problems were you facing before joiningREIA NYC / WISE

Before joining REIA NYC, I had decided that realestate was the path for me to achieve financialfreedom. However, I did not know what steps totake next. There is a LOT of information out there,both free and costly. I went to several meet-upgroups, looked at websites and bought books. ButI had not taken any specific action toward buyingproperty, because I didn't want to make a costlymistake. And there were just so many paths in realestate (creative, traditional, notes, tax liens, etc)

One of the great characteristics of REIA NYC is theemphasis on education. Building savvy andknowledgeable investors is the cornerstone toREIA NYC. Through REIA NYC, I was able topursue my interest in multifamily apartmentinvesting. REIA NYC provides a platform fortrustworthy educators to connect with itsmembers. Within 8 months of joining REIA NYC, I made my first real estate investment, by investing in two multifamilydeals totaling 140 units. Within 16 months of joining REIA NYC I closed on my first sponsored multifamilydeal, a 48 unit apartment in Atlanta Georgia, with my business partner and investors.

Our company is Geanne HousingProvider Solutions, LLC. We providesafe and affordable housing to rentersin the Wilkensberg region of Pittsburgh.

What problems were you facingbefore joining REIA NYC / WISE

Prior to joining REIA NYC/WISE, westudied real estate with various realestate gurus but we did not accomplishanything. After joining REIA NYC, weencountered a different group of

individuals where members wereactually making offers, making deals.Through this association, we were ableto acquire our first properties, twosmall multi-family properties bynetworking with members of theassociation. Had it not been for being apart of this association, we probablywould have never done any deals.

What we did that solve thoseproblems

In fact, one member of the associationinvited us to meet his real estatebroker.

This broker introduced us to the banker who would finance our deals, from there, therest was history. Within two months, we were able to buy the two multi-familyproperties we wanted to purchase after doing our due diligence.

In addition, just recently with the new real estate model of Strongbook “Turnkey RealEstate” introduced by Dr. Teresa R. Martin to us, the members, we closed yet on anotherproperty. Within Three years we acquired three properties.

Furthermore, by our association with REIA NYC, we became involved with the EliteProgram, a superior coaching program where one can be coached on how to purchasebigger multifamily properties. With their help, we are currently in the process ofacquiring a bigger multifamily property. Our fourth property in such a short span.

Dr. Martin tells it like it is. From the very first time we met her, we knew she was a “go-getter” and as well as someone who pushes her members to take action. We listened toher and practiced what she taught us. Every month, she brings a different topic to themembers. Education is a priority to her and she makes sure that we are kept abreast ofany new economic or political matters that might affect our real estate affairs.

The name of my company is LMN3 Properties,LLC. We are a real estate investment companybased in New York and we buy and hold singleand multi-family investment properties forappreciation and cash flow.

What problems were you facing before joiningREIA NYC / WISE

Before joining REIA NYC my husband and I sankthousands of dollars into courses and coachesthat provided videos, worksheets and casestudies on such topics as creative financingstrategies and how to profile a market. We wereintroduced to the process of how to invest in realestate without actually doing it.

We were never exposed to companies thatactively help you find properties and didn't havean opportunity to potentially invest with otherinvestors who were taking the same courses.

What we did that solve those problems

REIA NYC showed us two important things - Weneed a team of experts to help us get to wherewe want to go and we need a strategy to buildingwealth.

With this knowledge we began working with aCPA, referred by REIA NYC who helps us withbusiness planning and tax deduction strategies.We met our attorney who helped us set up theright entity structure for our investment strategy. Now we've moved from being landlords to realestate business owners. After joining REIA NYC wewere introduced to other investors who weredoing what we wanted to do and we wereexposed to investing in other markets outside ofNYC. We went on property tours to see howsome rehabers and property managers wereactually managing the properties they werepresenting to potential investors

How do you find the time by being a mom and wife? How do you find the balance?

Time is a valuable commodity and controlling your own businesses allows you to control your time. I'mfortunate in that my workplace allows me to attend the school related activities of our 3 children (ages12, 10 and 7), but the fact is I spend most of my day making someone else wealthy. In order to freemyself from this situation I have to use my available time to grow the things that were important to me,like my relationship with God, our real estate business and my desire to own an event planning venue.Truth be told it requires a little less sleep but its critical that we are present for the soccer games, and thepiano recitals and the swimming lessons, available to play games, watch movies and have family meals. My life is composed of my choices. So how do i do that? By living life based on a few simple principles. Isay no to things that take me away from my goal. Live life intentionally using my talents and abilities. And I try to align my life with the image I have of myself.

It's because of our association with REIA NYC that we are able to grow our portfolio. Prior to joining REIANYC in the fall of 2013, my husband and I owned our primary home, purchased in 2002, and oneinvestment property - my grandparents home, purchased in 2005. In the summer of 2014 we purchaseda short sale property from a realtor using a creative fiancing strategy we learned through REIA NYC. Once introduced to Strongbrook, we purchased a Professional Service Agreement (PSA) and closed onour fourth home in the Spring of 2015. In addition we were able to partner with a group of like mindedinvestors to purchase several investment properties in Detroit, Michigan.

I had bought a real estate program with theintention of investing in real estate, Althoughthe information was overwhelming and Ididn't have a clear direction as to how to reallyinvest in real estate, I was determined topurchase real estate. It is said that 97% of allpeople who purchase real estate educationalprograms never take advantage of them. Ididn't want to become part of that statistic.After seeking out and becoming a member ofREIA NYC, I received clarity on how to focus onan investment strategy and how to identifymarkets to invest in. I’ve tried the “Do-It-Yourself” approach of studyinga lot of course materials and listening to auto CD’s;where I only ended up spending a lot of mypersonal time and becoming stuck and confused inthe learning process. I didn’t spend a lot for theHome Study course which advised me to join a localREIA which is when I found REIA NYC; which provedto be priceless in getting on the right path tonetworking and learning about many aspects ofreal estate investing.

I joined REIA NYC in 2011 where my problem wasthat I had a lack of knowledge about real estateinvesting. What problems were you facing before joining REIA NYC / WISE

I always had an interest in investing in real estate. However as awife a mother and a student working towards a Masters Degree Idid not have the time and finances needed to become an investor.As a divorcee with grown children and a completed MastersDegree, I had the time to study and become a licensed real estatesalesperson. However I found that spending all day driving peoplearound to see houses they would not or could not buy was a wasteof my time. I then attended a real estate investment trainingcourse that cost me several thousands dollars. At the conclusion ofthe three day training they recommended that I joined a real estateassociation and I became a member of REIA NYC four years ago.

What we did that solve those problems

Through REIA NYC I learned about the benefits of multi familyinvesting and the fact that your properties do not have to be inyour backyard for you to be successful. This lead me to look formore affordable properties outside of NYC.

Results you are seeing after using our membership / product /service

In the first year of my membership I purchased a two family inBinghamton NY. I took Dr. Martin serious when she said I wouldnot be

I also gained aholistic approach to developingmyself mentally, physically andfinancially.
