The Bridgeburg BIA and the Town of Fort Erie have partnered todevelop a streetscape plan for the Bridgeburg Business District thatconsiders extensive improvements to Jarvis Street, including improvedparking and signage; paved surfaces, planting beds, street trees,pedestrian crossings; and the burial of utilities, drainage andirrigation services.

PROPOSED PROJECT AREA AND INCENTIVE PROGRAMSTo permit the creation of a Community Improvement Project Area for a portion of the Southend-Riverwalk Neighbourhood. CommunityImprovement Incentive Programs are proposed to be made available for Commercial Façade, Commercial Signage and ResidentialCreation / Intensification projects (project area shown on the map provided). As a property ownerwithin this area, you should be aware and consider the following:

• The Town seeks to implement financial incentive programs for commercially operatedproperties / buildings within the proposed project area.

• Presently the Town has three (3) financial incentive programs geared towards offering grantfunding for private sector core area mixed use / commercial operations. These include aCommercial Façade Improvement Grant Program, Commercial Façade Signage GrantProgram and a Residential Creation and Intensification Grant Program.

• Subject to certain eligibility criteria and conditions, it is proposed these three (3) incentiveprograms be made available for the lands identified on the key map.

PROPOSED CHANGETo permit the conversion of the existing motor vehicle repair shop to anautomotive service station, retail store and a restaurant with adrive-thru. The zoning of the subject property will change from HighwayCommercial C3 Zone to a site specific Automotive Service StationC4 Zone that permits an Eating Establishment (restaurant) in addition tothe already permitted uses. The site specific zoning will also permit afront yard setback of 7.70 m and planting strip widths of 0.84 m on thenorth side, 1.50 m on the south side and 1.70 m on the east side.
