Elmhurst 255 project will have 192 luxury apartments (scheduled to open in fall 2016) and two 6,000 sqft retail spaces ,as well as 150 public parking spaces. A restaurant has already leased approximately 3,250 sqft of space in the northern retail section .

Addison Parking Deck
The 690-space public parking deck is now open. The deck contains free shopper parking, paid daily parking, and part-time employee designated parking. The first floor of the deck is also home to approximately 16,500 sqft of retail space. Orange Theory Fitness (3,085 sqft) is currently operational and a Hot Yoga studio has also signed a lease (4,500 sqft).

A developer purchased several contiguous properties on N. York over a year ago and vacated the former tenants. They have now begun reconditioning the building including a full interior and exterior remodel. The resulting 3,500 sqft in-line space will feature elements of the past, echoing the art-deco façade elements of the original Walgreens that stood on this site in the 1940s.

Fitness Formula Club

This City Owned parking lot on the 100-block of N. Addison, across from the new parking deck, was subject to a Request for Proposals in 2015, at which time a proposal from Fitness Formula Club (FFC) was approved. They are currently negotiating a Redevelopment Agreement with the City, and plan on beginning construction in late Spring 2016. Build time is approximately 12-months from start.

The Opus Group hopes to begin construction of a new development at 100 N. Addison in summer of 2016. Their plans, which went through the Zoning & Planning Commission Public Hearing process in February 2016, call for 168 luxury apartments and approximately 7,000 sqft of first floor retail. The City will begin negotiations with Opus soon for utility relocation and site preparation. Once construction begins it is an anticipated 18-month build time.

This property has been on and off the market several times in the last few years. Though it is currently off the market, the City is working to assist the ownership of this approximately 15,000 sqft site with redevelopment efforts.

When Whole Foods leased the former Dominick’s location at Elmhurst Crossing, 12,000 sqft of the previous grocery store was unused. Whole Foods relinquished their lease of this space back to the property owner. Ownership recently finalized a lease with a national credit tenant that plans to be open in summer 2016.

After acquiring the site of the former Tree Towns, new ownership discovered that reconditioning the building was not feasible, as a result they are currently completing construction of a new 12,000 sqft retail/office center on the site. The building will have up to 8 retail/offices spaces and is generating a lot of interest. Leases have already been signed with both an insurance office and tutoring company. The ownership has also reserved 2,500 sqft of space for themselves for a future venture.

The Nitti Development on the former Elmhurst Hospital Berteau Campus, calls for 56 residential single family homes. Phases I (Third St.) and II (Schiller St.) have sold out, Phase III is under construction and is already selling. Each of these homes has onsite stormwater management and the new Joanne Way is constructed of permeable pavers.

The North York Plan, which was adopted in 2015, calls for a Streetscape Plan to be implemented on N. York St. The Streetscape Plan is currently in progress. The Plan breaks N. York into three sections: south of the interchange, the interchange, and north of the interchange. As the interchange serves as the gateway to thousands of people entering Elmhurst each day, it will be the first element addressed. Please note, these renderings are conceptual, not finalized plans.
